VFH Announces 2016 Pulitzer Centennial Programming

Virginia Foundation for the Hu-manities (VFH) has received $125,000 in support of a series of VFH programs commemorating the 100th anniversary of the Pulitzer Prizes in 2016 through Pulitzer’s Campfires Initiative. The se-ries will include a two-part program during the Virginia Festival of the Book featuring Pulitzer Prize-winning poets and authors, a special Centennial-edi-tion trio of poetry broadsides produced at the Virginia Arts of the Book Center (VABC), eight nationally-broadcast ep-isodes of the With Good Reason radio program featuring Pulitzer Prize win-ners, and a special live event in Washing-ton, D.C,. by BackStory with the Amer-ican History Guys on the history and impact of the Prizes.

“We are delighted to commemorate the historic Pulitzer Centennial with VFH programming that will reach au-diences near and far, through large-scale public events, one-of-a-kind broadsides, and radio broadcasts and podcasts,” said VFH president Robert C. Vaughan. “This exciting national initiative will in-spire new generations to make connec-tions and discoveries as together we ex-plore the values represented by Pulitzer Prize-winning work.”

The 2016 Virginia Festival of the Book events celebrating the Pulitzer Centennial, outlined below, will contin-ue the festival’s commitment to recog-nizing outstanding writing and poetry. Both events are free, although tickets are required for the Culbreth Theatre. Addi-tional details and ticket reservations are available at VaBook.org.

Throughout 2016, the With Good Reason radio program will air eight half-hour episodes featuring individual Pu-litzer Prize winners in conversation with host Sarah McConnell, each interwoven with sound-rich audio clips. The first episode will feature Rick Atkinson, who has won three Pulitzer Prizes for works he has written or contributed to over his

long career as a journalist and historian. It will air the week of March 12-18 and be available online. With Good Reason airs on 65 radio stations in 32 states across the country.

Additional details about the With Good Reason Pulitzer Centennial series and the live BackStory event will be an-nounced in forthcoming releases.

About the Pulitzer Prize Centennial Campfires Initiative: To prepare for the centennial, the Pulitzer Prize Board an-nounced the Campfires Initiative, which aims to ignite broad engagement with the journalistic, literary, and artistic values the Prizes represent. To inspire yearlong programming throughout the country, the board partnered with the Federation of State Humanities Coun-cils on the initiative. After a review of grant proposals, the Pulitzer Prize Board awarded more than $1.5 million to for-ty-six state humanities councils.

The programs will feature Pulitzer Prize-winning work in journalism, arts and letters, and music. The goal of the board and the Federation of State Hu-manities Council is to engage American communities in discussion about the values these disciplines represent. “We look forward to bringing the centennial to life next year with a diverse array of council programming that reconnects Americans with the nation’s amaz-ing cultural production of the last 100 years,” said Esther Mackintosh, presi-dent of the Federation of State Human-ities Councils.

The Federation and the Pulitzer Prize Board, which is headquartered at Co-lumbia University, developed this initia-tive together. It is supported by grants from the Andrew W. Mellon Founda-tion, the Ford Foundation, Carnegie Corporation of New York, the John S. and James L. Knight Foundation, and the Pulitzer Prize Board.

Farm Estate MARKET CONTINUES TO STABILIZE

irginia is known worldwide for the scenic beauty of its country properties in-cluding farms of all kinds and estates. Es-tates can be contemporary or historic, in some cases dating back to the times of the earliest colonists. Some of the buyers of these fine properties are local, while many others come from nearby Northern Virgin-ia and the northeast, or from as far away as California, and Texas, attracted by all of the amenities our area has to offer.

When they move to our area, these buy-ers are part of a long tradition. Virginia’s agricultural sector has been a major force in the state’s economy since the days of the early colonists who raised most of their own food. Eventually these staples were joined by tobacco that became a major cash crop and was exported to England in the 17th century in what was likely the first foreign market for this commodity.

Today some of the people who buy country properties do so because they want

to participate in Virginia’s agricultural economy that provides more than 300,000 jobs and adds over $50 billion annually to our economy. Most of Virginia’s farms are small, and 90 percent of them are owned and operated by individuals and families.

While our area has always been a popu-lar place for horse farms, today it is attrac-tive as well to those who want a large gar-den to feed themselves or to sell produce to local stores and restaurants and at the local farmers markets popular throughout the state.

However, crops and horse ownership are not the only reason people look for homes in the rural parts of our region. Privacy and the peace and quiet that come with ownership of country properties are big draws as are our region’s spectacular mountain views. Easy access to shopping, restaurants and cultural opportunities in town make these properties even more de-sirable. If that isn’t enough, most buyers

coming from out of state appreciate the much lower taxes they pay here compared to just about anyplace else.

For all of these reasons, there is a con-tinuing demand for country properties of all kinds, and while this market was im-pacted by the recent recession, it is now recovering as buyers take advantage of fa-vorable prices and historically low interest rates to purchase a piece of our scenic and historic area.

The Country Properties MarketThe agents who work this market are

optimistic about 2016 and believe the mar-ket is recovering.

Donna Patton, with Better Homes and Gardens Real Estate III, is a horse lover who works with a lot of farms and estates buyers. She described farms as properties with as few as five acres, while a small horse farm may be a little larger with 10 to 20 acres and a price less than $500,000.

The current market for the lower end farms is active, Patton said, and while there are still a few available for sale, at the moment the invento-ry is low.

Estates are properties with larger homes and acreage than farms, Patton explained, adding that they don’t move as quickly as farms. At the moment “there are some nice ones out there.” Many of these properties are in the $1 million to $2 million range and the pool of buyers for them is not as large as for farm properties. She expects to see more activity once spring arrives.

“The farm and estate market has been steady for the last two years,” said John Ince, Associate Broker at Nest Realty who has worked this market for over three decades. He crunched the numbers for properties with more

than 15 acres selling for $500,000+, and learned there were 68 sales in the last 12 months compared to 71 in the 12 months prior.

One of the many advantages of liv-ing on farm and estate properties in our area is having the lifestyle associ-ated with being out in the country, while also enjoying the convenience of easy access to town. This combina-tion is much harder to come by when purchasing property near larger, more developed, metropolitan areas.

Ince believes the popularity of Albe-marle County, compared to elsewhere in our region, is due to the desirabil-ity of living on country property that is also close in. Of last year’s 68 sales, 37 were in Albemarle, while Madison and Louisa Counties had the majority of the others. The result was a good

inventory reduction in the $500,000 to $1 million range, Ince said.

Justin Wiley is with Frank Hardy Sotheby’s International Realty. He de-scribed the high-end market as slow, in part, he believes because of uncertainty in Washington during an election year. Depending on their location, these properties can be in the $1.5 million range. Many are estates that have a very nice house on a good-sized piece of property, but not an active farm.

Like Patton, he is seeing more buy-ers interested in farms, which he de-scribed as tracts that are actually un-der agricultural use such as for raising cattle, livestock, crops or hay. Some of these buyers are out of town investors who will have tenant farmers living on site to actually do the work. Most in-vestors have no plans to move here and

don’t want a large house. For them it is a way to diversify their portfolio and put money in land as a hedge against inflation. Other buyers include local farmers who want to increase the size of their operation.

Farms and Estates BuyersWhile farms and estates are often

lumped together and are both country properties, they are not the same. The type of property that is attractive to a particular buyer is largely dependent on their reason for moving to the country.

Many buyers, Ince explained, have in mind a particular kind of lifestyle and this in turn determines the kind of property they end up buying. For ex-ample, they may want mountain views, but find the idea of having their own personal view to be especially attrac-tive. Or their primary interest may be

privacy and the luxury of having no nearby neighbors. “Water is an asset,” he added “such as a pond, stream or river.”

Horse people have their own set of needs and Patton explained that these buyers might be more interest-ed in whether the property will work for their animals than they are in the house. She stressed the importance of working with an agent that under-stands farm and estate properties and can help make sure the buyer finds the one that meets their unique needs.

Some buyers are what Wiley called “conservation buyers.” These are the people who buy a property that al-ready has a conservation easement on it, or with the anticipation of putting it under such an easement. “Conserva-tion buyers typically are looking for a

property they can use for relaxation, “ he said. Often they are retirees, but not always. For some this is a second home that they use to get away for vacations and weekends. And of course, if they put the property under conservation easement, they will gain the tax benefits.

Sometimes buyers are attracted to a particular type of home. For exam-ple, Ince explained that there could be a lot more interest in an older home with character than in a property that is much newer. Sometimes it’s a period home but a 1920’s Sears house could be attractive to some buyers if what they want is unique features or floor plans.

Buyers Come from EverywhereVirginia’s farms and estates attract

buyers from all over the country. It’s not uncommon for UVA alumni who fell in love with Charlottesville when they were students, to go out and be-come successful, and then return to buy a farm or estate property. Then there are those, Wiley explained, that have been living in Charlottesville and want a change so decide to move out to the country.

Still others come from metropoli-tan areas like Northern Virginia, the northeast, California, Florida or Tex-as. Many of these individuals are con-templating retirement or are already retired, and like the natural beauty and the freedom from congestion they have experienced in urban areas.

Ince estimates that most of his farm and estate buyers are from out of town and have called in response to what they read on his website. “A peaceful and quiet lifestyle in a charming home surrounded by acreage to secure its pri-vacy seems to be the draw for buyers of country properties,” he added.

Many are people anticipating retire-ment who are “beginning the search for their last home.” Some buy now and spend part of their time here with the idea of being full time eventually. “Most who have plans to be here in three years end up moving here perma-nently in one year instead,” he said.

Perhaps once they experience the peace and quiet of their country life-style on a part time basis, they realize what they’ve been missing and decide they don’t want to wait the extra two years to enjoy it full time.

Land ConservationLarge farms and estates lend them-

selves to conservation easements, legal-ly binding agreements that continue at the sale or inheritance of the property. Their purpose is to conserve the land

and protect resources such as migra-tion routes or sources of water. The result is large areas that are guaranteed to remain country properties, assuring the continuation of this rural lifestyle.

“Conservation easements are very popular in this area and have a signif-icant effect on value since usually all development rights are removed with the easement. It is a great and generous statement made by the original donor and the subsequent buyer to continue with the preservation and stewardship required with these properties. While the value may be reduced, the preser-vation is enjoyed by all of us who ap-preciate our unspoiled countryside,” Ince said.

Wiley said, “Conservation easements are still a great tool for brokers to use to show buyers the benefits of purchas-ing large tracts of land.” He explained that Virginia is one of only three states where the state tax credits can be sold to someone else. That means if the owner of the property can’t use them they still receive benefits from putting their land in an easement.

“An open house can be a valuable tool,” declares Debi Dot-son, a REALTOR® with Better Homes & Gardens Real

Estate III. “A lot of people are pre-view-ing 30-50 days before they really start looking for a property or getting a RE-ALTOR®.”

Why Do People Visit An Open House?

While the majority of properties for sale can be “visited” on the Internet these days, most people realize the pic-tures only show what the picture taker wants you to see, so house hunters want to see places in person. Some visit for entertainment, some want to see ideas for décor, some are thinking of buying in the fairly distant future, and some are actively looking although they may not yet be using the services of a REALTOR®.

Serious lookers won’t settle for a video tour. Instead, they want to “ex-perience” the houses they are consider-

ing. They may prefer to shop on their own and take their time. Or they want to “get a feel” for the neighborhood.

In fact, open houses are likely to at-tract people who live nearby. “Neigh-bors usually just want to take a peek and are probably not looking to buy,” observes REALTOR® Janet Matthews, owner of Charlottesville Town and Country. “On the other hand, you nev-er know who they know who might be moving to the area from out of town. Or they could have friends or family who could be potential buyers. The word can get around.”

In fact, she continues, some neigh-bors may really love the neighborhood and be thinking of downsizing or mov-ing to a larger house so they are also potential buyers. This is exactly why some real estate brokers and agents make it a point to specifically invite neighbors to an open house with post cards or flyers.

Preparing for an Open House“I used to show horses,” says Dot-

son. “Out in the field they can look

pretty muddy or messy, but come show time, every hair is in place. The same thing should be true with a house.”

She puts a lot of emphasis on the first impression. “This is show day. This is getting ready for the prom. This is the day to put your best foot forward and be as perfect as absolutely possible.”

You’re not likely to have an Open House unless your house is already on the market, so you’ve probably staged it to present an up-to-date image with neutral colors and plenty of space. Re-member, you want potential buyers to visualize themselves in the house rath-er than feeling they are in someone else’s personal space. Be sure you’ve cleared away clutter, that your windows sparkle, and that every room is tidy. If you have pets, make them invisible by hiding litter boxes, feeding bowls, pet beds, and toys and be extra careful there is no pet odor.

Before people even enter the house, make it inviting. “Don’t put off what buyers are going to see,” recommends Dotson. “Paint the front door right now. You want to make an impression of good maintenance for the entire house.”

Your lawn should be freshly mowed, your shrubbery trimmed, and your gar-den weeded. If you don’t have flowers blooming in the yard, have several pots of bright plantings at your entryway. A nice new welcome mat is a nice touch for a very modest investment and a seasonal wreath on the door is also cheerful.

Inside, consider setting the table with a few place settings and a pretty centerpiece. Fresh flowers—but not strongly scented ones—are also invit-ing. Open all the curtains and window blinds (unless you have a really bad view) to let in the light and turn on in-terior lights.

Remember that potential buyers and looky-loos alike are likely to open closets, drawers, and even medicine chests, so be sure they’re tidy and any-thing you want kept secure or private such as jewelry or prescription medi-cations is removed. Ideally, you or your
