Property pricessneak up by 3%Property prices in the UK rose during thefirst half of this year, it has been claimed.

According to new figures from Nationwide,the market went up by 3% over the six-monthperiod. Currently, the typical price of a resi-dence stands at £170,111, the firm suggested.

Responding to the findings, Martin Gah-bauer, Nationwide's chief economist, said:"The month of June presented a picture ofbroad stability for the housing market. Theprice of a typical UK property rose by a sea-sonally adjusted 0.1% month-on-month."

However, the annual rate of inflation shouldcontinue to drift lower, he added.

In a bid to boost the sector, the new govern-ment announced the abolition of HIPs whenit took power.

CGT rise won’t dampen appeal of buy-to-let

Local letting specialists Lead-ers are confident that buy-to-let will remain a popularinvestment option despite therise in the rate of CapitalGains Tax (CGT) to 28% forhigher-rate tax payers.

The increase, which does notaffect taxpayers paying lowerrate tax (20% or less), was notas sharp as many had antici-pated, and came into effect frommidnight June 22 2010.

The annual exempt amount

for CGT remains at £10,100 andis index linked for future taxyears.

Says Leaders’ managing di-rector Paul Weller: “This in-crease to 28% still sees CGTrates remaining lower thanthree years ago, when they wereup to 40%, before the 18% ratewas introduced by Labour.

“We do not believe this in-crease will dampen the appealof buy-to-let as an investment.Buy-to-let’s potential to providean annual rental yield, as well asto provide capital gains in thelong-term, has long appealed toa wide range of investors andwill continue to appeal as an en-during asset class.”

Leaders point out that, withrents now rising as they are be-cause of high demand, the in-come earned through property- rental yields of 6% are nowachievable - is very appealingcompared with the derisory in-terest rates currently availableof around just 1%.

“Stocks and shares are nomore enticing,” says Mr Weller.

“You only have to look at what ishappening to BP, a blue-chipBritish company whose shareprice has almost halved over thelast 6 weeks, and who may con-sider suspending dividend pay-ments. Property values tend torise over the long-term makingbricks and mortar a more solidinvestment.”

Leaders are reporting risingrental demand in the 45 townsand cities in which they operateacross the South. Good qualityrented accommodation is inshort supply, and with moreproperties for sale following theabolition of HIPS, there is nowplenty of choice for landlords toincrease their portfolios.

At the same time buy-to-letlenders are at last beginning tooffer more and better buy-to-letmortgage deals, including thewelcomed introduction of somehigher loan-to-value products.

Says Mr Weller: “The PrivateRented Sector currently accom-modates 13% of UK householdsand needs more investment if itis to continue to provide a good

choice of homes to the millionsof people who either choose torent, or rent because they areunable to buy

“Done with the right adviceand guidance, buying to let is anexcellent long-term investment.But it must be done with thehelp of a qualified and experi-enced specialist such as our-selves. Unfortunately, despitethe raft of legislation governingresidential lettings, lettingagents themselves remain un-regulated.

“This means anyone can setup a letting agent, with noknowledge or understanding ofthe market and legislationwhich applies to it.

“Landlords must take carewhen choosing a letting agent,and be aware of the importanceof the role that the agent playsin the success, or otherwise, oftheir investment.”
