A fee simple development, the Villas range from two-bedroom, two-and-a-half bath residences at 2,300 square feet (including lanai) to four bedrooms and more than 9,000 square feet. The project is part of an overall effort by the long-time family owners of the Royal Lahaina Resort to remain competitive on Maui and to reposition their property to provide greater opportunities for access to upscale visitors and homebuyers. The $30 million renovation included conversionof the resort’s 343 rooms to 310 rooms and 20 suites.The next step is the building of eight new three-to-five story buildings that will house the planned villas.The project should be completed in 2010.

The Hogan family has owned the Royal Lahainasince 1982 and at one point almost sold it to a majorhotel chain. “After 18 months of negotiations, wedecided, let’s keep it in the family and develop some-thing we could really be proud of, said Gary Hogan,Edward Hogan’s son and the President of the RoyalLahaina Development Group LLC which is spear-heading the villa project.

The project has recently opened a 6,300 squarefoot, $2 million sales center for the Villas at RoyalLahaina on Ka’anapali Beach. The new facility is nowopen to answer all the questions of potential home-buyers visiting the property. The center houses acomplete Villas living room, kitchen and lanai, plus adetailed scale model of the entire 126-unit project,video presentation, sample materials and interactivecomputers to view all available floor plans for the

private residences.Once all the residences are sold the Villas sales

center will be transformed into a new ‘Barefoot Bar’for Royal Lahaina Resort hotel guests and Villasresidents to enjoy.

The Villas are in a prime location, next to 36championship holes of the Ka’anapali Golf Coursesand just minutes from the open-air excitement ofWhalers Village and the restaurants, clubs, shoppingand art galleries of historic Lahaina Town, once thecapital of the Hawaiian Kingdom.

“We are confident that the right product,developed responsibly and to the highest standardsand located on one of the world’s finest beaches willsell itself,” said Hogan.

The low density, private-entry homes offer awide variety of decors andfloor plans. When the Villaswas first announced, buyersinitially snapped up over 20units and committed $100million to be part of this

unique development. The first phase of 62 units is tobe built on the south side of the resort property withthe actual construction of Phase 1 expected to startin August of 2008, with completion by late 2009.

Hogan notes, “Today’s upscale traveler and thoseinterested in residences such as the Villas are not asconcerned about cost as they are in the value theyreceived for their money. Because the Villas are prox-imate to the newly remodeled Royal Lahaina Resorthotel, owners can take full advantage of the hotelservices, including spa and fitness center, pools,lounges, restaurants, and shops right on the property.

Even concierge, room and maid services are available,providing the best of both world’s—private residencewith all the amenities of a full-service resort hotel.”

Hogan believes many buyers are looking forvacation homes and retirement retreats on Maui.Others he says are looking at property here as aninvestment to pass along to their children. “For thesavvy investor, the Villas offer an exceptionally rareopportunity in Hawaii these days. The homeownercan actually hold title to the land, which acceleratesappreciation of the unit for sale at a later date. This‘fee-simple’ opportunity is an incredible incentive for

investors, he said. The Villas are to replace many of the 40-year old

wooden cottages that dot the resort property. Thecottages are made of wood and suffer from termitesand roof damage in some cases. Buyers will have theoption letting Royal Lahaina manage the Villas unitsfor rental income. However, most of the units areexpected to be second homes.

1962—A Legacy is Born

The Royal Lahaina Resort was the first property

developed on Ka’anapali Beach and has been visitedby generations of returning families. Located at thevery heart of one of Maui’s most popular destinations,the Royal Lahaina Resort occupies an exclusivequarter-mile stretch of beach contained in a naturalcul-de-sac created by the majestic Black Rock or Pu’uKeka’a, a place of such beauty and serenity thatHawaiian Royalty claimed it as their own.

A distinguishing feature of the Villas at RoyalLahaina is their Kama’aina architecture—an open, airyaesthetic that directly reflects their Maui style withexpansive family gathering areas and entertainmentareas, without sacrificing privacy.

The southern side of the resort is designed topromote rest and rejuvenation. A short stroll throughshaded gardens takes one to the hotel’s center ofrelaxation with a new spa and a well-equippedfitness club. The Hogan Family Foundation

In addition to the many Hogan family businesses—including Pleasant Aircraft Leasing, which can makeGulfstream 200 and 400 private jet aircraft availablefor charter to fly guests to their Villa residence— thefamily also operates the Hogan Family Foundation.Established in 1998 by Ed and Lynn Hogan, themission of the Foundation is to “promote a greaterunderstanding of the importance of the entrepre-neurial spirit thorough the creation and operation ofeducational, civic-minded and humanitarian programsdesigned to encourage a more productive and con-tributory society.”

Since it’s founding the Foundation has investedapproximately $50 million in educational and charitableprograms. The Foundation’s contribution to educationhas funded entrepreneurial studies programs atGonzaga University in Spokane, Washington andChaminade University in Honolulu, Hawaii.

Humanitarian programs include the Hogan AngelFlight Program, assisting in travel arrangements forneedy medical patients, and “My Bag,” Children’sFoster Care Support Program. The Hogan FamilyFoundation has also made cultural contributionswith the building of Gardens of the World, a 4.5-acrecommunity park in Thousand Oaks. California,which features different types of plants foundaround the world.

In 2005, the Foundation built Rancho St. Francisin Hidden Valley, California, a 22-acre facility homeof 15 Hands Rescue Sanctuary, providing shelter forabandoned and abused horses. The facility also hosts

the St. Francis Rangers Program, whichteaches underprivileged children thecare and riding of horses and participa-tion in equestrian show competitions.

The Foundation opened a secondranch in 2007; a 14-acres facility calledRancho Nuevo in the Santa Rosa Valley.There, the focus is on horse rescue andrehabilitation. Currently, both ranchescare for over 50 horses. Other animal-welfare programs operated by theFoundation include Lifeline 4 Paws andBig Paws 4 A Cause. Both provide med-ical assistance and adoption service forabandoned and abused dogs.

For the Hogan’s, the Foundation isa way to meet their desire to “give back”to the community and society as awhole as a gesture of gratitude for thesuccess they have enjoyed in their lives.

The Villas at Royal Lahaina carriesforward that desire to do the right thingand to continue the success of theHogan family as it transitions itself tocompete in the visitor industry of the21st century and brings forward a newgeneration of family leadership. REMS
