The Virginia Department of Transportation (VDOT) is working in cooperation with the Maryland Transportation Authority (MDTA) to acquire property on three (3) separate tracts of land in King George County, Virginia. The acquisitions on the three (3) parcels are necessary for the road and bridge improvements at the Governor Harry W. Nice Bridge, Maryland Project No. NB543-000-006. The three (3) appraisals shall provide the fair market value of land and improvements to be acquired and conform to all requirements of the Uniform Appraisal Standards for Federal Land Acquisitions (Yellow Book), the Uniform Standards of Professional Appraisal Practice (USPAP) and the VDOT Right of Way and Utilities Manual. The parcels are identified as: Parcel 001 as shown on the enclosed Nice Bridge Improvement Project “Governor Harry W. Nice Memorial Bridge” Sheet HD-03 and further identified on the enclosed Preliminary Plat Showing Proposed Right of Way Across the Property of Board of Supervisors of King George County, Virginia “Dahlgren Wayside Park”. The property is identified as tax parcel 10-13B in the King George County land records and located on the north side of U.S Route 301 between the Virginia/Maryland state line and State Route 652 (Roseland Road). The acquisition will consist of 2.8+/- acres (124,940 sq.ft.) of land and improvements on the existing 10.5 acre tract. Parcel 002 as shown on the enclosed Nice Bridge Improvement Project “Governor Harry W. Nice Memorial Bridge” identified on Plan Sheets HD-002 and HD-003 and further identified on the enclosed Preliminary Plat Showing Proposed Right of Way Across the Property of Virginia Tourism Authority. The property is identified as tax parcel 10-13C in the King George County land records and is located on the northwest corner of U.S. Route 301 and State Route 652 (Roseland Road), approximately .12 mile west of the Virginia/Maryland state line. The acquisition will consist of 1.147 acre (49,944 sq.ft.) of land and improvements on the 2.115 acre tract. (Note: The appraiser shall use an Extraordinary Assumption regarding parking which is available for the Museum on the adjacent tract to the west, Parcel 003.) Parcel 003 as shown on the enclosed Nice Bridge Improvement Project “Governor Harry W. Nice Memorial Bridge” Plan Sheet HD-02 and further identified on the enclosed Preliminary Plat Showing Proposed Right of Way Across the Property of Board of Supervisors of King George County, Virginia “Barnesfield Park”. The property is identified as tax parcel 10-13A in the King George County land records and located on the north side of U.S. Route 301 approximately 0.2 mile west of the Virginia/Maryland state line. The acquisition will consist of 1.071 acre (46,642 square feet) of land and improvements on the existing 155.135 acre tract.
