Introduction• In fact the actual date of formation of Mymensingh

is not known, but it was separated from Dhaka district in 1787.

• It was raised the status of Municipal Committee in 1977.

Location• The Pourashava is located in the zila headquarters.

It lies between the 24043’ and 24045’ north latitude and 90023’ east longitude.

Topography and Natural Features• Land surface of whole of zila lying on both sides of

the Brahmaputra river from Garo-Hill to Bhairab bazaar is higher than the rest of the area.

• Soils of the zila are dominated by the oldest Brahmaputra Flood Plain of the Ghatail soil association in the form of silty clay.

• 58.66 percent of the soil of the zila is doash, 24.87 percent is etel, 12.37 percent is bele and the rest are kankar and others.

• The climate is on the whole good. • The average minimum temperature is 25.660 Celsius

in July to September and the mean temperature is almost constant at 28.330 Celsius.

• The rainfall is more evenly distributed in most parts of the zila.

• The total rainfall of the zila is usually between 2125 mm to 2500mm.

• The Jamuna running in the west and Meghna in the east are equally important for the zila.

• They are connected by the old canal of Brahmaputra running through the center of the zila in a south-eastern direction from above Bahadurabad up to Bhairab Bazar.

Area and Population of the Pourashava • The Pourashava has an area of 21.72 sq. km. • According to the population census of 1981, the total

population of the Pourashava is 149944 representing the population density of 6903 persons per sq. km.

• Out of total population of the Pourashava, 83849 are male and 66095 are female having the sex ratio of 126.

• Total number of households in the Pourashava is 21732 and average family size is 6.9 persons.

• The percentage of variation in population growth of the Pourashava over different censual period of 1974-61, 1981-74 and 1981-61 are 42.50, 41.85 and 102.00 respectively.

land use were prominent in 1977 respectively• Urban service included only 2.16 percent of

Urban Settlement distribution and Sphere of Influence of Pourashava

• There were 9 wards , 17 mouzas and 69 mohallas in the Mymensingh Pourashava area.

• On the basis of the following criteria, information generated from field survey and existing network, the catchment area of the zila shahar was delineated for the master plan prepared during 1993.

Delineation of Area for Master Plan• Considering the physical opportunities and

growth potentials of the area, total area of 5269 acres was included in the master plan of Mymensingh Pourashava.

• The total population of the master plan area was 147208 according to the 1981 population census.

• The follow areas were included in the master plan of Mymensingh Pourashava.

• The town center consists of Mymensingh Town, Krishnapur and part of Bhatikasar mouzas with an area of 1428 acres having a population of 109790.

• The western peripheral area consists of Duladia, Galganda amn Kasor mouzas with an area of 652 acre with a population of 7392.

• The south-west part of Mymensingh peripheral area consists of Akua, Gohalkani and Kalpa mouzas with an area of 1113 acres with a population of 12000.

• The area along the Dhaka-Mymensingh road and up to the Brahmaputra river comprising of Schora, Maskanda, Bhatikasar, Balaspur, Kewathkhali and part of Chattrapur mouzas with an area of 2076 acres.

Existing Land Use of the Master Plan Area

• Total land area for Mymensingh Master Plan Area was 6451.00 acres.

• Out of total land area under Master Plan Area, 50.10 percent was covered by agricultural use, 22.53 percent by residential use and 27.47 percent by other services.

The existing land use under Master Plan of 1993 is shown in the Table below:

Slum Area• There were eight slums with 1132 families having a

population of 4911 in the master plan area.

Areas Prone to Flooding• The study area is almost flat slightly elevating

towards the south.• The land of the area is high and flood free except

the kalpa mouza, which is comparatively lower than the other mouzas of the area.

• Except the flooding of 1988, the town area did not inundated during the rainy season.

Demography• According to the population census of 1981, the

sex ratio in the study area was 100:105. • It was also found from the survey result that 70

percent of the population was in the age group of 10-64,

• which were the economically active population; • and dependency ratio was 30 percent. • The average household size in the study area was

6.76 • and only 17 percent households had the small

family size of up to 4 members

• and about 26 percent households had the large family size of 9 or above members.

• The average density in the study area was 30 persons per acre.

Housing• Residential areas were developed throughout the

pourashava area in a scattered manner. • The main concentration of residential areas was

found in the core area, i.e., in the Mymensingh town mouza,

• and most of the houses are temporary in nature (64 percent were semi-pucca and 6 percent were kutcha).

• According to pourashava statistics and field survey , there were 23429 residential units in the master plan area.

• Assuming that the household size of 6.76 would remain constant in future,

• the housing need for the year 2010 was estimated 44120 units.

• So, there would be a shortage of about 17990 dwelling units during the period of 1991 to 2010.

Migration• The statistical information about migration in the

Pourashava was not available.• It was revealed from the field survey that about 40

percent of the total households were migrated.

• It was found that 54.65 percent were migrated from within the upazila, 36.04 percent from within the zila

• but outside the upazila and the rest from outside the zila.

• It was also revealed that in 42 percent of the migrated people were migrated before 1980

• and 58 percent were migrated after 1980.

Industrial Activities• There were about 36 small and cottage industrial

units within the master plan area

• and most of these units were located in the BSCIC industrial estate.

• There were about 675 labourers were working in the BSCIC industrial estate.

• There were 2 food godowns, 1 seed and 1 fertilizer godowns and a number of jute and oilseed storages

• having a total capacity of 3000 tons within the area.

Commercial Activities• There were 6 daily bazaars located at Balaspur,

Karsar, Dholadia, Maskanda and Mymensingh town mouzas.

• There were about 17 commercial centers and super markets located throughout the master plan area.

• There were about 2085 different types established shops within the area.

Population Forecasts• Population growth variations and growth rates

during the censual period of 1961, 1974 and 1981 was considered to make population forecasts.

• The population growth rate in the master plan area was higher

• than the growth rate of the existing Pourashava during the inter-censual period of 1974-61, 1981-74, and 1981-61.

• The increased growth rate in the master plan area was may be due to the migrant settled in the peripheral areas of the pourashava

• To make population forecast for the year 2010, the growth trend method was considered.

• The population of 1981 was considered as the base population,

• and growth rate of the pourashava area and influence area was considered.

• A high, medium, and low projection of population growth was made for the master plan area and the influence area.

• The growth rate of 3.60 of the pourashava during 1981-74 period considered as high, growth rate of 2.76

• during 1981-61 period as medium and growth rate of 2.72

• during 1974-61 as low growth rate for master plan area.

• It was thus revealed from the population projection that by the year of 2010 Mymensingh pourashava would be a town of about 280000 inhabitants.

5. The Master Plan• The master plan prepared on the basis of land use

requirements for different functions and services, • dependent on the design population and the

provision standards. • The projected population in the year 2010 was

2800000• 305000 for the influence area of the pourashava. • The design population varies according to the nature

and character of different functions and services. • The design population and the provision standards of

different functions and services including land allocated for each category of land use is shown in the Table below:
