There is a special gift associated with a 45th anniversary the sapphire.

Its true ... I looked it up. And although it is definitely not a well known fact, amazingly,

its one that is quite appropo for this issue, the first in our anniversary year. Why?

Because, sapphires are known as stones of wisdom and jewels of history, and this

issue includes our annual Outlook for 2016, which is filled with the wisdom and insights

of top luxury real estate experts, many of who have been involved in the high end almostas long as we have.

So, what did they have to say? Well, just like that great, old, happily

married couple, it was steady as she goes with the luxury market

in the last year. As writer Camilla McLaughlin notes, 2015 will

go down as another stellar year. That has everything to do with

steady growth, significant sales and an overall strong market,

which were just a few of the comments experts offered aboutwhere things stood as we say goodbye to another year.

In an industry as cyclical as real estate, looking back

is a great way to gain perspective and help frame and predict

the future, so within the Outlook we also took a trip to a past

anniversary issue, our 25th. To see what trends started around this

time, and to get insight into some of the expectations for 2016 as

well, turn to the article, found on page 22.

When you discuss luxury and trends, Florida is one of the high-end locales that is apart of most conversations. There is so much depth to this market, especially from lifestyle and

topography aspects, and so we dedicated a very special section of this issues waterfront focus

to a state where the list of amenities and locations for luxury living is as long as its stunning,

soughtafter coastline. Floridas Luxury Lifestyles section begins on page 33.

ust the architecture alone would make the villa featured

on our cover an outstanding property, no matter where

it was located. But being nestled on a hillside on the

island of St. Barth makes it one of those much desired, one-of-

    a-kind rarities.

Although the Caribbean has no lack of waterfront luxury, there

are few, if any, islands quite like St. Barth, where European ambience

combines with opulence and authenticity. Sitting in one of the cafes, its easy to feel that you might be in Paris until you take in the blue

of the sea and any one of the stunning beaches.

Athena, our cover star, sits above a curve of coastline, one of

the islands prime settings, and is positioned to maximize privacy

and views. Expanses of sliding glass walls open the interior to water

views, rolling hills and the gentle sound of the surf. Contemporary

and well-conceived interior spaces incorporate elements of the

traditional Colonial aesthetic. Vaulted beamed ceilings soften

and enrich the clean lines. Outside, weathered wood balances the

expanse of glass and connects the home to the surrounding natural

setting. The design is modern, yet timeless. An extra-long heated

pool extends along the side and back of the house. Multiple terraces

    flank each level.

The architect has configured the home on three levels,

integrating six bedrooms into the main house. Two are comparable

to master suites and a third master retreat is located a few steps awayin a separate bungalow. There are two generous indoor/outdoor

living areas as well as a kitchen and butlers pantry suitable for a

    private chef or caterer.

This property is well suited for families or groups of friends but

is equally welcoming as a solo getaway, says Tom Smyth, co-owner,

St. Barth Properties Sothebys International Realty, who is listing the

villa. St. Barths active rental market also enhances the investment

aspect of any purchase. This home is listed for 10.9 million.

The turquoise waters of the Caribbean Sea form the perfect

backdrop to the many rooms, patios and well-designed outdoor

spaces that comprise this magnificent villa. Configured over

three levels, it offers an unparalleled level of luxury, comfort

and amenities. Floor-to-ceiling glass windows separate the air-

conditioned indoor living spaces from a series of terraces that

overlook the beach at Anse des Cayes and the sea beyond.

Its extra-long, heated swimming pool is one of the villas

focal points and a pool bar is ideal for entertaining. All this is

surrounded by seemingly endless views of the Caribbean.

The views continue throughout the two indoor living/diningareas that are spacious and well-appointed, with one connecting

directly to a sleek, chef-worthy kitchen and a guest bath. The

seven bedrooms include a stunning master suite located in a

separate bungalow with an outside shower. All have beautifully

appointed en suite baths, terraces and a view of the sea. Two

mid-level bedrooms are master-sized and four additional guest

bedrooms are located on the lower level.

    Steady As

She GoesUnique Homes presents its 2016luxury real estate outlook.

    By Camilla McLaughlin

Expectations are that 2015 will go down as

another stellar year for luxury real estate.

Although the outlook may be bullish, there is

also a growing consensus that the high end is settling

into what some consider a normal market. But normal

doesnt necessarily mean a return to historic sales

patterns, architectural styles or consumer values of

    even a few years ago.

Steady growth in the marketplace is whatAnthony Hitt, CEO of Engel & Vlkers North America,

sees. I dont think we are going to see any huge

increase, but I dont expect it to be going in the other

    direction at all.

    John Brian Losh, LuxuryRealEstate.coms pub-

lisher, aptly characterizes the outlook as Go, go, go.

I think this has been a good year in terms of lux-

ury real estate across the board for us, shares Philip

White, president and CEO of Sothebys InternationalRealty. We have had significant sales really in every

region, and some price points are up significantly more

than others, he says. Aspen, and Colorado in general,

seems really strong. At press time, Sothebys has one

of the highest priced listings in the country, Le Palais

Royale in Hillsboro Beach, Florida, at $159 million.

Even though inventories have been relatively low

for several years, David Cabot, president of Berkshire

Hathaway HomeServices California Realty, says his

company has had an extraordinary year, much betterthan 2014, selling over $1 billion in the $5 million-plus

bracket in 2015 alone. California coastal properties

have come back and exceeded pre-recession highs,

with anything on the water selling quickly at very high

    prices, he says.

Anne Miller, brand manager for he RE/MAX

Collection, says What Im hearing overall is that

luxury is still a really big adventure for everyone in

the sense that they [RE/MAX agents] feel that its still

a very strong market. I am not seeing any slowing or

    anything like that.

Both the overall market and the luxury market

have largely recovered from the Great Recession, saysKathy Neu, president of the Luxury Homes division of

Keller Williams. Were seeing balanced markets in a lot

of locations and sellers markets in the hottest markets,

where multiple offers are the norm. We expect 2016

to be a year of growth for both the overall market and

the luxury market, though perhaps not quite as strong

as 2015. Our leading indicators are well ahead of last

years pace, which suggests momentum heading into

Quarter 1.Across the board, the housing recovery is alive

and well, and the industry outlook for the next two to

three years is a positive one, observes Sherry Chris,

president and CEO of Better Homes and Gardens Real

Estate. We expect the same for 2016, driven by a con-

tinued influx of international buyers. Troughout the

country, the luxury market has been accelerating.

Strong fundamentals, including an increase in

household formations and a move among Millennials

and renters towards a home purchase (the second stepof the two-stage recovery forecast of several years ago)

are expected to bolster real estate overall. Frank Nothaft,

chief economist at CoreLogic, says 2016 may be the

best year since 2007. His forecast sees home prices

    Trending

outpacing inflation and increasing by 4 to 5 percent,

    compared to a 6-percent increase in 2015.

In the mid- to top-tier price points, Frank Malpica,

senior director of product development and brand

engagement for ERA Franchise Systems, expects

macroeconomic factors such as an improving job

market and the prospect of a rate increase to lead to

higher consumer confidence, which will fuel purchases.

Noting that 2016 represents the sixth year of eco-

nomic recovery in the U.S. and the fourth year of the

housing recovery, Budge Huskey, president and CEO of

Coldwell Banker Real Estate, also looks to continued

progress in both the general market and luxury. Teres

no reason to believe that were not going to see that as

we move into 2016, albeit it will be at a less acceleratedpace than the last couple of years, which arguably will

be a pace that is more sustainable over the long run

and healthy for real estate in general.

A lot like 2015 is Paul Boomsmas expectation

for the coming year. I dont see the market getting

any hotter, says Boomsma, the president of Luxury

Portfolio International. I think that weve pretty much

gotten back to what has been considered normal for

luxury. When the market was overheated, there was

some scarcity. Ten we got into a frenzy, but that really

isnt traditional for a luxury property, and its not true

of most luxury products, he says. Sales within days,

multiple offers within hours of a property hitting the

market, hallmarks of post-recession luxury, are tradi-

tionally not the norm for the high end.

    Boomsma explains: Historically, when someone

put a top-tier property on the market, the expectation

was that if it sold in a year that was pretty good. Weve

reconditioned ourselves to think that when you putsomething on a market, it should have multiple offers

in a week. But most of these properties are unique in

their own right, and the other thing is, the person whos

going to purchase it doesnt need it tomorrow, so theres

    not an urgency to purchase.

Although turmoil in some foreign economies

is adding a note of caution to some forecasts,

particul arly the high end, many do not foresee

any substantial pause in international buying. We

anticipate a continued influx of international buyers

to U.S. luxury markets, said Gino Blefari, CEO of HSF

Affi liat es LLC. Buyers are not only looking for

splendid properties, but better yields on their

investments, as the U.S. offers the security of a

    growing economy and stable currency.

Losh believes the perception of the U.S. as a safe

haven for investment is not going to change and own-

ing property in the U.S. will remain the ultimate status

symbol for international buyers, making it the RollsRoyce of real estate.

High-net-worth individuals in the U.S. continue to

lead the worldwide recovery in wealth. Last year, their

number increased by 8.6 percent to 4.4 million, while

their investable wealth grew by 9.4 percent to $15.2

trillion, according to the latest data from Wealth-X.

Still, Lawrence Yun, chief economist for the

National Association of Realtors, sees the luxury fore-

cast as a bit of a wildcard, which could easily increase

further, or, it begins to retract and retreat somewhat,

because there are two forces at work. Since the affluent

are more than financially capable, Yun says the ques-

tion then becomes one of confidence. He points to

growing concerns about a global economic slowdown

and corporate profits. Also, simply from the standpoint

of tax planning, the pending presidential election may

place some, especially baby boomers, in a watch-and-

    wait mode.

Cabot says, Tey are optimistic, but they aregoing to wait until after the election. In most cases

they have accumulated equity and a few have paid

    their homes off.

Yun cites China as another potential wildcard.

    Luxury Turning Points

While the 1980s long have been

touted as the decade of over-the-topluxury, Paul Boomsma, the president of

    Luxury Portfolio International, believes

the real turning point for luxury came a

decade later with the dot-com boom of

the late 1990s. I think that was actually

more pivotal than the 1980s in the

sense that there was a lot of new money

created very quickly for people at ayounger age, and I think it drove a new

    space of luxury.

    Suddenly, a younger generation

had the means to build and renovate.

Thats when we started to see more

money going into lower Manhattan, for

example, for the first time. And to me

that really changed things. Becausereally, in the 1990s, there wasnt a lot

of contemporary. Luxury was still a little

more old school. Even new construction

was built to look like the older estates.

The current generation of buyers is

also looking for something new views,

    floor-to-ceiling windows, and lots of

amenities. They dont want to live in their

parents house. You dont want to live in

somewhere that feels like going to visit

    grandpa and grandma, Boomsma adds.

    27/116

    25UNIQUE HOMES

He explains: I think there will be less buying from

European countries just because of their economic

sluggishness, so now the question is whether theemerging market is able to pick up the slack, and the

dominant one in the emerging economy is China.

Other areas of concern on the international front

include a potential recession in Canada.

Still, Yun anticipates enough domestic economic

activity to withstand potential global weaknesses. He

looks to home building as a new source of domestic

activity. Also, he says, Te Mexican economy is doing

decently and we may actually begin to see more

    purchases from Mexico.

    Expectations among brokers regarding China

are mixed. Because of the wobbliness of the Chinese

economy, many believe potential buyers who are able

will continue to invest in U.S. real estate, which they see

as a secure, stable investment, while others who have

lost money in the Chinese stock market may not have

the cash to invest. Another obstacle is a limit on the

amount of money that can be taken out of the country.

Already, there are reports of Chinese nationals applyingfor mortgages because of this limit.

Miller says its important to understand the China

market may have decreased by a smaller percentage,

but its important not to lose sight of how much has

been gained. Tey might just be coming back to the

    norm, she says.

One noticeable change in buyer attitudes thatis just beginning is, according to Hitt, a shift toward

properties in great locations that have the amenities

and finishes, but in lower price brackets. I think peo-

ple are actually buying properties to live in them or to

use them more frequently than maybe we were seeing

a few years ago. Tis is a trend I am hearing from our

agents in New York City and Ive seen a little bit of that

now in Miami as well, he says.

Looking back, Cabot says, Tere was a period

when people were buying the biggest possible house.

We are seeing a lot more realism today. People are

buying a home they want to live in and that will be a

good investment. Tis is especially true for downsiz-

ing buyers who may be looking for a smaller footprint,

but still want amenities similar to what they had in

their old house. Miller illustrates, Tey still want this

gorgeous built-out backyard, but it might not be on 20

acres, it might just be on one acre. Tey still want the

same luxury amenities and they are still willing to paya price for that.

At year end, speculation about price bubbles

began to float in the media. While one or two markets

might be in bubble territory, few of the factors that led

TWENTY YEARS AGO, when Unique Homes hit the 25-year milestone, the country was in the beginning of a recovery from the last

recession. A look back to this anniversary year shows many of the trends that have shaped real estate recently actually began then.

A good example is Boston, where leading-edge Boomers were just beginning to move back to the city or trade a Chestnut Hill estate

for an apartment in the city and a home on the Cape. Also the last years of the 1990s, according to Unique Homes anniversary issue, sawmoneyed scions from Europe and the Middle East buying real estate for graduate and undergraduate students.

In Chicago, the back-to-the-city move was sparking condo conversions. Manhattan was experiencing the first expansion of luxury with

best addresses extending beyond Park and Fifth avenues to the seventies and eighties.

to the crash are in place. Lending is still restrictive and

price increases in most locations are based on market

conditions.Inventories, either a lack or excess of marketable

homes, will continue to influence prices and sales. Tis

is especially true in cities such as Denver and Atlanta,

which are experiencing a rapidly expanding demand

for upscale properties based on the local economies.

Were at the point of the recovery where were back to

the fundamental drivers of real estate, and there will be

a closer linkage which was typical in the past to

the pace of progress as it relates to the macroeconomic

    environment, observes Huskey.

Real estate is cyclical and, as speakers at the

Urban Land Institutes fall conference pointed out, we

are closer to the next recession than we are farther

away from the last one. Tere was a consensus that the

next downturn would not originate with housing and

would have less of an impact on real estate.

Perhaps the best advice, according to Neu, comes

from Chris Heller, Keller Williams CEO: Even when

you drop from 100 mph to 80 mph, youre still goingreally fast! Its also important to remember that a down-

cycle in real estate does not necessarily mean a reces-

sion. All we know for sure about the next shift is that

    it will create opportunities.

Each year, the editors of Unique Homes focus on a few cities that deserve attention during the coming year. Many will be

top performers; others might be at a turning point for sales. Together, they paint a picture of real estate as it stands at

year end. In honor of 2016, weve selected a group worthy of attention.

Atlanta, Georgia Tis Georgia peach crops up on

many best of lists this year. Sales of $1 million-plus

properties jumped 70 percent year-over-year in the

second quarter, making it a growing luxury location.

All real estate sectors are favorable, making it a target

for corporate relocations. See properties on pages 6-7,

    28-29.

Cape Cod, Massachusetts Te Cape and the islands

are thriving as alternatives to the Hamptons. High-end,

$2 million-plus sales here continued at near record

levels in 2015. Demand is strong, but inventories at

near record levels make for a combo worth watching.

Continued interest from retirement and pre-retirement

buyers should bolster sales. See properties on pages 2,

    28, 30-31.

Charleston, South Carolina One anchor of a long

stretch of prime coastline, Charleston is one of luxurys

gems. With antebellum manses, luxury condos in

historic buildings, and resorts favoring a range of

lifestyles, including boating, sporting preserves, island

living and, of course, golf, the region has something for

everyone. In 2015, overall sales grew 14 percent and

prices 5 percent. A strong local economy, jobs and lots

of out-of-state inquiries make solid prospects for 2016.

Charlottesville, Virginia American luxury was incu-

bated here with the estates of Revolutionary-era glit-

terati, and American millionaires continue to gravitate

to this refuge in the Blue Ridge Mountains. Sales are up,

spiking 27 percent year-over-year in June. Prices have

edged up slightly and days on market for all properties

were down to only 33 at the end of the second quarter.

Chicagos North Shore Chicago continues to build

a reputation as a global city. Cities and towns on the

North Shore showed above average appreciation

last year. Te outlook for sterling locations such as

Evanston is excellent. See properties on pages 1-2.

Denver, Colorado Rocky Mountain High might

characterize the upscale market here, one of the best

performers nationally. Denver real estate overall is hot.

Sales are up with a substantial increase in $1 million-

plus properties. An emerging tech sector will be 2016s

bonus. Nearby resort locales and Boulder also closed

out 2015 with double-digit sales increases.

Delray Beach, Florida Usually laid-back Delray

sparked fireworks in the luxury world, showing signifi-

cant luxury price growth 11 percent last year. Its

a worthy record, meriting a place on Coldwell Banker

Previews op 20 list for the first time. For sales of $10

million-plus, Delray outranked Miami and Palm Beach.

    See properties on pages 42-43.

Greenwich, Connecticut More than stunning back-country estates make Greenwich a perennial market

to watch. Ranked as one of the best small towns, this

platinum town about an hour from Manhattan offers

the lifestyle many affluent desire: excellent schools,

both public and private, a thriving arts scene, even a

symphony. Bonuses and corporate earnings influence

sales here, which is another reason why we are keeping

    an eye on this market.

Houston, Texas One of the leaders of post-recovery

real estate, Houston sales finally began to show the

effects of the collapse of oil prices in November. Prices

edged down too, the first decline in 45 months. Stillwith a three-month supply, the inventory of homes for

sale is slim; 2015 overall has been a good year, with

sales less than 2 percent behind 2014s record.

New York, New York Can New York have too many

trophy properties? Tats the question many are ask-

ing at year end. Te jury is out on this, but well know

the answer by year-end 2016. Still, other price points

are strong, and updated properties sell fast, leaving athin inventory of the kind of properties buyers want.

city and nearby Park City. Prices are up,

but still a bargain compared to the coasts.

Another draw is a diverse outdoor lifestyle.

    Philadelphia, Pennsylvania More than

the pope is giving this city its due this year.

Buyers love it too. Sales, especially luxury, are surging while the real estate story is

really about limited inventory. Center City

and Bucks County properties are in demand.

San Diego, California No bubbles here, say

economists, and experts have this pegged as

a city for top performance in 2016. Residen-

tial real estate is the strongest sector here.

Based on quality of life, the region boastssome of the best luxury locations nationally.

Santa Barbara, California Were not the only ones

who see this coastal enclave as one of the best places

to retire and live, which is why this platinum luxury

location never loses its appeal. Te number of sales

dipped, but prices were up at the end of November,

which makes this market an indicator of what might

be ahead for luxury. See properties on page 72.

Sarasota, Florida Ranking as a best place to live

and retire, Sarasota continues to attract newcomers.

A strong arts scene, diverse housing opportunities and

a waterfront lifestyle make it a favorite with second-

home owners and pre-retirement buyers. See properties

    on pages 57, 59-60.

Seattle, Washington If any city has a perfect storm

for high-end sales, its Seattle. Amazon, Facebook, and Microsoft call it home, and the appeal to Asian

buyers is strong. Sales were up 49 percent from 2014

in the April-June period. Lower costs compared to

Silicon Valley bring more tech firms. See properties

    By Roger Grody

The very mention of its name evokes images of sun-kissed beaches, but Florida

is much more multifaceted, offering an incredible diversity of cultures, life-styles and attitudes. You couldnt find two places more different than hip,

trendsetting South Beach and the button-down Florida Panhandle, whose essence

is more akin to neighboring Alabama. Bound by little more than plentiful sunshine,

    both are nonetheless quintessentially Floridian.

    34 FLORIDAS LUXURY LIFESTYLES

Equestrian ExceptionalismGiven Floridians obsession with the oceanfront,

it may come as a surprise to learn that some of the

finest equestrian communities in America are in the

Sunshine State. Te Village of Wellington, where bridal

paths trump boardwalks, hosts the largest horse show

in the world, the 12-week-long Winter Equestrian

Festival (WEF), as well as the prestigious AdequanGlobal Dressage Festival (AGDF). Tis years edition of

the WEF offers more than $9 million in prize money for

dressage and show jumping, and almost 8,000 horses

compete in Wellingtons two major festivals.

Michael Stone, president of Equestrian Sport

Productions, which manages both shows, reports,

WEF, in its 37th year, and now AGDF, in its fifth

year, have brought Wellington to the very forefront of

equestrian communities in the United States, noting

their economic impact exceeds $220 million annually.

Wellington is known as the Winter Equestrian Capital

of the World and were proud to be a part of such a

special community, he adds. As home to International

Polo Club Palm Beach, Wellington also hosts the U.S.

Open Polo Championship, attracting players from more

    than 20 nations.

Another center of equestrian life is Ocala, a

northern Florida city whose nickname is Horse

Capital of the World. In addition to its storied historyof thoroughbred racehorse breeding and training

the last two riple Crown winners had ties to this

area the city annually hosts the HIS Ocala Winter

Circuit, a prominent hunter/jumper conclave. Ocala

may lack the glamor of South Floridas Wellington, but

riders from around the globe are regularly drawn to

this otherwise sleepy part of the state. In Ocala, the

presence of equestrian royalty creates demand for

sprawling ranches with seven- or eight-figure prices.

Par for the CourseLack of a state income tax isnt the only reason

dozens of touring professional golfers reside in Florida.

According to state officials, Florida has more courses

(1,250-plus) than any other state and Palm Beach

County, which calls itself Floridas Golf Capital, has

the most of any county in the nation.

Te Professional Golfers Association (PGA) isheadquartered in Palm Beach Gardens next to the

PGA National Resort & Spa, a five-course hospitality

Reflecting the organizations statewide presence, the

ournament Players Club (PC) at Sawgrass, in Ponte

Vedra Beach outside Jacksonville, hosts Te Players

    Championship every May.

PGA Village in Port St. Lucie features 72 holes

of championship golf designed by om Fazio and

Pete Dye, as well as a golf museum, corporate eventfacility and training center. PGA professional Jimmy

erry, general manager of PGA Village, suggests the

states favorable winter weather and welcoming

business climate contribute to Floridas prominence

as a global golf destination. Tese factors give rise

to our great golf courses and the accompanying

developments and resorts found throughout the

state, says erry. Incorporated into PGA Villages

3,000-acre site plan is Verano, a planned community

offering club privileges to homebuyers who prefer

views of emerald fairways to turquoise seas. Te

South Florida lifestyle truly comes to life at PGA

    Village Verano, insists erry.

    Country club membership, providing swimming,

tennis, fine dining and banquet facilities in addition

Sunshine State lifestyle. Because of Floridas extensive

virtually all of Floridas coastline is accessible and water

temperatures are deliciously mild. Every beach has

its own personality, so theres one for every occasion:

romantic interludes, family vacations or serious surfing.

With the Great Recession behind us, yacht sales

are breaking records, including orders for opulent

superyachts (vessels in excess of 80 feet in length) whose

prices can make a billionaire blush. As appetites for

more spectacular yachts increase, craft exceeding 250

feet are becoming more common and marinas around

the world are scrambling to create space for them.Sunrise Harbor Marina in Fort Lauderdale cur-

rently provides slips for 200-foot yachts, and Miamis

Beach, known for its soft sand and laid-back attitude,

while the dune-swept beaches of nearby Amelia Island

are popular with surfers and birdwatchers. Cocoa Beach,

on the Space Coast midway between Jacksonville and

Miami, is a favorite destination for those who know how

    to handle a longboard.

Longboat Key is little more than a strip of sugar-

white sand separating Sarasota Bay from the open sea

on Floridas Gulf Coast, and immediately to its south

is Siesta Key. It was just a matter of time before sun

worshippers and condo developers would discoverthese family-friendly barrier islands, and now prices

    for oceanfront properties are skyrocketing.

he Naples area, on the southern Gulf Coast,

also features sandy white beaches without excessive

crowds, and the exclusive communities of Port Royal

and Aqualane Shores are attracting transplants

from the Atlantic Coast. Panama City Beach, on the

is one of several themed attractions in Greater Orlando,

which includes Universal Studios Orlando, SeaWorld

and Gatorland. George Aguel, president and CEO of

the tourism association Visit Orlando, states, While

Orlando is well known for our theme parks, weve also

gained national recognition for a variety of tourism-

related experiences, citing dining, shopping and sports.

Orlando is a true global city that offers an unparalleled

    visitor experience, he adds.

theme is played out at the upscale Grand Floridian

    Resort & Spa.

Te business of transporting visitors to exotic

places and times has driven the growth of Orlando,

a once-sleepy city whose metropolitan area now

exceeds 2 million. However, the current economy

transcends tourism, reflecting a major presence of

high-tech, biotech and aerospace industries. he

increased sophistication of Greater Orlando has

resulted in diverse choices for luxury homebuyers,

from sprawling lakefront properties to high-rise con-

dominiums. Luxury residences are even available forpurchase at Disney World itself, in the gated com-

    munity of Golden Oak.

Orlando is not the exclusive home to Floridas

family-oriented resorts. While the entire state is

vacation-friendly, the other major center for family

fun is ampa. Tat Gulf Coast city is home to Busch

Gardens, a combination wild animal park and

    Adventure Island water park.

Te ampa Bay Area, where the cities of ampa,

St. Petersburg and Clearwater have blossomed into a

metropolitan area of three million, also boasts a vibrant

cultural scene. In addition to the ampa Museum of Art

and Salvador Dal Museum in St. Petersburg, ampas

Straz Center is the largest performing arts complex in

the state. In Sarasota, the Ringling is a highly regarded

art museum; the Asolo Rep is the Southeasts largest

repertory theatre; and the Sarasota Opera thrives.

Florida artists are celebrated at Coral Springs

Museum of Art, where the communitys sprawling estatesare in contrast to the high-rise hotel and condo boom

occurring in nearby Fort Lauderdale. Te magnificent

reflected in the states largest metropolitan area. Miami

is as diverse as any place in America, which enhancesits arts community, contributes to a sophisticated food

culture and fuels a hot club scene.

In addition to being the epicenter of the nations

    Cuban-American community, Miami attracts immi-

Latin America, from Haitian craftspeople to Brazilian

    petro-billionaires snapping up high-rise penthouses.

Europeans appreciate the cosmopolitan vibe of South

Cultural attractions include Prez Art Museum,

as even new arrivals swear their loyalty to the Dolphins,

    Marlins, Heat and Panthers.

Since the Miami Vice era, this sunny metropolishas leveraged its trendsetting reputation into an interna-

whose ethereal glass structures capture a new Miami

filled with historic sites. Its Hotel Alcazar, for

instance, is a Spanish Renaissance landmark now

serving as the Lightner Museum of antiquities.

    Floridas multiculturalism translates into

good eating. Authentic Southern cuisine crosses

the state line from Georgia and Alabama, while

Cuban and Haitian immigrants introduce exotic

Caribbean and African flavors. Snowbirds from

New York brought classic Jewish delis, and South

American traditions are tweaked by innovative

young chefs.Emblematic of the states eclecticism is

Juvia, a dramatic Miami Beach restaurant designed

    by Venezuela-based architect Alejandro Barrios

Carrero with a menu that draws on both Paris

and Lima. Celebrity chef Jos Andrs, famous for

a molecular gastronomical approach to his native

cuisine of Spain, turns out wildly imaginative

dishes and liquid nitrogen-spiked cocktails at Te

Bazaar on South Beach. Tese sexy venues dont

go dark after the dinner hour, and whether one

moves to hip hop, salsa or Brazilian jazz, a nearby

    club accommodates.

Old school favorites continue to thrive in Flor-

ida, with prominent examples being Miami Beachs

Joes Stone Crab, the Biltmore Bar in Coral Gables

and Berns Steak House, a ampa institution whose

wine cellar overflows with a half-million bottles.

    Signature:Whether its an oceanfront estate

or high-rise penthouse, a chic Miami sense of

style attracts hedge fund managers escaping

Manhattans cold winters and celebrities from the
