Neutral piers are 3/4” black metal reveals
located on the centerline of the lease lines
between the two storefront. Tenant’s
finishes will extend to the edge of the
metal reveals. Flushed storefronts are also
encouraged and referred to on page 13.

Neutral Pier - All Sections, All Levels (except Food Court): The Neutral Pier condition for the entire Mall is a ¾” reveal
installed at the center line of the demising wall. See the Detail provided in this manual. If the old neutral pier condition
still exists, the Tenant is required to remove it during demolition and install the ¾” reveal. Tenants must extend their
storefront finishes to the edge of this ¾” reveal. If the reveal did not already exist, Tenant’s GC must also finish out the
opposite side of the new reveal to the edge of the adjacent Tenant’s storefront finishes. The Mall Operations Director or
Construction Coordinator will coordinate the finish of this area with the GC on site.

HVAC – RETAIL TENANTS

This is an enclosed chilled water mall. Tenant’s design team shall accommodate conditions that
may affect the performance of the HVAC system for their store, i.e. zoning for solar gain at the
storefront, sensor location (s) and size and quantity of return air outlets.
• System Landlord supplied chilled water.
• Supply Water Conditions Landlord has provided adequate chilled water for retail occupancies. (EWT is 42 degrees, LWT is 60
degrees minimum). 2 way modulating control valve by Tenant or reuse existing. 10’ WPD maximum for Tenant components.
• Tenant Equipment Tenant shall utilize only Central Station AHU equipment with electric heat (No fan coil units permitted) and 6
row coils. Reuse existing valved connection or new connection by Tenant.
• Condensate Route to Code approved receptacle within space through roof curb.
• HVAC Load Calculation Tenant to submit detailed computer generated load calculation to justify request for chilled water.
• Outside Air Lower level Tenants will connect to Landlord supplied duct. Upper level Tenants will be required to duct the outside
air from the roof through a Tenant supplied gravity ventilator.
• Return Plenum (Ducted return is for odor producing Tenants only and subject to Landlord approval).
• Smoke Exhaust/Relief None required.
• Toilet Exhaust Lower level – Tenant supplied fan (150 CFM max) with duct extension to Landlord duct. Interlock with light
switch. Tenant to provide for any additional exhaust requirements. Upper level - Tenants will be required to vent their toilet
exhaust through the roof.
• Odor, Thermal & Process Equipment Exhaust Size for application by Tenant.

• Temperature Controls Tenant shall install Landlord specification (Andover) controller on each AHU. Landlord designated
vendor to install and connect into the system.
• Test & Balance Tenant shall employ a TAB, NEBB or AABC Certified Air Balance Contractor to perform final testing and
balancing.

• Water Redistributed by Landlord via overhead mains, ¾” minimum valved connection at pressure available from public system
minus distribution losses. Tenant supplied meter w/remote reader for large water users only.
• Waste 4” wye connection off Landlord main. Designated connection point within or adjacent to space.
• Vent Lower level Tenants connect to Landlord provided vent stubs. Upper level Tenants vent to roof.
• Natural Gas Not available.
• Toilet Rooms As required by code.

• Fire Protection Modify existing system to comply with Code and Landlord insurance requirements.

• Voltage 277/480V, 3ph, 4-wire
• Wire Color For all wire sizes install wire colors in accordance with the following:
• (A) red, (B) black, (C) blue, and (N) gray/white for circuits @ 120/208 volts single or three phase
• (A) brown, (B) orange, (C) yellow, and (N) gray/white, with one or more colored stripes for circuits @ 277/480 volts single or three phase
• Landlord Equipment Fusible switches, plug in bus duct in central locations and (2) 1” minimum conduits. One 1” conduit and 60
amp fusible switch for lighting, power and water heating. One 1” conduit and 60 amp switch for HVAC equipment.
• Power Provided by redistributed electrical system by Landlord.
• Metering Tenants to utilize existing Landlord check meter or install Landlord specified metering on light and power service.
Reuse existing conduit or install new for code required demand load. Verify with Landlord if exceeding existing fused switch size.
Submit connected and demand electrical load data to support electric service size requested.
• Telephone 3/4” minimum conduit with pull wire to designated connection point in central locations or route cable via service
corridor.
• Fire Alarm Existing Landlord system is Simplex 4100. It has no provision for connection to Tenant required devices.

The Food Court utilizes rooftop units. Engineer is required to accommodate conditions that may
affect the performance of the HVAC system for their store.
• Equipment Downflow rooftop unit on full curb with electric or natural gas heat. Split systems are allowed with Landlord approval.
• Condensate Drain Route to Code approved receptacle within space through curb.
• Return Ducted (Plenum return is for non-odor producing Tenants only and subject to Landlord approval).
• Smoke Exhaust/Relief Tenant to provide Code required smoke exhaust fan or reuse existing. Minimum size shall be 1.5 cfm per
square foot of lease space. Tenant space shall remain negative relative to Mall.
• Toilet Exhaust By Tenant including fan, ductwork and roof cap.
• Odor, Thermal & Process Equipment Exhaust Size for application by Tenant.
• Grease Exhaust Per code. Protect roof with “Grease Guard” containment system.
• Replacement Air From Tenant outside air and dedicated makeup air units.
• Temperature Controls Stand-alone digital electric/electronic control system by Tenant.
• Test & Balance Tenant shall employ a TAB, NEBB or AABC Certified Air Balance Contractor to perform final testing and
balancing.
