UCLA Charles Young Research Library – 2011- LEED Gold - 60,000 SF Renovation

The Charles E. Young Research Library had become a shabby space, out of date with modern technology, and suffering a loss of luster as a center of learning on the campus. We were charged by the UCLA Head Librarian, to bring it back to an important, inviting destination for students and faculty. We opened the interiors to take advantage of natural light and used contextual materials to create a rich and inviting atmosphere. The renovated lower level creates a study commons for more than 100 users and offices for staff. On the first level, new amenities such as meeting and event spaces, collaborative spaces and a café have been added. Themes of journey, discovery and collaboration guided the library re-design. Upon arrival, the user experience has been transformed with sliding glass doors, light colors and clear glass walls providing transparency and visual access. The new design respects the past history of the building by retaining existing elements such as the monumental open stair and exposed brick cladding at the core, and by incorporating wood for paneling at walls and ceilings. The Library is organized around a central “street” which provides a recognizable directional pathway to the entry points of the various spaces.

Integrated display screens are specifically tasked to be tools to support and foster research and learning. The technology enables greater access to knowledge and artifacts that typically are too precious to be handled by a wide audience. We incorporated new technologies and re-designed spaces to create a welcoming, multi-purpose facility while respecting its modern legacy. Display screens, a 2-story vertical ticker, QR codes and custom environmental graphics created by our Branded Environments team guide users on their journey through the library and provide information on library collections, services and events. According to university librarian Gary E. Strong: “This renovation offers a model for other academic libraries around the world.”

University Faculty Dining Club - 2012 - University of Southern California - Los Angeles - 16,605 SF

The USC University Club is a single-level facility that was built in 1960. Centrally located on campus, it is a members-only club and restaurant exclusively for USC faculty and staff. The facilities include a full service restaurant, complete kitchen facilities, a main dining room for 150 people, courtyard, patio, lounge, a separate pub, a banquet room for up to 70 people, five smaller conference/dining rooms that seat from 12 to 30 people each, and al fresco dining on the two patios. The facility also caters a wide selection of events to a variety of locations both on and off campus.

Perkins+Will was first engaged to assess the needs of the Club and work with USC to develop a strategy for bringing the Club up to current standards. As a result of the study, Perkins+Will's recommendation was to move the existing Club into a different structure on campus. Perkins+Will worked with stakeholders to propose solutions to increase the ability of the Club to serve its members. Options to increase dining and kitchen service capacity were among several key moves proposed to update and increase the flexibility of the Club.

Thomson Reuters Headquarters LA - 2009 - Downtown Los Angeles - 22,248 SF

The recently merged Thomson Reuters company had a need to significantly increase space in an existing Thomson site located in a downtown Los Angeles office building. The project provided an opportunity to integrate the client's strong new corporate identity, demonstrating the range and diversity of intelligent information that Thomson Reuters provides to customers, and providing an open and collaborative workspace for the users. A "gallery" space was conceived to illustrate the client’s varied business units, which range from webbased knowledge sites, television and editorial news, including the extraordinary photographic work by Reuters photographers. This space helps orientate and welcome visitors into the office. It was demonstrated early on in the planning phase that space utilization and day-lighting could be significantly improved for more users by relocating existing meeting and training spaces to a less deep part of the building footprint. A large portion of the existing space was retained to avoid unnecessary waste and cost. The planning solution provides a flexible and open workspace that can adapt to the client's future needs through the use of modular workstations. Materials and furniture were selected for their sustainable, long life-cycle attributes. Materials included carbonized bamboo, engineered stone, Greenguard certified fabrics and carpet.

Thomson Reuters Elite - 2011 – Culver City, California – 27,000 SF

The recently merged Thomson Reuters company needed to significantly increase space in an existing site located in a Culver City office building. The project integrates the client's strong new corporate identity, demonstrating the range and diversity of intelligent information and provides users an open collaborative workspace. A "gallery" space was conceived to illustrate the client’s varied business units—ranging from web-based knowledge sites to television and editorial news, including the extraordinary photographic work by Reuters photographers. Planning showed that space utilization and daylighting could be significantly improved by relocating existing meeting and training spaces to a less deep part of the building footprint. The planning solution provides a flexible and open workspace that can adapt to the client's future needs through the use of modular workstations. Mullin TGB - 2009 - El Segundo, California - 50,000 SF

Mullin TGB, the nation's largest independent provider of executive benefit services, relocated their service center headquarters to El Segundo, California from their original Century City office. Mullin TGB now occupies a 50,000-square foot, two-story space. The Perkins+Will interior design team faced the challenge of turning the new space, which is smaller than their previous location, into an inviting workplace which can easily accommodate business growth. The design team turned this high density space, which houses 300 employees, into an attractive workplace through the use of color. A complex palette of subtle, neutral hues created a rich, sophisticated atmosphere in which the textures and patterns of the carpets worked together in harmony. The office addresses Mullin TBG’s goal of bringing together staff in one collaborative place that reinforces the organization's vibrant brand identity and provides a backdrop for the firm’s modern art collection. The use of these elements in combination with a revitalized infrastructure helps to instill a thoughtful and vibrant tone in the new office environment.

Goodwin Procter - 2008 - Los Angeles, California - 20,428SF

Goodwin Procter, one of the nation's leading law firms, decided to create a second Los Angeles office for its growing practice. The client wished to steer clear of stereotypes and create a unique workspace that broke the barriers of a traditional law firm. To translate the firm’s holistic values into the space design, we used glass walls to reflect transparency within the organization, selected a color palette and materials to foster creative thinking and comfort for those working late into the night and incorporated a soothing waterfall behind the front desk to promote serenity and relaxation. In a nod to the Asian cultural influences on the landscape of downtown Los Angeles, the design incorporates natural materials such as Jerusalem limestone, woodblock flooring, wood ceilings in the entrance area, shoji screens and river rocks. Other notable design elements include a reception desk composed of stacked wood planks and floor-to-ceiling glass panels that define the exposed conference rooms.

Atrisco Heritage Academy - 2010 - Albuquerque, New Mexico - 480,000 SF

Atrisco Heritage Academy High School on the southwest mesa of Albuquerque, New Mexico is a new high school campus striving to preserve the community's past, with an eye toward the future. The 60-acre site is the spearhead of development in the larger, rapidly growing community. The campus architecture and interiors boast colors and murals that represent the unique cultural heritage of the community with a modern bent. The campus serves the immediate needs of 2,400 students with a planned capacity of 3,100 students. The planning of the school involved the students, staff and community alike. As a result, the campus consists of career academies organized into three distinct buildings. Each academy has planning and activity space internally and externally to promote hands on work. Partnerships with the community create curriculums and facilitate real life experiences that are often hard to come by in a traditional school environment. One such partnership with the New Mexico Educators Federal Credit Union (NMEFCU) results in a school credit union branch as part of the International Business, Language and Marketing Academy. Other partnerships exist with the University of New Mexico School of Law, New Mexico Hispanic Bar and University of New Mexico School of Medicine and Health and Sciences. The open campus and common areas provide dynamic places for people of all backgrounds to meet and create.

Brighouse Elementary - 2011 - Richmond, British Columbia - LEED Gold - 50,590 SF

The new Samuel Brighouse Elementary School will be a replacement elementary school for the existing campus located in District No. 38 of Richmond, British Columbia. Situated on the existing 32,374 square meter site, the new K-7 elementary school is planned to accommodate a future enrollment of 505 students (80 Kindergarten + 425 grade school students). The new facilities will include flexible and adaptable programmatic elements that will accommodate varying needs, as well as foster diverse, educational environments to promote collaborative and interactive learning experiences. Programmatically the new school will also host a Neighborhoods of Learning program that will support Pre- Post Day Care, Pre-K, and Community Literacy programs as well as additional functions to support community needs. The district has identified the project as an opportunity to promote sustainability and utilize the school as a teaching tool. Busby Perkins+Will is pursuing high-performance sustainable strategies, including natural ventilation, maximizing natural daylight and a green roof that is a demonstrative teaching tool. Plans include a minimum 45 percent energy reduction through triple glazing and a high performance envelope.

Bank of America Plaza Lobby – 2008 - Los Angeles, California - Brookfield Properties - 23,652 SF

Bank of America Plaza, located in Bunker Hill, is one of the most prestigious office properties in downtown Los Angeles. Completed in 1974, by AC Martin Architects, the 55-story building's public spaces needed to be reinvigorated. The building’s owners, Brookfield Properties, retained us to bring new life to the building interiors. Retaining the building’s modernist aesthetics, we softened and brightened the main lobby with new lighting and replaced the grey smoke glass railings to new, low iron glass with simple stainless steel rail detail. New security and concierge desks, turnstiles, carpeting in the elevator lobbies, along with new elevator interiors, furniture and lobby doors brought new life to the skyscraper's vast lobby. Taking inspiration from the blazing red-orange, 42-foot-high "Four Arches" sculpture by Alexander Calder, which stands just outside the lobby doors, we collaborated with Tapestry artist, Christopher Farr, to bring in bolder touches with warmth and texture. Five custom tapestries, made of hand-spun wool and mohair, were flat-woven in Turkey on looms designed to accommodate supersize dimensions, the largest more than 20 feet wide by 41 feet high. Stretched across aluminum frames specially engineered by Gilsanz Murray Steficek, the tapestries span multiple levels on three of the lobby walls bringing an invigorating dose of saturated color giving the building luster and warmth.

Brookfield Properties, Public Spaces + Restroom Upgrades Los Angeles, California 2009-2012

Perkins+Will was asked by its client, Brookfield Properties, one of North America’s largest commercial real estate owners and developers, to improve and update the public areas of two of its largest and most-prominent high-rise office holdings in Los Angeles, Bank of America Plaza, 55 stories, and Ernst and Young Plaza, 41 stories. Part of this update included creating a consistent, unified image for the elevator cabs, elevator lobbies, and public corridors and restrooms on the typical tower floors. The client’s preferred strategy of elevating the prestige of their properties for long term commitment to their clients and to quality standards for the building, meant higher-cost materials and finishes, creating a clean, sophisticated, timeless design which also amortizes the cost over a longer period of time. White European porcelain tile, white marble, stainless steel, translucent glass and Afromosia wood veneer were the predominant materials used. The client was extremely satisfied with the results and confirmed that Perkins+Will’s design aligned with and enhanced Brookfield Properties’ corporate image.

Hilton Waldorf Astoria Guerlain Spa – 2008 - Waldorf-Astoria Hotel, New York, NY – 14,000 SF

Situated on the nineteenth floor of the historic Waldorf Astoria Hotel, the Guerlain Spa is a world-class retreat offering an unprecedented range of guest treatments and services. Perkins+Will transformed the hotel’s former storage area into an opulent 14,000 square foot spa and fitness center. In response to varied client needs, the spa has been set up with 16 private treatment suites that offer breathtaking views of the city. The spa experience begins as soon as guests step out of the elevator. An elegant reception area is defined by an ivory and pearl color palette through the use of Bisazza mosaic tiles, along with custom designed Todd Ruggee chandeliers that are suspended above a Calcutta marble fountain. First-time guests complete paperwork while relaxing in the state-of-the-art foot-bath lounge, after which they check into private treatment suites equipped with a private bathroom, shower and vanity. In order to overcome the challenge of low, piped ceilings and narrow hallways, the team brought in design elements such as recessed and cove lighting, and sculpted or vaulted ceilings whenever possible to add visual relief.

The Johns Hopkins Hospital - 2012 - Baltimore Maryland - 1,600,000 SF

Distinguished by its curved shape, articulated forms, bold color, gardens, and natural light, the new facility for The Johns Hopkins Hospital serves as a new front door to the hospital campus. The building includes two 12-story towers for children’s and adult healthcare, each with clear identities, that rise from an eight-story base to create a unified whole. The complex includes 560 private patient rooms, 33 state-of-the-art operating rooms, and expansive new adult and pediatric emergency departments. Its integrated healthcare planning and design supports both the most advanced medical technology and the latest evidence-based strategies for ideal patient-oriented care. We collaborated with artist Spencer Finch, Bloomberg Philanthropies, and Johns Hopkins staff on the design of the shimmering glass curtain wall that covers much of the building’s exterior. In addition, the new hospital design incorporates over 500 works of art created by 70 artists as well as healing gardens and landscaping. In a reinvention of healthcare interiors and furnishings, we deployed a strategy designed to evoke joyful, diverting, and humanizing architectural experiences, including daylight-filled areas; the prominent roles of gardens; bold palettes of pure artist colors; whimsical, elegant, and diverting furniture; and timeless materials such as marble, limestone, terrazzo, and wood.

Water + Life Museum and Campus - 2010 - Hemet, CA

The Water and Life Museums are born of the construction of Diamond Valley Lake (DVL), the largest man-made water storage lake in North America. Set in the semi-arid Southern California desert near Hemet, DVL is an integral part of the state’s water infrastructure. The construction of these dams is the largest earthwork project in American history. The Water and Life Museums and campus celebrate the infrastructure of water and its central role in the evolution of life and development in California. Water = Life. No Water = No Life. The design aims to place beauty and sustainability -- an inseparable couplet -- at the center of its agenda as an environmental showcase. The design includes 10 steel towers, which achieve appropriate monumentality and intimacy. As primal, minimalist form, their simplicity projects them across a large open landscape, and complements the long, vast East Dam behind. A datum unifies buildings horizontally, achieves intimacy while giving the building/loggia mass appropriate grandeur. A 550-kilowatt rooftop solar-power array of 3,000 solar panels generates energy for 50% of museum building and campus needs. Harness, celebrate, and control the fierce desert sun. Courtyard lined with 2 photovoltaic covered loggia that provide a gracious and grand covered entry to the Museums. LEED Platinum rating was achieved by extreme cooperation and partnering of the architect / builder /owner /engineers / landscape architect to develop a place of beauty and best management practices.
