when it comes to rental accommodations, it’s important to be as diligent as possible to make sure you have a good experience from start to finish.
If possible, speak to current tenants and ask about their experience. If you’re shown a model, ask to view the actual suite where you’ll be living so you can check out the view and get a sense of exactly what you’re getting beforehand so there are no surprises. While you’re renting, know your rights. Tenants are not responsible for normal wear and tear on the premises during the tenancy. The landlord is responsible for general upkeep, including wear and tear. You should be asked to fill out an Inspection Worksheet when you move in, which the landlord will sign. This is an important document to keep on hand for moving day. Consider taking photographs if there are damaged areas, or bring a video camera if you have one and tape the inspection. A little diligence now ensures peace of mind for later.

if you’re just leaving home, you may have visions of your parents’ home, with lavish amounts of space: living room, dining room, eat-in kitchen and lots of closets. But newly out of the nest – whether starting your career or heading
off to school – you may find your budget and your vision are very different realities. Your big decision will probably be deciding between living in a smaller apartment, perhaps a bachelor or studio, or having a roommate (or two, or three) so you can afford more space.
If you’re downsizing now that the nest is empty, you may be trying to figure out how your current household will fit into a much smaller place. You may find that, as a single or a couple, you only need one bedroom, but you would prefer a two-bedroom so that when your child/children come for a visit you have the room for them to stay over. Perhaps that extra bedroom will even be used for sleep-overs with grandchildren!
Sometimes the move is more difficult – downsizing because of a less desirable change in life like divorce or financial distress. Consider what you really need as opposed to what you’re accustomed to having. It can be hard to consider life alone, but if you make this a fresh start and embrace your new home as something that is all yours, you can invest yourself in it without compromise. If it’s financial, try to cut back. Consider it temporary and forge a plan for getting back on your feet. Keep in mind that, by buckling down, you can get back on track and move on.
Bigger isn’t necessarily better when it comes to apartment living. The one mistake people often make is renting a space to accommodate their stuff. Do you want extra rooms that you won’t use just so you can house extra furniture? Is it worth paying for a storage space when you could simply unload some items?
Renters Guide makes it easy to look for an apartment to suit your lifestyle. Our magazine and website, TheRentersGuide.ca plus our new Renters Guide app for iPhone, offer the best selection of available apartments as well as great articles and advice, making it easy to make your move!

A greAt loCAtion, A greAt Suite And A ProfeSSionAl ProPerty mAnAgement teAm. These are three of the most important elements to consider when searching for your new apartment. You’ll want to take a look at Sherbrooke Manor Apartments in New Westminster, they are a prime example of all three elements creating an ideal home.
Located at 329 Sherbrooke Street, the location puts residents in a prime spot. The community is quite close to the Sky Train, making it an ideal spot for commuters. Braid station C train is only a few minutes away. It’s a short commute downtown, but there is also plenty of opportunity to work close to home. The area is actually the perfect ‘live, work, play’ community.
The area is just full of amenities. Families will appreciate the selection of schools, places of worship, parks and sports fields. The community is across from Sapperton Park. With its lit soccer pitch and baseball diamonds, plus a delightful water play park and playground for the kids, it’s a great spot for getting out to play or going for a stroll. Picnic tables and benches invite visitors to linger and enjoy their time outdoors.
The nearby Mercer Stadium recently went through a $2 million+ renovation and the results are spectacular. The bright and colourful racetrack is ideal for running, rain or shine, with its spring-back material taking it easier on joints than sidewalk running. The stadium’s turf is ideal for sporting events. Whether you’re playing or spectating, it’s a great venue, complete with grandstand, scoreboard and night lighting.
The area is also within walking distance to neighbourhood shops, grocery, dining options and more; with downtown New Westminster offering great commerce, a wide array of business and services, culture, a financial centre and nightlife. It’s a perfect option for those that want it all, close to home! New Westminster is an ideal mix of urban and suburban, with lots of convenience and still surrounded by greenspace, bringing residents the best of both worlds.
Professionally managed by Capreit, Sherbrooke Manor Apartments have a lot to offer. The low-rise building creates an intimate community. Manicured grounds TheRentersGuide.ca

are inviting, a tranquil and serene setting to return home to each day. The gorgeous lobby has been recently renovated and exudes
contemporary style and comfort. It’s a comfortable place to linger when waiting for guests to arrive or to wait for your ride to come get you. The laundry room is modern and conveniently operates 24/7 so that you can take care of your laundry at your own convenience.
Welcoming to residents and guests, this secure and entry-controlled building offers covered and outdoor parking and is monitored by security video surveillance. Offering added peace of mind, Sherbrooke Manor Apartments are part of the Crime Free Multi-Housing Program. In partnership with the local police, this program has been designed specifically to keep crime away from multi-residential residences and create a safer and more comfortable community. As a member of the program, it shows that the property management company has taken part in workshops and onsite improvements throughout the grounds and building to ensure security and safety requirements set out by the program are met. Some elements of the program include quality locks on all suite doors, door peepholes, secondary locks to control sliding doors and windows, effective pruning and trimming of the bushes and shrubbery on the grounds so that enhanced visibility deters a criminal element, proper lighting throughout the building and grounds – and generally a clean, well-kept community. These factors benefit residents in safety but also in fostering a sense of pride in the community they call home.
A pet-friendly community, Sherbrooke Manor Apartments
offers spacious bachelor, one- two- and three-bedroom suites – and these suites will impress. Freshly painted and updated, the beige on beige finishes, including plush broadloom and ceramic tile, offer a designer feel, setting the perfect stage for your decor. They’ve got great closet space, including in-suite storage. Large windows let you take in the view while bathing the rooms in warm, natural daylight.
The kitchens also offer ample storage cabinetry, plus plenty of counterspace for cooking and prep. With ceramic tiled floors, eat-in kitchens provide more than enough room for a family dining table.
Bedrooms will also appeal to growing families, with room for kids to grow. Singles and couples will find the ample space an indulgence, easily accommodating your yen for entertaining. Those that work from home may choose a larger suite to include an office, though the large living space may be all you need to create a great office niche in one area, open to the living room.
Managed by Capreit, you also get the assurance of quality and customer service that they’re known for. As one of Canada’s largest property management companies, they manage close to 40,000 apartments – that’s like running a small city – and they do it extremely well. Friendly and helpful onsite staff take care of your rental needs.
With a prime location and great suites, you’ll find that it’s good to be home in the Sherbrooke Manor Apartments. For more information visit caprent.com. Call (604) 931-3273 for details or to make an appointment and appreciate the community for yourself.

LIVING IN A MULTI-RESIDENTIAL COMMUNITY CAN BE VIEWED AS A LOT LIKE LIVING IN A COMMUNE. It is almost impossible to ignore your neighbours and their actions. Living in a house, the number of people that you each have to accommodate is limited, however in a multi-residential community there are far more people to accommodate. In
order to enjoy this kind of living arrangement, we have to be cognizant of our neighbours and avoid any such behaviour that will disturb the community. A property management company, unfortunately, has to deal with this almost on a daily basis. Let’s identify the most common issues that we need to avoid while living in a multi-residential community. Without a doubt, the number one issue is noise. This may be in the form of music, banging, foot steps from the unit above, etc. While we all, to a certain extent, enjoy one type of music or another, we have to consider the hours of the day. It would be very inconsiderate for a resident to play Justin Bieber at one o’clock in the morning, at full volume. I am sure most residents would not like it either, especially if you have to get up at six in the morning to go to work, or it’s the weekend and you want to relax and sleep in, just to have loud music wake you up at seven in the morning.

tenancytips
If you have friends over for a party, and you expect some noise, let your neighbours know in advance and ask your friends to keep it down – especially in the hallways as the come and go. As well, when you come home late, if your unit is uncarpeted, please remove your shoes so as to avoid making noise which will disturb your neighbours below.
Another issue that may create friction among neighbours is residents dropping items off their balcony. Cigarettes butts, water dripping below from watering plants or shaking out area rugs over the balcony – these actions should be avoided. If, however, for some reason it occurs accidentally, you should contact your neighbour to apologize.
Leaving garbage either in front of your door or on the floor in the disposal room should be avoided. It’s a common complaint. It is unsanitary and also inconsiderate to your neighbours. Please take the necessary steps and dispose of it by putting it in the garbage chute or designated garbage areas. Don’t leave large items in the garbage room – or push them into the chute – as it will block the chute and create a backup. You can always contact the property manager to inquire about how to dispose of large items.
Then there are cooking smells. While you may love to cook particular foods, this may not be especially appealing to your neighbours. You should always use the fan above your stove to eliminate these smells, as well as open your windows. This may also apply if you are a smoker.
Another common complaint we hear from residents is that “Someone is parking in my spot.” If you have a designated parking spot, please park there. If someone else has parked in your spot, do not park in another person’s parking spot as this will create a chain reaction. Please contact your property manager, who will advise on how to deal with the situation.
Then of course there is the mail room. Yes, we do get a lot of junk mail. I know that some of us would like to dispose of it as quickly as possible, but please do not throw it on the floor. There should be a garbage can in the mail room specifically for this purpose. Please be sure to use it.
If you are a dog owner, remember it comes with a lot of responsibility – which you already know. Take into consideration that your neighbours may not be comfortable around them and they should always be kept on a leash
in the common areas of the community. Also, please remember to poop and scoop and clean up after your pet.
We all need, from time to time, to use the elevators in the building for a delivery, moving, etc. Please remember that the elevators are for the use of all residents and arrangements should be made accordingly to book it so that everyone can be accommodated.
If you are lucky enough and your building has a fitness room, you need to remember that it is for the use of only the residents. Your friend may want to use it but you
should explain to them that as much as you would like to invite them, you cannot. Also, try and limit the use of the equipment, so that other residents can use them as well. Once you are finished, you should ensure that you wipe down the equipment as the person who will come after you will appreciate it very much. Most fitness rooms will have gym wipes available for this purpose.
Please remember, the basic rule for living in a multi-residential community is that you be considerate to your neighbours.

quicktips
Prices keeP going uP and uP, so when you’re cutting costs, why not cut clutter at the same time? You don’t need to spend your hard-earned money on expensive storage solutions – chances are, you may have the thrifty answers in your home already!use what you have. Organizing doesn’t have to cost a fortune; just get creative. Before rushing out to buy bins and baskets, look around your home for containers you can re-purpose. Here are some ideas:
» Egg cartons or ice cube trays can be used to organize earring sets, cuff links or hair accessories.
» Empty plastic baby-wipe containers can be used to store crayons, first aid or sewing supplies, and they stack easily on a shelf.
» Empty baby food jars can be used to keep touch-up paint, spare buttons, or screws and nails.
» A mug holder can be re-purposed into a scarf or baseball cap holder.
» Empty tissue boxes can hold plastic grocery bags or, with the top cut off, packets of gravy and instant soup.
» The large clear plastic container that you can buy pre-washed salad in is perfect for storing special occasion shoes, keeping them visible yet dust-free.
Before you go shoPPing, eliminate the clothes you don’t wear to make room for new items. Use the “one in – one out” rule: for every item you bring home, let go of one. The advantages are you’ll spend less because you know what you already have, you can buy clothes that co-ordinate with existing items, and you’ll be able to get dressed faster because there will be fewer decisions to make.
corral coin clutter. Do you have loose change in every part of your home? Grab a clear jar and label it Fun Funds. Now you have a designated place to deposit those coins, both reducing clutter and creating a little nest egg. Once the jar is full, treat yourself to a small indulgence and then start again.
ZiP Bags are a cost-effective cure-all for clutter. Plastic bags that zip shut are for more than just keeping sandwiches fresh. Use the large ones to store shoes when travelling so that they don’t soil your clothing. Use the small ones to organize the contents of your drawers. Place elastic bands in one bag, and cotton swabs in another. Use them for band-aids, cosmetic sponges and bobby pins. Items remain sorted, clean and dust-free. Bonus: no need to label because you can see the contents clearly.
want to reduce the amount of PaPer Piling uP in your office, and save trees and money as well? Pull the paper out of your printer and store it in a file folder across the room. Although this may seem counter-productive, you will actually be saving time in the long run. By making it less convenient to print, you will begin to print more consciously and less often. As a result, you’ll have fewer papers to pile, sort through and file later, and you’ll spend less money on print cartridges and paper.

SPRING IS THE SEASON OF NEW BEGINNINGS. But it can be hard to appreciate if you’re stuck indoors trying to sift through the accumulation of winter clutter.Fortunately there are some easy techniques to help you get a jump-start on decluttering. The following steps will help get your home organized and allow you to enjoy the new season, clutter-free, especially if planning a summer move. We recommend the following tips:
START BY SORTING AND ORGANIZING CLOSETS. If there is limited closet space, consider storing winter clothing in the attic, basement or garage. Wardrobe boxes offer excellent space for hanging coats, sweaters and snow pants.
SORT OUT ITEMS NO LONGER USED OR WORN. If it hasn’t been worn in more than a year, then it probably won’t be again. Set aside a couple of empty boxes for donations or items to sell.
USE STURDY BOXES WITH DIVIDERS FOR PACKING BREAKABLES. Make sure cardboard boxes are structurally sound. Dish-pack boxes with adjustable inserts that form individual cells are a great option for fragile items.
THINK GREEN. Survey local recycling options to fi nd the most convenient solution for recyclables. Organize recyclables by category: plastic, glass, aluminum, paper, cardboard, etc.
CARE FOR HAZARDOUS MATERIALS. Be conscientious about the materials being disposed. Toxic items such as paint, batteries, house cleaning products, automobile oils, pesticides, and fertilizers are dangerous to transport and should not be thrown away with nontoxic garbage. These items should be taken to specialized depots.
CONCENTRATE ON DISINFECTING SPACES. Change air fi lters, rotate mattresses and vacuum under furniture.
