consider when choosing a location?
There are so many personal variables
it’s really up to you to decide. As an
example, if it is just as important to
you to be close to your children’s
school as it is to your place of work,
then look for a place that o� ers
you the best of both worlds. If you
own a car and want to use public
transportation whenever possible
to save on parking and gas costs, a
well-connected mass transit location
may be a better option for you. If
you’re a walker, close proximity to
major amenities should be a defi nite
consideration. Doing errands such as
grocery shopping and banking on foot
has many health benefi ts and gives
you a chance to meet your neighbours
and discover new places too.
Don’t let the cost of rent solely
dictate your choice of location. Make
a list of your priorities fi rst, and then
take the time to assess each location
for its merits and weigh your options.

are several bus routes and river

St. Boniface hospital dominates
the landscape. Parks are plentiful,
like Whittier or King George park,
with three golf courses and trails
throughout the area. There is
St. Boniface City Hall, the Mint,
St. Boniface Cathedral and the
Universite de Saint-Boniface.
St. Boniface is loved by those
who enjoy a bit of French culture,
history and who like to live close
to downtown. Shopping and
services are ample. Health and
business sectors thrive, but work is
not available for everyone. Young
families or those who favour the
suburbs may prefer more child-
centred neighbourhoods.

Universite de Saint-Boniface.
St. Boniface is loved by those
who enjoy a bit of French culture,
history and who like to live close
to downtown. Shopping and
services are ample. Health and
business sectors thrive, but work is
not available for everyone. Young
families or those who favour the
suburbs may prefer more child-
centred neighbourhoods.

First off , vacancy rates across
the country are near record lows.
It’s supply and demand, and
without supply to meet the high
demand, it’s a competitive market.
Very, very competitive. Where
a decade ago landlords were
off ering move-in incentives like a
fl atscreen TV or a free month of
rent just to tip the scales in their
favour because vacancy rates
were high, now they hold all the
cards and prospective tenants
are experiencing everything from
bidding wars to bribery just to fi nd
a new apartment.
You may think that you’re a
prime candidate - good job, good
credit, lots of savings, but with a a
large pool of applications for every
apartment, why are you getting
passed over? Apartment building
property management want to
be discerning, privately owned
rental condo owners are even
more concerned about guarding
their investment, so you may be
surprised to fi nd out why you’re
getting passed over.
Living at home: You’re ready to
move out. You’re fi nancially stable,
lots of savings (thanks mom and
dad for not charging rent!), great
job. First-time renters aren’t
exactly the ideal. While you look
great on paper, and you may think
you know how to live on your own,
fi rst-time renters have a pretty
steep learning curve. You’ve never
paid rent, so do you really know
what you can aff ord? You really

Want to know whyyou’re not getting the apartment?
TV, cable, Internet, food, clothes,
etc. You can’t be prepared for
the massive expense until you’ve
experienced it, and landlords
are wary of taking the chance.
Plus, fi rst-time renters are often
annoying. They don’t know the
rules and regs yet, and will often
have unrealistic expectations – like
having the landlord pay for and
change the lightbulbs.
Talking too much: You want to
paint a picture of why you should
get the apartment - and it may
serve you well to plead your case,
but be careful of what you divulge.
Telling horror stories about how
you need to move because of your
current crazy landlord probably
won’t help you. Explaining sagas
about your ex probably won’t
bode well either. A new landlord
doesn’t want to be involved in
your drama. While you feel your
new home is very personal, this
is actually very much a business
transaction, so behave like you
mean business.
Talking too little: You go in and
look around, trying to hold your
cards close. You don’t want to
let on how much you like the
place because you don’t want
the landlord to have the upper
hand in negotiations. Guess what?
The landlord has the upper hand,
regardless, and there’s nothing
you can do about it. Show them
you like the place (without getting
silly) because landlords are more
comfortable with a tenant who
they feel will love and respect the
place. They want you to like their
home, and appreciate that you
want to be there. So show it.
Showing up unprepared: Don’t
waste a landlord’s time. They’ve
got a lot of people interested and
you’ve got one chance to make
a good first impression. Show up
prepared. Have your chequebook
and your references if you’re
serious about renting. You know
the application is going to require
the names, phone numbers/email
addresses of your current and
past landlords, your employer and
your personal references, and you
know you’re going to have to give
a deposit of at least last month’s
rent. This is no surprise, so don’t
come unprepared or you’re just
wasting time. Want to stand out
as a better candidate? Show up
with a copy of your credit report, a
letter of employment or your last
3 pays stubs, your bank statement,
letters of reference from your
current or past landlord and from
those you’d expect to vouch for
you. Having all of these in a nice
precise package to leave with the
landlord will really impress and up
your chances.
Looking the part: Sometimes
viewings are not at convenient
times – you’re racing over
after work, or can just pop by
before your soccer tournament.
Landlords understand that you’re
busy and that you’re not going
to get your hair done specially
just for the viewing. That being
said, you will be judged harshly
if you show up looking like you
couldn’t be bothered to change
your shirt for the last three days
or shower in the last five. You
need to be presentable. If you’re a
mechanic and you’re still in some
grease-stained jeans, that likely
won’t set you back, but if you
show up looking like you barely
care about your own appearance,
most landlords will assume that
if you can’t even take care of
yourself, how will you ever take
care of their property. This doesn’t
mean you need to conform – a
well-put-together goth or a clean
and presentable hipster aren’t the
same thing as a hungover slob.
Starting off with requests:
Want to know what a landlord
wants? A low-maintenance tenant.
Someone who wants the place as-
is and isn’t going to create issues
where none exist. Even if you think
you’re being helpful or bringing
something to the table with your
personal skills and contacts, if
you make yourself a prospective
tenant that sounds like they’ll be a
hassle, you’re likely being moved
straight into the ‘no’ pile. So don’t
ask if you can change all of the
light fixtures or if you can have
your buddy come in and replace
the vanity and toilet because you
prefer a different look. That’s
something that may or may not be
negotiated when you move in but
isn’t something meant for the first
meeting. You’re just hurting your
chances.
Smile: Bad day? Fighting with
your girlfriend? Lost an important
account? Didn’t get that
promotion? Don’t care. Business is
business and Wherever your mind
is, get it back into the right place
before you go for your viewing.
Nobody will rent to a teary mess
or a grouchy grump. And if you’re
in the middle of a love tiff, can
it when you get there and make
sure you and your partner present
a united front. Nobody wants to
picture late-night calls from the
neighbours over your domestic
disputes.
The wrong way to ask a
question: Wrong: I have a band,
will that bother the neighbours?
Right: Is this a quiet place? Is
there much of an issue with
noise? Make sure you’re not
presenting anything the landlord
may find questionable. You have
to follow the rules when you take
an apartment, but highlighting
potential issues unnecessarily will
certainly not do you any good.
So, being the perfect tenant
you are, do you see any reasons
why you may not be getting the
apartment time after time?

First off , vacancy rates across
the country are near record lows.
It’s supply and demand, and
without supply to meet the high
demand, it’s a competitive market.
Very, very competitive. Where
a decade ago landlords were
off ering move-in incentives like a
fl atscreen TV or a free month of
rent just to tip the scales in their
favour because vacancy rates
were high, now they hold all the
cards and prospective tenants
are experiencing everything from
bidding wars to bribery just to fi nd
a new apartment.
You may think that you’re a
prime candidate - good job, good
credit, lots of savings, but with a a
large pool of applications for every
apartment, why are you getting
passed over? Apartment building
property management want to
be discerning, privately owned
rental condo owners are even
more concerned about guarding
their investment, so you may be
surprised to fi nd out why you’re
getting passed over.
Living at home: You’re ready to
move out. You’re fi nancially stable,
lots of savings (thanks mom and
dad for not charging rent!), great
job. First-time renters aren’t
exactly the ideal. While you look
great on paper, and you may think
you know how to live on your own,
fi rst-time renters have a pretty
steep learning curve. You’ve never
paid rent, so do you really know
what you can aff ord? You really
have no experience paying this

Want to know whyyou’re not getting the apartment?
TV, cable, Internet, food, clothes,
etc. You can’t be prepared for
the massive expense until you’ve
experienced it, and landlords
are wary of taking the chance.
Plus, fi rst-time renters are often
annoying. They don’t know the
rules and regs yet, and will often
have unrealistic expectations – like
having the landlord pay for and
change the lightbulbs.
Talking too much: You want to
paint a picture of why you should
get the apartment - and it may
serve you well to plead your case,
but be careful of what you divulge.
Telling horror stories about how
you need to move because of your
current crazy landlord probably
won’t help you. Explaining sagas
about your ex probably won’t
bode well either. A new landlord
doesn’t want to be involved in
your drama. While you feel your
new home is very personal, this
is actually very much a business
transaction, so behave like you
mean business.
Talking too little: You go in and
look around, trying to hold your
cards close. You don’t want to
let on how much you like the
place because you don’t want
the landlord to have the upper
hand in negotiations. Guess what?
The landlord has the upper hand,
regardless, and there’s nothing
you can do about it. Show them
you like the place (without getting
silly) because landlords are more
comfortable with a tenant who
they feel will love and respect the
place. They want you to like their
home, and appreciate that you
want to be there. So show it.
Showing up unprepared: Don’t
waste a landlord’s time. They’ve
got a lot of people interested and
you’ve got one chance to make
a good first impression. Show up
prepared. Have your chequebook
and your references if you’re
serious about renting. You know
the application is going to require
the names, phone numbers/email
addresses of your current and
past landlords, your employer and
your personal references, and you
know you’re going to have to give
a deposit of at least last month’s
rent. This is no surprise, so don’t
come unprepared or you’re just
wasting time. Want to stand out
as a better candidate? Show up
with a copy of your credit report, a
letter of employment or your last
3 pays stubs, your bank statement,
letters of reference from your
current or past landlord and from
those you’d expect to vouch for
you. Having all of these in a nice
precise package to leave with the
landlord will really impress and up
your chances.
Looking the part: Sometimes
viewings are not at convenient
times – you’re racing over
after work, or can just pop by
before your soccer tournament.
Landlords understand that you’re
busy and that you’re not going
to get your hair done specially
just for the viewing. That being
said, you will be judged harshly
if you show up looking like you
couldn’t be bothered to change
your shirt for the last three days
or shower in the last five. You
need to be presentable. If you’re a
mechanic and you’re still in some
grease-stained jeans, that likely
won’t set you back, but if you
show up looking like you barely
care about your own appearance,
most landlords will assume that
if you can’t even take care of
yourself, how will you ever take
care of their property. This doesn’t
mean you need to conform – a
well-put-together goth or a clean
and presentable hipster aren’t the
same thing as a hungover slob.
Starting off with requests:
Want to know what a landlord
wants? A low-maintenance tenant.
Someone who wants the place as-
is and isn’t going to create issues
where none exist. Even if you think
you’re being helpful or bringing
something to the table with your
personal skills and contacts, if
you make yourself a prospective
tenant that sounds like they’ll be a
hassle, you’re likely being moved
straight into the ‘no’ pile. So don’t
ask if you can change all of the
light fixtures or if you can have
your buddy come in and replace
the vanity and toilet because you
prefer a different look. That’s
something that may or may not be
negotiated when you move in but
isn’t something meant for the first
meeting. You’re just hurting your
chances.
Smile: Bad day? Fighting with
your girlfriend? Lost an important
account? Didn’t get that
promotion? Don’t care. Business is
business and Wherever your mind
is, get it back into the right place
before you go for your viewing.

The wrong way to ask a
question: Wrong: I have a band,

presenting anything the landlord
may find questionable. You have
to follow the rules when you take
an apartment, but highlighting
potential issues unnecessarily will
certainly not do you any good.
So, being the perfect tenant

Maybe you hate carpet, maybe
you can’t deal with linoleum or
maybe you despise tile.
Me, I hate parquet. And when
I say parquet, I mean the cheap
generic stu� you fi nd in apartment
buildings, not the beautiful 17th
century fl ooring in Versailles.
I’m not insane, obviously those
fl oors are gorgeous.
Parquet originated in France
as this amazing new fl ooring. It
was made by gluing small pieces
of wood in geometric shapes to
the fl oor like art. Back then, it was
beautiful and expensive. Now,
parquet fl ooring is a� ordable and
popular in many rental buildings.
Sadly, it’s also annoying as
eventually the adhesive glue loses
its stick and the fl ooring tends to
tent up during summer months
due to humidity. Plus, the generic
stu� is boring. Sorry, not sorry.
After parquet fl ooring was
invented, years later carpet
followed. I’m sure 2016 renters will
agree, carpeting does renters little
to no favours.
Shag rugs, for example, were
popularized in the ’60s and ’70s. A
shag rug consists of a deep, thick
pile of fabric that is usually made
up of loops of yarn, giving the
rug its shaggy appearance. While
shag can be comfy to stand on in
bare feet, it is extremely di� cult to
clean. You can vacuum – but that
will only help remove dirt. For a
full clean, you will need grooming
rakes or professional help. And
let’s face it, no renter wants to
pay for carpet cleaning, nor do

to step onto on a cold winter’s
morning. Old carpeting doesn’t
have that appeal because it loses
its warmth and comfort, and in
an unfair exchange, it gains stains
and rigidness. Plus, in a rental unit,

friendly and versatile option as
it comes in many colours and
patterns. But, because it is soft,
it tears and scu� s easily. It also
yellows when it’s exposed to

if it’s poorly maintained. In rental
homes today, you will often fi nd
outdated linoleum in the kitchen
if landlords have not updated the
fl ooring in a while. It can look cool,
especially if the vintage pattern
is interesting and reminiscent of
the ‘50s, but having fl ooring that
has spanned across that many
decades, unfortunately, means it
likely holds the stains and dents of
tenants past too.
It’s to each their own in the
rental world. I love hardwood,
even grimy old stu� like the wood
in my apartment. I currently have
a few planks in serious need of
repair, but I would still choose
this over parquet. I was never that
impressed by the tile in my kitchen,
but a friend came over once and
loved it. My highrise-dwelling
friends take no issue with parquet
because all you need is a Swi� er
to clean it. So hey, whatever fl oats
your boat. As always with renting,
it all depends on your likes, dislikes
and budget. One renter’s parquet
is another renter’s hardwood.

Insurance for insurance companies: Even when the pool comes close to emptying, there is another pool from which insurance companies can draw to pay claims. Some of your premiums are used by your insurance company to buy reinsurance – insurance for insurance companies. Sometimes losses are so big – like those resulting from an earthquake
– that there is no way that an insurance company can cover the costs. Reinsurance is an extra layer of protection against large losses.
Annual replenishing: Your insurance is an annual contract, so the pool operates for only one year at a time. Your premiums and the premiums of others are based on how much money the insurance companies think they will need to pay the coming
year’s claims. Your premiums do not build up over the years – unlike the premiums for some types of life insurance.
How premiums are calculated: Within reasonable limits, some of which are prescribed by law, your premium is calculated to refl ect the probability that you will make a claim – that is, that you will draw funds from the insurance pool. Those who are unlikely to draw from the pool pay less than those who are more likely to draw from it.
Insurers take many factors into consideration to determine the likelihood that you will make a claim. A common misconception is that a policyholder who has never made a claim should pay less, little or nothing for insurance. While it is true that past claims history is important, a more reliable indicator of how likely a person or business is to make a claim is the statistical group to which he/she/it belongs.
Industry earnings: Insurance companies generally do not make money on the premiums gathered from policyholders. In 2005, insurance companies paid more than $21 billion in claims while taking in $35 billion in premiums. The di� erence between the premiums and claims, in this case $14 billion, is used by the companies to pay salaries and taxes ($6.2 billion in 2005), and to cover the overhead costs (such as electricity bills) of running a business. It is also used to pay the administrative costs of settling a claim.

The application form will have
a spot for references. Ask for

employer, a previous landlord and
at least one previous roommate.
Tell them that you will call these
people to verify employment
status and their previous housing
history. By providing contact
information for these references,
the prospective roommate is
giving you permission to contact
them. Check your province’s
privacy and human rights laws for
what you are allowed to ask and
what isn’t okay.
When calling an employer, state
that you are verifying the potential
roommate’s employment status
and character, not doing an
employment check for another
job. When calling a previous
landlord, fi nd out how long
the person lived there, whether
they paid their rent on time or if
there were any other pertinent
issues, and why they left. If this
information doesn’t match what
the person told you, you may
need to clarify.
