Washroom/WC designs vary rarely change but can accommodate new thinking and thought processes. In this document we have tried to guide you through our processes of best practice and design for manufacture, whilst also indicating areas for potential architectural flair within the washroom/WC area.

The layout of a toilet should be based upon a 900mm grid, which will allow good ergonomic space planning and will allow for alignment of likeminded detailing.
The following dimensions where possible should be adhered to:
Architectural dimensions
A - Vanity to cubicle frontage 1200 min (1500mm preferred)
B - Internal dimension of cubicle 1500mm
C - Cubicle centres 900 mm
D - Urinal centres 700 mm min
E - Vanity depth 600 mm with 40 mm cleaning gap
Ceiling heightsStandard 2400mm FFL to ceiling height, which allows for economic usage of standard materials, sufficient height for detailing and suitable above ceiling void for bulky services ductwork etc.

The preferred option is for a calcium sulphate raised floor system on pedestals which can accommodateafloorfrom50mmto500mmzone;thisallowstheeliminationofwettradessuch as screed and provides for programme advantages with follow-on trades such as drying time etc.

Grid layouts to suit the architectural concept but still maintaining the 900mm grid.
Grout colour to match tile but leaning to a dark shade to negate the need for replacement/significant maintenance once cleaning regime is commenced.
Care should be taken to specify correct finish around urinals, as uric acid is the most aggressive substance in a toilet environment.

The skirting tile should be of the same material as the floor normally 100 mm high, with the exception in the cubicles which could be in stainless steel, but in all cases the skirting tile should be flush with the adjacent wall finishes.
These should ideally be 900 mm centres with an overall maximum depth of 1500mm and with a basic two (or more panel) elevation with a fixed lower panel and accessible upper panels mounted on hinges with a concealed locking device.
Back panels can be laminate, veneer or clad in back painted glass but the detailing is basically the same in each case with the allowance of 20mm for each of the stated finishes.

These must have a minimum clear width of 800 mm with an additional 750mm activity space beyond.
Ambulant WC should be ideally wall hung and complete with a concealed cistern and stainless steel dual flush faceplate (as above) but the height needs to be 480mm in lieu of the standard 400mm which can be achieved with a high seat or mounting the WC higher on the frame.
The cubicle door must open out and it is advisable to use the last cubicle in the run where possible.

These are designed to be flush wall appearance comprising of a 45mm solid core construction faced and balanced with a FSC veneer, laminate or lacquer with a pilaster detail between each cubicle allowing a rebate detail to adhere to privacy requirements.
Each door is hung on a single pair rising butt hinges all with a ‘D’ line disabled WC snib and a buffered coat hook to rear.
Note that each door should have a continuous buffered gasket to help eliminate slamming.

vanity units5.5
Sinks are to be an under slung complete with Sink Platform and chrome bottle trap and pipe work. (Please refer to 5.14 for further details).
Splash backs behind sinks need to be a glass or suitable cleanable surface with special attention placed upon the paper towel dispenser and towel chute co-ordination.
Full height mirrors shall be provided above vanity units. The mirrors shall align with the joints in the vanity unit stone and shall be set forward for the angled towel dispensers but have a small floating detailforthehorizontalwallrecessedtoweldispenser.
Shelving for bags, books, briefcases etc. need to be considered and if feasible these should be designed as part of the vanity stone tops with provision for these items.
Should dimensions constrain this option a neatly designed shelf above the stone or at the end of the vanity should be considered. Under no circumstances should protruding shelves be designed in conjunctions with mirrors.

The ‘floating stone’ top is the firm starting point. This is supported from cantilevered 6mm bracketry within the prefabricated wall section.
Tops typically are 30mm natural stone or reconstituted stone requiring research and proof for suitability of usage.
Tops can be solid 30mm but can be detailed with a dropped edge or additional fascia should the designer require. Centres of sinks to be 900mm as a preference although this dimension can reduce to a min of 700mm.

Paper towel combinations - wall mounted flat option or angled behind vanity mirror either dropping into a floor mounted plastic or stainless steel round bin through a 100mm diameter hole cut through worktop.
Even if hand driers are not initially supplied, provide necessary conduit to a fused spur for each tenant to install in the future if required.
The use of combined hand-dryer towel dispenser and bin should be considered as an option.

Taps shall be sensor tap with independent soap dispensers (plastic bottle) both mounted on the ledge on the sink. Most makes of taps can be utilised within this set up. (Please refer to 5.14 for further details).

These should ideally be on the 900mm grid lines but should never be less than 700 mm centres. These can be basic two (or three) panel elevation with a fixed lower panel and accessible upper panel mounted on hinges with a concealed locking device.
Back panels can be laminate, stone, tiling or clad in back painted glass but the detailing is basically the sameineachcasewiththeallowanceof20mmforeachofthestatedfinishes.Note;urineisthemost aggressive of all substances and detailing and avoidance of porous materials is imperative.

Note that access will be required at high level if a cistern is utilised or at low level if a concealed trap urinal is used. Manufacturers recommended fixing heights are to be followed in all cases as these vary with each type of urinal. Urinal dividers are not usually required.

Note that no access should be required in the ceiling.
Above cubicles, pre-painted moisture resistant MDF is to be used, which has preformed apertures for lights and grilles and the remainder of the ceiling is to be standard Gyproc mf system either tape and jointed or skimmed.
Detail abutting the two materials by means of a standard Gyproc shadow bead positioned on the centre of the cubicle door.
Alignment of lights, beacons and sounders should be considered.

The starting point for these walls should be painted plasterboard but if design and costs allow, extend hard finishes onto other adjacent walls.
Skirting should be flush at the base (as before) with a shadow gap at the top.
Note that a full height-dressing mirror is often required in each toilet so these are usually positioned on these walls.
There is usually a requirement from the tenant to accommodate vending machines and these should be positioned on these walls with provision for suitable fixing backgrounds.

These rooms are designed around basic statutory dimensions notably 2200 x 1500mm internal dimensions.
Finishes should be taken as per the main toilets, complementing all aspects of the selected materials along with all the necessary statutory grab rails, Sanitaryware etc.
As these rooms are so small, a podded construction should always be considered. If a requirement for a shower area to each floor is stated, extending these rooms should be considered.
The Disabled WC should be, ideally, wall hung, complete with a concealed cistern and stainless steel dual flush faceplate (finish can vary).
Sink and tap over to be suited in with the main toilet scheme.
Grab rails and additional fixtures and fittings to be stainless steel.

On floor
Should on floor showers be a requirement it makes sense to enlarge the disabled toilet to incorporate a walk in shower room.
Basement
Where showers are to be provided for cyclists, provision should be made to comply with the Local Authority requirements and that of the targeted BREEAM rating for the development.
Generally, showers shall be provided at a density of 1 per 10 cyclists.
Lockers should be provided at a density of 1 per cyclist
Utilising the disabled toilet layout and provision if necessary can also accommodate provision for multi faith washrooms.
Provision of these is to be made on each core if multi tenant design or one per floor if single tenancy design. Should the cleaner’s cupboard be accessible from a landlord’s area from each tenancy, and then one sink per floor should be considered. Sink to be Belfast type with integral splash back, bib taps and grating with provision for two shelves above.

Hot & Cold Water Services All hot and cold water pipework distribution should, whenever practical, be contained within the accessible riser ducts and should be of copper construction with soldered joints. Where pipework is in view the installation should be of a chrome finish. Hot and cold-water services should be insulated and trace heated and offsite tested when provided as part of the prefabricated offsite walling system or pod.
WC Soil and Waste Soil either in cast iron (preferred), copper, galvanised steel or plastic prefabricated off site and supported on adjustable angle plate system. Cisterns pre-plumbed and tested.

Each cubicle and above each urinal shall have a central positioned down-lighter. Same light to appear as main central strip of light but with emergency back-up as necessary.
Each basin to have a single mounted spotlight above.
Above vanity to be lit to design requirements.
Additional feature lighting of cubicle frontage/wall washing/mirror can be utilised but will need to be checked against the relevant cost plan.
The actual selection of light fittings should be from preferred supplier list.

The offsite advantagesShorter build timesProviding the end user and developer with faster return on investment with potential for early rental or sales income for client, resulting in lower holdings costs.
Predictable build timesWith more controlled project programming, you know what is going to happen and when.
Better build qualityWorking in a clean dry manufacturing environment is far more conducive to the production of a quality product then on a traditional building site. This in turn leads to fewer defects, fewer disputes and happier clients.
Removal of riskThe greatest benefit is the removal of weather and associated onsite delays with an offsite manufacture solution. Secondly, there is generally a time period where material components relating to pods are let. This time delay can result in higher costs, whereas pod costings are fixed at the beginning of the project, potentially avoiding intermediate cost increases. Thirdly, loss or damage remains the responsibility of the manufacturer until onsite handover.
Health & safetyThere are more onsite construction injuries and fatalities in comparison to offsite manufactured components. This is clearly a reflection of a safer single level working environment.

Decision makingEarly decision making is required regarding the build method and exact specification requirements, which is traditionally not completed at the initial design phase.
A greater level of coordination is required at the procurement stage to ensure the offsite packages integrate correctly with conventional building elements. Ideally, Architects and Consultants need consultation with the offsite manufacturer early in design stage.
Changes during the manufacturing process can impact on time and cost to the project.
