MasterplanA comprehensive masterplan is in development which will guide the future development of the site through outlining the various opportunities and constraints that the site presents alongside the ambitions of the Council to create an attractive environment and a great place to do business.
This will be informed by many different pieces of information and this consultation is your opportunity to provide views. As part of this process we have commissioned a number of different pieces of work to help us understand the site. These include:
• Site analysis including habitats and ecology
• Heritage & Archaeology
• Highways & Transport
• Public rights of way
• Flood and water management
• Utilities and energy uses
• Design quality, phasing & construction
• Environmental considerations
The outcomes from this consultation and the work mentioned above will inform the process and the final masterplan.
Next StepsOnce we receive your comments and the outcome of all the studies we will finalise a masterplan.
We would aim to present this to the Council’s Cabinet in October 2017.
If the masterplan is adopted we would then submit a Planning Application with a view to commencing works on Phase 1 early in 2018.
Ingenium Parc will be the premier location for industrial development in Darlington is one of the top five priority Economic Growth projects for the Borough.

Ingenium Parc is a 40ha site accessed from Salters Lane via Yarm Road. To the south of Darlington’s Eastern Growth Zone, the site is currently adjoined by industrial, manufacturing and office uses and Maidendale Nature Reserve to the west.
With excellent transport links, the site is ideally placed to support the manufacturing, engineering and logistics/distribution sectors.
The site is identified as a strategic employment site (for B1, B2, B8 uses) in:
• Darlington’s Employment Land review (2009)
• Local Development Framework Core Strategy (2011)
• Interim Planning position statement (2016)
Ingenium Parc is currently being master planned to unlock its development potential. This is a long term vision spread across three distinct phases.
The first phase will be around eleven hectares, creating up to 1000 jobs by 2021.
Proposed work as part of phase 1 includes:• Yarm Road roundabout improvements
• Salters Lane South upgrade
• Installation of infrastructure and services (first 200m of road into the site to open phase 1 only).
Subject to approval, this work will start early next year with completion by the end of 2019.
