HELPFUL HINTS ABOUT LIVING IN THE HOMESMOWING. The Homes requires you to mow and trim your yard every 10-14 days. If you do not mow within this time period, The Homes mow it and charge $30 for the 1st mowing, $60 for the 2nd mowing and $90 for each mowing thereafter.
SPEEDING. The speed limit in The Homes, Inc. is 20 mph. Children are on summer break so there will be a lot more activity in the neighborhood. In only takes a few seconds for a distracted child to dart out in the road. Please be aware and safe while driving.
PARKING. The Homes does not have assigned parking. Please be considerate of your neighbors and their parking needs. Try not to park in a spot that is normally used by your neighbor. If you have guest, have them park in the overflow lots.
SPRING MAINTENANCE. It is time to clean up and improve the outside of your unit. Your porch railings, threshold, door frame and awnings should be painted white or black. Porches that are not natural cement should be painted white. The Homes provides free paint to all residents.
ONLY FLUSH TOILET PAPER. The pipes in our homes are over 60 years old. They do not have the capacity to wash away any other material. Do not flush baby wipes, feminine hygiene products, diapers, paper towels, Q tips, etc. If maintenance finds these items consistently causing a back up in your pipes you may be charged for the repair.
TOYS & BIKES. Please do not leave toys & bikes in the parks. They create a mowing hazard and a opportunity for thieves. If you have lost a toy or bike in a park, check the office to see if it was picked up.
STICKS AND LIMBS. Place sticks/limbs in 4 foot bundles to the curbside for pickup by maintenance.
AIR CONDITIONERS. Schuler Heating and Cooling is offering specials for residents of The Homes. Call 913-262-2969.
CABLE & SATELITE DISHES. If you install cable or dish services YOU MUST complete a stockholder change request. It is a simple form that gives you the rules about the installation, such as, no drilling through siding, dishes cannot be attached to the unit or in a front yard.
GARBAGE DISPOSALS. When you use your garbage disposal make sure you run plenty of water after you have turned it off. 10 - 15 seconds is enough time for the water to carry the debris out of the pipes. This will lessen the problem of pipes clogging.
KEEP FUNANCE AND WATER HEATER AREAS CLEAN. Having too many clothes, boxes, or general clutter in your utility area can be a fire hazard. Please keep yourself and your neighbors safe and keep your utility areas clean.

Please remember to have you pet spayed or nuetered. The Humane Society (5445 Parallel Parkway, Kansas City, KS 66104 - 913-596-1000) offers the best rates for this service. For dogs to be spayed or nuetered, along with the required vaccinations it is $36. For cats to be spayed or nuetered, along with the required vaccinations it is $5. Shirley Elmore volunteers to pick up your dog or cat and take them to the Humane Society then bring them home after the procedure. Please call the office for Shirley's contact information. Calming traffic and speed in The Homes. The office has a petition to request the Unified Government to perform a traffic and speed study within The Homes. If we have enough residents sign the petition the Unified Government will investigate our neighborhood to see if we qualify for various traffic calming devises such as speed humps, roundabouts and bulbouts. Call the office for more information.
Neighborhood garage sale. The Homes would like as many residents as possible to participate. We would use the clubroom and 3 of the units The Homes/QHFCU owns (they are vacant so there is plenty of space) to display all items for sale. The Homes will provide tables and advertising for this event. If you are interested please call the office.
Volunteerism. Perhaps the first and biggest benefit people get from volunteering is the satisfaction of incorporating service into their lives and making a difference in their community and country. The intangible benefits alone—such as pride, satisfaction and accomplishment—are worthwhile reasons to serve. In addition, when we share our time and talents, we: Solve problems Strengthen communities Improve lives Connect to others Transform our own lives The Homes is in need of volunteers for many groups and committees. Please contact the office for more information.
Tammy Eklund has volunteered a part of her yard for a community garden. She will be growing pumpkins and possibly other vegetables. If you volunteer to help on a regular basis then you will be able to enjoy/keep some of the vegetables. Call the office for contact information.

BPU Tips on Conserving Water. With little planning, you can cut your water bill significantly, saving money and protecting our most precious natural resource.-Check your pipes and toilet for leaks regularly.-Take a quick shower instead of a bath.-Turn off water while brushing your teeth.-Don't use the toilet as an ashtray or waste basket.-Run the dishwasher only when you have a full load.-Wash dishes in a sink of hot soapy water, not under a running faucet.-Wait until you have a full load before running the washing machine.-Mulch around flowers and plants to retain moisture.-Wash your car with a bucket instead of a hose.
BPU Tips on How to Stay Cool This Summer. Your air conditioner — including the filters, coils and fins — needs maintenance to function effectively, particularly during the hot summer months. The following tips will help you avoid a decline in air conditioning performance and increased energy use. Filters: To achieve optimum performance, you must routinely replace or clean your unit’s filters. Dirty filters block normal air flow, reducing efficiency, and the air that does get through will carry dirt directly into the evaporator coil, impairing its heat-absorbing capacity. Keeping the filter clean can lower your air conditioners energy consumption by up to 15 percent. Clean or replace your air conditioning system's filter or filters at least every month or two during the cooling season. Coils: Your air conditioners evaporator coil and condenser coil will inevitably collect dirt, reducing its efficiency. A clean filter helps, but the coil should be checked annually and cleaned if necessary. Outdoor condenser coils can also become very dirty — if dirt is collecting on its fins, it should also be cleaned. Remove debris from around the coil and trim foliage back at least two feet for adequate air flow. Coil Fins: The aluminum fins on evaporator and condenser coils are easily bent, blocking air flow through the coil. Use a fin comb (sold by air conditioner retailers) to return them to nearly original condition. Drains: Occasionally pass a stiff wire through the unit's drain channels to remove any clogging debris. Window Units: In-window units need proper sealing between the air conditioner and the window frame to keep things cool. Inspect the seal to ensure it makes contact with the unit's metal case. Also, don’t forget to prepare the unit for winter by either covering it or removing and storing it.
