regeneration
a new
for Camberwell
The regeneration of the town centre, Camberwell Green and Camberwell Town Hall
has been joined by numerous improvements to the area and its transport links. It all
adds up to an investment in excess of £100 million.
The Elmington Green development builds on the renewal of Camberwell to give you
an exciting urban neighbourhood. It delivers new levels of modern luxury and style
while retaining the important essence of Camberwell: its real sense of community.
Art & CULTURE
Camberwell has strong artistic and creative influences,
including being home to one of the UK’s most prestigious
art colleges and a whole host of artist studios and small
arts producers.
With events including the Camberwell Arts Festival,
Camberwell Fayre and regular arts and crafts markets,
there’s always something happening. Open studio days let
you get to know your local artists better – although you
can simply make an appointment or just drop in for a chat.
a Camberwell lifestyle
What makes Camberwell
different is how accessible
it all is. With numerous arts
events throughout the year,
there’s always something
happening.
Camberwell is home to a wide array of businesses that
have been built on the artistic and creative influences in
the area. With a range of independent, artisan producers
locally including leading ceramics, clothing and fabric
designers, working within artist communities such as
Vanguard Court, Empress Mews and Coldharbour Studios.
Explore the possibilities.
STYLE & PASSION
Camberwell’s
There’s one thing for sure: you’ll never tire of going out
in Camberwell. Whether eating out or sharing a drink
with friends, the range of choice is amazing. The area is
diverse and mixed and that is perfectly reflected in many
bars, cafés and restaurants on offer. Whatever your mood,
there’ll be something to taste.

Camberwell College of Art lies at the very
heart of Camberwell life. With over 1500
students each year studying a wide variety
of painting, sculpture, photography and
design courses, the college has added to
cultural life in the UK and worldwide.
Famous names attending the college have
included artists such as Malcolm Morley and
Catherine Goodman and actors, directors
and musicians such as Tim Roth, Mike
Leigh and Des’ree. The college has a close
relationship with the local community
adding to its thriving art scene and taking
advantage of the variety of galleries, project
spaces and studios in the area.
Like Camberwell itself, the college
is undergoing a multi-million pound
regeneration - with the creation of a new
lecture theatre, library, studios, gallery
and courtyard area – ensuring that
Camberwell and the college stay at the
forefront of artistic and cultural life.

plenty of green, open space on your doorstep
Burgess Park is the largest open space in
Camberwell. Recently regenerated, the attractive
park boasts a whole range of amenities: from the
beautiful cottages and café at Chumleigh, and the
new BMX track, to Burgess Lake and Glengall
Wharf Garden. There’s plenty to see and do.
You can even enjoy a communal barbeque
in the Summer.
Burgess Park

The nearest park to Elmington Green, Brunswick Park
provides a pretty and well-tended space to spend time.
As well as walking and picnic areas, sporting facilities include
free football and tennis courts. There are a number of events
for local residents held throughout the year.
Brunswick Park
Opened in 1907, Ruskin Park occupies the grounds of
several 18th Century houses by Denmark Hill, where some
of the ruins survive. This large, spacious park includes a small
pond and large bandstand. Its annual summer festival is one of
the dates in the Camberwell calendar.
Ruskin Park
Myatt’s Fields Park was recently voted one of Britain’s top 10
favourite parks. Set in 14 acres of green space, the park boasts great
sporting and children’s facilities as well as a bandstand and park café.
The park plays host to a number of events during the year.
Myatt’s Fields Park
Recently renovated, Camberwell Green lies at the centre
of Camberwell. A popular summer spot for Camberwell
locals, the Green has plenty of room to simply rest and
relax. Saturday and Sunday see an urban farmers’ market
and a crafts market take place beside the Green.

“My ceramics don’t shout.
I hope they exude a quiet
confidence.” Chris Keenan
Based in the artist community at Vanguard Court, Chris is one
of the most established ceramics makers in the UK today. He has
exhibits in museums worldwide including the Victoria and Albert
and the Ashmolean.
Chris’s distinctive and original Anglo-oriental designs often
combine dark (tenmoku) and light (celadon) glazes to create
ceramics that are both beautiful and practical.

“There is such a strong
sense of community.
You can just feel it.” Evagle Francklin
Maloko is built on a simple philosophy: tasty,
healthy food that encourages people to sit, relax
and chat with friends. The menu is based around
galettes – a type of savoury crêpe – with a range
of fresh, vegetarian ingredients.
Maloko reflects the diversity of Camberwell. Its
colourful and creative décor came about through
upcycling and customer donations. Local people
have helped find things and give them
a new life, says Evagle.

“We don’t want to be
a massive brewer.
We just want to make
great beer.” Robert Middleton
It took a road trip around every brewery in Scotland for
Orbit Beers to be born. Robert saw the range and quality
of craft beers being created and realised that he could bring
his own style of brewing to London.
Orbit concentrates on making superior European-style beers.
Brewing takes that little bit longer but the results speak for
themselves. You can sample an Orbit beer in pubs and
restaurants around Camberwell.

“Zen Yoga and martial
arts share things in common.
We use principles you’ll
find in Tai Chi.” Mark Westmoquette
Zen Yoga provides a wide range of
meditation, yoga and mindfulness classes.
Drawing from the Buddhist tradition,
the centre helps people to develop their
sense of wellbeing.
Not all classes are based on Zen. There’s
something for everyone who wants to relax
and de-stress. Why not try a Gong Bath
and have your troubles washed away in a
soothing soundscape?

“There’s a really diverse mix of
people. It makes the atmosphere
in Theo’s vibrant and buzzy.” Theo Lewis
Opened in 2015, Theo’s has rapidly become one of Camberwell’s
favourite eating spots. The restaurant is open and spacious, making
it a great place to spend time and relax with friends.
What sets Theo’s apart is the quality of its Neapolitan pizza. To get
a Neapolitan pizza just right takes skill. That’s something Valentino,
the head chef, has turned into an art form.

“We offer a different type
of service. We know our
customers’ names.” Charlie Roberts
SeaBass is just one of the small, independent
businesses to set up in Camberwell. Founded in
2013, it offers a much more personal service to
the growing number of cyclists in South London.
Charlie felt that people weren’t getting the
service they wanted from big brands. As they
became more savvy about their bikes, they
wanted someone they could talk with about bike
improvements. SeaBass has thrived ever since.

“I realised that here
was a community
needing a really good
bakery and deli.” Adam Newey
There’s no smell quite like freshly baked bread. This is especially
true when it comes to the sour dough loaves baked at The
Hill Bakery. If the perfect Victorian-style shopfront isn’t
enough to lure you in, the smell certainly will.
Inside, there’s a well-stocked deli counter and shelves stacked
with interesting and unusual goods that complement the
freshly baked bread. Where possible, the bakery stocks
products from local, artisan producers.

Jazzlive at the Crypt
St Giles church does more than dominate the
Camberwell skyline. It plays host to one of
London’s biggest jazz clubs, attracting acts from all
over the world.
If you want atmosphere, the Crypt is impossible
to beat. Its dark, candlelit rooms recall the best
1950’s beat club. The music, however, is much more
modern with all musical tastes catered for. A real
Camberwell institution.
“My family has been in Camberwell since the 1700’s. I think that says everything.”

The Crooked Well
You don’t have to be from Camberwell to know
The Crooked Well. It’s famous for its great food and
welcoming atmosphere. Exactly what Hector and
his partner, Matt Green Armitage, wanted to create.
With an emphasis on eating, The Crooked Well
focuses on dishes to share using high quality, locally
sourced ingredients. The pub has changed with
Camberwell. It’s the diverse mix of people that
makes it exciting, says Hector.
“We wanted to create the type of gastropub where you’d like to spend time.”

When it comes to buying your new home
it is reassuring to know that you are dealing
with one of the most successful companies in
the country, with a reputation built on designing
and creating fine houses and apartments nationwide
backed up with one of the industry’s best
after-care services.
In 1946 John and Russell Bell, newly demobbed,
joined their father John T. Bell in a small family
owned housebuilding business in Newcastle upon
Tyne. From the very beginning John T. Bell & Sons,
as the new company was called, were determined
to break the mould. In the early 1950s Kenneth
Bell joined his brothers in the company and new
approaches to design layout and finishes were
developed. In 1963 John T. Bell & Sons became
part of the public corporate scene and the
name Bellway evolved.
Today Bellway is one of Britain’s largest house building
companies and is continuing to grow throughout the
country. Since its formation, Bellway has built and sold
over 100,000 homes catering for first time buyers to
more seasoned home buyers and their families. The
Group’s rapid growth has turned Bellway into a multi-
million pound company, employing over 2,000 people
directly and many more sub-contractors. From its
original base in Newcastle upon Tyne the Group
has expanded in to all regions of the country
and is now poised for further growth.
Our homes are designed, built and marketed by local
teams operating from regional offices managed and
staffed by local people. This allows the company to
stay close to its customers and take key decisions about
design, build, materials, planning and marketing in
response to local and not national demands. A simple
point, but one which we believe distinguishes Bellway.

SEVENTY YEARS

Kent Wharf, Deptford
OUTSTANDING
CARECustomer
Our dedicated Customer Care department will
ensure your move to a new Bellway home is
as smooth as possible.
For over seventy years the name Bellway has been
synonymous with quality craftsmanship and quality
homes; we are justifiably proud of this reputation
and work hard to provide you with a home that
meets with your dreams.
From the day a customer visits our sales centre to
the move-in day we aim to provide a level of service
and after-sales care that is second to none.
In recognising the close involvement our customers
seek in purchasing their new homes we deliberately gear
our sales hand-over process to involve our customers
at every possible opportunity. Firstly all our homes are
quality checked by our site managers and sales advisors.
Customers are then invited to pre-occupation visits;
this provides a valuable opportunity for homeowners
to understand the various running aspects of their
new home. On the move-in day our site and sales
personnel will be there to ensure that the move-in
is achieved as smoothly as possible.
Providing customer care and building quality homes
is good business sense. However, we are aware that
errors do occur and it has always been our intention
to minimise inconvenience and resolve any
outstanding issues at the earliest opportunity.
In managing this process we have after sales teams
and a Customer Care centre that is specifically
tasked to respond to all customer complaints.
We have a 24 hour emergency helpline and provide
a comprehensive information pack that details the
working aspects of a new home; a 10 year NHBC
warranty provides further peace of mind.
We are confident that our approach to building
and selling new homes coupled with our Customer
Care programme will provide you with many
years of enjoyment in your new home.
