Safety is the top priority

P enrith residents are being warned of the dangers of performing electrical work around

the home on their own, and not hiring a qualifi ed electrician.

Handymen are being urged to think about electrical safety and their loved ones when consider-ing taking up any do-it-yourself (DIY) projects.

Endeavour Energy’s General Manager of Safety, Andrew Pitman, said carrying out electri-cal work on your own is actually illegal, as well as dangerous.

“While ‘having a go’ is a great Australian tradition, electricity makes DIY deadly,” he said.

“Despite warnings and the obvious dangers, each year Australians are hurt or killed due to unqualifi ed people doing their own electrical work.”

Mr Pitman said unless you’re a licensed electrician, electrical repairs, maintenance and instal-lations should not be carried out by unqualifi ed people.

Wiring any part of the home, installing moving light fi xtures, fi ttings and power points, carry-ing out electrical maintenance, replacing or repairing frayed electrical cords, repairing faulty electrical appliances, and making home-made extension cords or leads should all be done by an electrician even though they may seem like a simple task.

“If you ever have, or suspect, an electrical problem in your home, always contact a licensed electri-cian,” Mr Pitman said.

Mr Pitman also recommends all homes be fi tted with a safety switch to minimise the risk of an electric shock.

“All homes built after 1992 must have a safety switch installed in the meter box which stops the supply of power if they detect imbalances of electrical current into and out of a circuit,” he said.

Electrical work may seem simple enough, but it’s one area where DIY should be thrown out the window...

Planning For The Future

Human instincts play a role in investments

W hen it comes to investing, human instincts make us make bad invest-

ment decisions, as an advisor our role is often encouraging our clients to ignore some of these instincts and stick to their plan.

I had a classic example of this during a recent client review. After discussing the client’s circumstances and goals we had a look at the progress of their superannuation, with the markets performing poorly over the past 12 months the value of the portfolio had fallen by about four per cent.

The client was quite concerned about this loss and was immedi-ately thinking about safer options. Under closer inspection, the client over the previous three years had made over $40,000 and averaged around 10 per cent return. This is above the long term expectations for the investment.

Once viewing the longer time frame, the client was comfort-able with the investment and was happy to continue with the long term investment strategy.

But what makes us forget the three good years of return and focus on the negative year, that the client was more than aware was going to happen at some point?

There are two human instincts that have been drilled into us through years of evolution that have helped the human race survive and thrive, but hurt us when making investment deci-sions.

The fi rst is “recent event bias”, this is essentially giving the most recent event greater importance than all previous events. This normally helps us, as it allows us to adapt to changing environ-ments. For example if over time a road gets busier and busier

we take caution close to the last time we crossed the road, not the long term average. This of course makes sense with most things. Our most recent encounter with something is usually the most relevant to how we deal with it in this encounter.

The other human instinct is that fear of loss is far greater than the hope of gain. There have been numerous studies which indicate that most humans are far more motivated by fear of loss, than they are by the opportunity to make a gain.

When it comes to investing, this can really lead to panic when markets fall.

The fear of losing more money far outweighs the opportunity for the investment to bounce back. This often leads to panic selling. All of a sudden the client has forgotten about the three years of great returns.

Should I get approved before house hunting?

A home loan pre-approval basically says ‘here you go, you can borrow this

much, according to our borrowing criteria’. Essentially it’s a letter from your chosen lender that says that they like you as a borrower, confi rms your loan amount and provided the property you desire is suitable to the lender you should be all OK.

It means the lender has looked at your credit and employment history and considered your income and expenses and they all line-up with their comfortable policy.

In some cases all you will need then to get your fi nal approval, is for the lender to carry out a prop-erty valuation and you’re set.

Some pre-approvals are better than others, however; and you should always rely on a fully assessed pre-approval before you

make any off ers. What does this mean – well this

means the lender has looked at all of your information and a credit assessment has been completed.

There are instant pre-approvals that can be completed online and directly with some lenders – but they’re nothing more than a computer response without any checks and confi rmations.

You can imagine how easy it is to come unstuck with these. So, should you get a pre-approval? In most cases I say absolutely yes.

It gives you certainty and comfort which is always ideal when you’re negotiating a price for your new home.

It also removes some of the stress from the buying process, as you aren’t waiting for that fi nal answer for quite as long.

Your broker will help guide you towards the better lender for your situation and typically we won’t

submit your loan unless we’re confi dent it will be approved.

But even then there can be unknowns that cause us issues, so better to deal with these before you are in a cooling off period and time becomes crucial.

Now, once you have your pre-approval you should not take out new credit, or change your fi nan-cial circumstances – which means changing your job or becoming self employed – even if the off er is too good to refuse. Wait until you are certain of your fi nance.
