There will even be prizes and competitions to entertain, educate and brighten up the day for those lucky enough to win.

Planning For The Future

Super is still the best avenue for savings

P roposed changes to the superannuation rules have recently garnered some attention in the

media and have led to some losing faith in the superannuation system.

Since the changes were announced at the recent Budget a number of media outlets have run stories on superannuation with fear of uncertainty being the underlying theme, and why not, nothing drives ratings like fear.

The recent changes focused on limiting how much money people can get into superannuation, and these contribution limits will pose some challenges in pre-retirement strategies. The reason this is an issue is that superannuation is an attractive option, particularly in retirement, and the limits will force savings to be directed elsewhere.

A recent ‘60 minutes’ story

focused on the limitations of the super system and the fact that many Australians are working longer. It also cast a little doubt over whether super was the best option.

It is correct to say many Austral-ians will not have enough savings for retirement. A number of factors have led to this, most notably the dramatic increase in life expectancy, but things like increased household debt and children living at home longer also impact.

It will be necessary for some to work longer to build retirement savings and reduce debt. Planning for this early is the best way to avoid working signifi cantly longer than planned. Having a least a small focus on retirement from a young age is encouraged.

For many people, when they are younger they have a strong focus on buying a house, paying it off

and direct a large portion of their cash fl ow to their children. In the last fi ve to 10 years before retire-ment those goals take up signifi -cantly less of the overall cash fl ow and only then does retirement become the primary focus.

The new contribution caps signifi cantly impact that approach as when retirement becomes the sole focus, many would be in a position to invest more than the new caps but are now restricted.

They are however able to save for retirement outside the super system. This is not as benefi cial but still allows us to better posi-tion ourselves for retirement.

These changes make it harder to contribute to superannuation; however the tax benefi ts associ-ated with superannuation still make it a very attractive option.

I n our area we are blessed to be surrounded by plenty of land, open space, and a lot of it is acre lots and over. And

There are also other reasons we might consider buying with friends or family, such as singles starting out or families helping aging parents. Whatever the reason we need to approach it with understanding and I espe-cially emphasis having a solid exit strategy in place.

Ever been on a committee where you have confl icting personalities contributing to every decision?

Well you’re about to join one. If you’re borrowing money to

fund the purchase this means that you’re all involved in each other’s decisions. There is one loan which will split your borrowings up so you can track your own loan, but if you want to do anything you still all have to sign for it and at the end of the day if one of you stops paying, the bank can only look at the one joint security.

That means if your friends are unable to pay their part of the mortgage you might have to make their payments or risk your home too, either way it’s potentially an irrevocable change to your home and your family.

What if you’ve bought with your husband’s best friend and his wife who you don’t really love as much as him – then they split and she keeps the property, and her even more annoying new partner moves in?

Even if things go well a simple decision like putting a new car purchase on the home loan will require signatures from everyone, likewise drawing upon equity for improvements or investing.

In the case of a larger property and in an ideal world there’s a time when you can subdivide and sell off individually, but don’t assume this will happen.

Bar: Depending on the size of your man cave, having a bar in the room is what will make your man cave go from good to brilliant. Have a range of drinks available, grab some nifty bar merchandise and be the king of your castle.

Extra seating: Don’t just get a two-seater lounge unless you plan to just hang out with one mate and nobody else.

Bar stools: In terms of the extra seating, bar stools are a great option. They don’t take a lot of room, and they can be a really attractive addition. It’s certainly worth the investment.
