offi ce in Lakeside Parade is wait-ing on its fi nishing touches, but it’s open for business and is listing properties in Jordan Springs and Cranebrook.

“There’s no doubt that the plan-ning of this suburb is one of the best that Penrith’s ever done,” company partner Jim Aitken said.

“Between Thornton and this subdivision, it’s fantastic. It’s already a suburb, people hang around here and people go to places they enjoy.”

for a primary school to be built in the future.

“The lake has BBQ areas, water platforms, there are all ages play-grounds and one designed for the disabled,” Mr Aitken said.

The Lakeside Parade offi ce will have three sales staff , a manager and a receptionist, and will cover both Jordan Springs and Cranebrook until an offi ce is reestablished in the newly rebuilt Cranebrook Shopping Centre.

The agency sits below almost 100 brand new units, and will be just hundreds of metres from another Jim Aitken and Partners sales offi ce in a new apartment building around the corner.

“There’s about 700 to 800 villas, townhouses and units coming in there. On the bottom fl oor there’s going to be restaurants and simi-lar venues,” he said.

“We’ve got the fi rst one that’s coming up there right opposite the Woolworths car park.”

The plans for that development are going through the processes at Penrith Council right now, and Mr Aitken said it could take around 12 months for that to come to frui-tion.

With nine offi ces in the local area and 140 staff between them, Mr Aitken said the growth of his business is a testament to the way he operates.

“The structure of our business is one that spells service, service, service and it has done for 19 years,” he said.

“The local real estate agents sponsor a lot of things in this community and give back a large percentage of our turnover. It’s not about the money, it’s about family businesses.”

Planning For The Future

Starting a family and fi nancial planning

S tarting a family is a really exciting time in all our lives; it also presents a number of fi nancial

opportunities and challenges.It is stating the obvious to say

that starting a family represents a huge change and all aspects of your life will never be the same again, although for most of these changes it is impossible to prepare, we can at least make some plans for the fi nancial aspects of this life change.

Starting a family dramatically changes both our expenses and our income. It is likely that one or both parents will initially have some parental leave and/or poten-tially reduce work hours, reducing the family income.

Expenses are also likely to change completely, a number of things you currently spend money on will no longer be part of your lifestyle, but instead will be

replaced by some new expenses such as child care and nappies. Essentially the household budget will have to be completely re-worked.

It is quite possible that initially you will have a cash fl ow defi cit, particularly if either parent is planning on having time off , if this is the case this defi cit will need to be funded.

Too many people don’t prepare for this period of negative cash fl ow and have no plan to deal with the problem ; they normally end up funding the shortfall with credit cards, the worst type of debt!

The best way to prepare for this is to calculate how much you will need to supplement your income and for how long, and start a saving plan to ensure you have a cash reserve to supplement your income for this period of negative cash fl ow.

For many this will not be possible, other options need to be explored, options include changing loan repayments to interest only to reduce costs, using the equity in your house or selling an asset. The sooner you start preparing for this, the more options you will have to avoid racking up credit card debt.

Once you have a family it is prob-ably the fi rst time in your adult life that you are fi nancially reliant on someone else, and them on you. To put it bluntly, if something was to happen to either of you, it is likely you would be immediately under fi nancial strain. Things like life insurance and income protec-tion become more important. As discussed above, it is likely that funds are going to be tighter than usual, so increased costs like life insurance probably aren’t desirable; however these can be funded by your superannuation.

Passing on the right advice to your kids

I ’m not sure if it’s a throw back to a proper European upbringing or just new Australian etiquette but

Australians are afraid of openly discussing money and fi nances – but conversely happy to take advice on fi nancial matters from who we in the industry refer to as Bob, the neighbour over the fence. Especially if this advice confi rms our fears.

You know Bob. He knows everything. And he

knows someone whose friend knows someone whose brother tried that and lost all their money, won’t work mate, I wouldn’t do it.

A very credible source. For many of us our fi nancial education is limited to overhearing snippets of our parents’ conversations at best, and yet our incomes are of course higher than ever.

With so many 20 to 30-year-olds earning around $100,000 per

annum there’s a lot of opportunity to set themselves up very well if they know what to do with it.

But who are they to learn from if we’re not comfortable sharing our education and experience?

Financial literacy is best taught by parents (providing the parents themselves have a good handle on money) to children and it can start with encouraging savings from a very young age.

From these savings, I believe, children should be encouraged to spend a little so they understand what spending their hard earned and saved money means as well.

I’ve watched my children learn this and there’s nothing so illuminating for them as staring at a shelf of desirable things and realising they have to hand over their cash to have them – and they cannot have all of them.

There are a lot of lessons to be learned from hearing about

other people’s fi nancial experi-ences, good and bad, so how do we go about it? You could start by sharing your own experiences with your friends.

Educate yourself and share the learning.

Take some time to fully explore your own fi nances, complete a budget (no, that’s not cut out all luxuries but rather understand exactly what you spend).

Consider ways you can save money on insurances, electricity, lunches, refi nancing your home loan, and use your new savings to make your money work harder for you.
