T he housing market looks likely to remain strong in 2015 after the latest HIA-RP Data Residential
Land Report showed a solid increase in residential land sales as the 2013/14 fi nancial year came to an end.
Housing Industry Association Chief Economist Harley Dale said a healthy June quarter assisted the fi scal year result of 10 per cent growth in 2014, as the residential land sales were reasonably level throughout 2013/14.
“In the June 2014 quarter itself residential land sales increased by 8.4 per cent, but were 4.5 per cent lower compared to their quarterly peak in June last year,” Mr Dale said.
“Consistent with signals from other housing indicators, the geographical recovery in resi-dential land sales is broadening. That is an encouraging sign for detached and semi-detached dwelling construction in 2014/15.”
Despite high projected residen-tial land sales, Mr Dale believes that land values and supply need to be readjusted to sustain a healthy property market.
“Over the longer time frame of the past 15 years there has been a substantial increase in residential land values, which cannot be repeated if the nation is to succeed in adequately housing its growing and ageing population. Land supply remains a policy area that requires much greater focus, and not just at a state level,” he said.
In the June 2014 quarter the weighted median price of residen-tial land increased by 1.1 per cent to $205,330. This marks only the third time the value has exceeded the $200,000 threshold.
RP Data Research Director Tim Lawless said the bounce back suggests there may still be some life left in the residential land sector.

Festival to celebrate Mulgoa Rise
L ocal residents are invited to a Community Festival this Sunday, November 16 to offi cially open the
new Active Open Space precinct at Mulgoa Rise estate.
The precinct, which is located at Bradley Street, Mulgoa, comprises of two sporting fi elds, two play-grounds, picnic areas, cycle and walkways.
The Community Festival will be held at the new sporting fi elds from 10.30am to 2.30pm this Sunday with parking available adjacent to the site.
Penrith residents and their families and friends are invited to enjoy a great day of fun and festivities, complete with compli-mentary rides, entertainment plus food and drinks.
There will be a huge range of fun things to see and do including a giant slide, jumping castle, animal farm, clowns, face painting, arts and crafts, food stalls as well as a delicious sausage sizzle.
Also in attendance will be radio station WSFM, who will be broad-casting live on the day, plus a number of Penrith Panthers play-
ers will be on site participating in various activities such as signing autographs and conducting clin-ics.
To coincide with the Commu-nity Festival, Mulpha Norwest will be releasing 26 new home sites on the day, which will appeal to families looking to build a quality, prestige home in a family-friendly community.

Ray White smashes sales recordsL ast month Ray White
Group smashed their monthly sales record after selling billions of dollars
worth of homes in Australia and New Zealand throughout October.
The Group has put their $3.5 billion worth of sales, the high-est monthly sales fi gure for the company ever, down to the boom-ing property market across the country, with Group Chairman Brian White (pictured) saying that the results refl ect “the best property market in memory”.
“Never before have we had so many offi ces achieve $40 million in sales. Great strength in the eastern states of Australia with remarkable resilience in New Zealand, resulting in the best property market in memory,” he said.
“It’s not far off two years since the Australian market really began its surge. New Zealand celebrates its third buoyant year next March. Record volumes of auctions refl ect the confi dence of vendors that now is the ideal time to test the market.”
Ray White NSW was responsible for over 30 per cent of last month’s sales fi gures, recording $1.1 billion in sales. In addition, Ray White’s commercial division was up 90 per cent on the same time last year.

A majority of fi rst homebuy-ers believe they won’t be able to aff ord exactly where they want to buy, new research has revealed. According to Mortgage Choice’s 2014 First Home Buyer Survey, which canvassed the opinions of more than 1,000 future fi rst time buyers who plan to purchase a property within the next two years, 54.3 per cent of respondents said they will not be able to buy where they want to.
