Hello and welcome to the April edition of the Whitby Advertiser, the number one choice for advertising in Whitby and the surrounding district. I hope that you will enjoy this new edition of our magazine, whether you are a resident, business owner, visitor or holidaymaker to the area.Well, as we all know, this month starts with the day we all dread being made to look a fool on – yes, it’s April Fool’s Day! So on this day, be aware of practical jokes and hoaxes and don’t fall a victim to them! Did you know that the French call April 1 Poisson d’Avril, or “April Fish”? French children sometimes tape a picture of a fish on the back of their schoolmates, crying “Poisson d’Avril” when the prank is discovered. This could be quite appropriate for a coastal town like Whitby too, though perhaps a picture of fish and chips would be more appropriate!!As you can see from the following pages, we don’t fool around here at the Advertiser, squeezing as much as we possibly can into our issue. As always, you will find adverts from new businesses as well as our regular advertisers, and everything you can possibly think of from bathrooms to beauty treatments, pets to plumbers, and cars to carpets. There is a handy index at the back too to help you find what you are looking for.As always, our prize crossword continues to be very popular, with many entries arriving by both post and e-mail every month. I don’t know about you but when I invest money in my business marketing, I expect to get a return on that money. If I spend £200 on an advertisement, I expect to get sales that at least cover that cost. Most importantly, when I spend money on marketing, I want to get clients who will stay with me and make my investment worthwhile.What amazes me is the number of business owners I meet who are busy spending a fortune on their marketing but then provide such poor quality delivery of their customer service that the customers they’ve bought through the marketing will either not buy or, if they buy once, will certainly not return. There is no point turning on your sales and marketing tap if you’re upsetting your customers. You need to make sure the plug is in! Customers will come back to buy from you again not only because you have a great product, but because you know HOW to deliver the product in a way that sets you apart from your competition.Each and every time your customers walk into your shop, visit your office or talk with you on the phone, they are evaluating the service you’re providing. If your interaction with them is below their expectations, they will begin thinking about how to get the product they need from another source. You must be aware and tuned in to how your customers are feeling about doing business with you. This is mastering delivery – keeping the plug in.You should not rely on your team members to do the right thing without having customer service standards that you have specifically designed for your business. You must take charge of your delivery processes and put in place the processes, tools and methods that will ensure the same high standard of quality is delivered each and every time.

To begin with, it’s a good idea to know what your goals are for delivery. You must have a good idea of the “feeling” you want your customers to get when they do business with you. Next, you must understand the critical elements of success for your business in the area of delivery performance. How critical is having the right stock available for your customers? How important is the look of your shop or office to the impression you make and the message your customers get from your business? How critical is the quality of the product you are delivering? How about the tone of voice you or your team members use when speaking with your customers - either in person or on the phone?Each of these impressions influences the delivery experience that your customers have with you. As the business owner, you must set the standards you expect in each of these areas of delivery in your business. You must define the level of stock you want to maintain, the cleanliness of your shop or office, the dress of your team members, the scripts used when answering the phone, etc. Each of these must link together to form the complete delivery experience your customers are expecting.Hold your team accountable to these delivery standards and you will be well on your way towards Delivery Mastery in your business! It is easy for people, working in a particular industry day-in and day-out, to presume their clients understand the phrases and abbreviations, relating to the job, which they use all the time. In reality using ‘Jargon’ is not a good way of communicating and can cause confusion. Any good estate agent will aim to speak with their clients in a clear manner. We could have filled the whole Whitby Advertiser with lists of terms which may be unfamiliar to many, so have decided to select just a few which may prove to be helpful.

WHEN SELLING / BUYING Market Appraisal –This type of valuation is an estate agents recommendation as to what price your property should be marketed at. It is an evidence-based opinion of the market value of your property.

EPC - An ‘Energy Performance Certificate’ measures the energy efficiency of a property using a scale of A – G, gives information about a property’s energy use and typical costs and gives recommendations about how to reduce energy use and save money. It is a legal requirement to have an EPC commissioned before a property can be marketed unless the property is Listed.

Gazumping – When a seller accepts a higher offer from another party after they have agreed to sell to someone else prior to exchange of contracts. Not illegal as, by law, offers can be submitted on a property until the point of exchange, but not usually encouraged by estate agents

Freehold – The owner of a property owns the whole property from the land it is stood on upwards

Leasehold – A property you own for a set number of years. When the Lease expires it is usually renewed or the property returns to the Freeholder.

Flying Freehold – When one part of a property extends either over or under a neighboring property. Many mistakenly believe Flying Freehold makes getting mortgage finance impossible. In reality, although this limits the number of lenders you can consider, there are still lenders who will happily deal with properties which have elements of Flying Freehold. Ground rent – An annual rent levied by a Freeholder to a Leaseholder.

NHBC guarantee – A building guarantee available on newly build homes which promises defects occurring within a specific time scale after construction are remedied.

Management (or service) charge – Charges paid by an owner (usually of a Leasehold property/ apartment) which cover the cost of providing various services usually including general upkeep, repair of the building and heating/lighting etc of any communal areas. This fee is often paid on a monthly basis. In some cases Leaseholders do not instruct a management and maintenance company and deal with any upkeep and issues themselves as-and-when required, in which case, there will not be a regular monthly charge.

WHEN SOLD SUBJECT TO CONTRACT Conveyancing - The legal process of transferring ownership of a property from vendor to purchaser. This process begins after an acceptable offer has been agreed and the matter then transfers from the Estate Agent to solicitors who work to bring the sale through to completion.

Draft Contract – When a sale is first agreed this preliminary version of the contract is drawn up by solicitors which only becomes legally binding at the point of exchange.

Searches – An request for information concerning a property held by a local authority or by Land Registry (The official body responsible for recording the ownership of land)

Exchange – ‘Exchange of contracts’ is the point at which signed contracts of purchaser and sale are physically exchanged. At that point the contracts become legally binding and both parties are committed to complete the transaction.

Completion - The finalizing of a sale. At this point all monies are exchanged and the purchaser gains access to the property.

Homeowner Events Prove To Be A Hit In March we held two Homeowner Events, giving holiday cottage owners the opportunity to learn more about our business, meet our team and �nd out how we can help them to maximise their letting income. The �rst event was at Tennant’s Auction House in Leyburn in the Yorkshire Dales, with the second held at Whitby’s Sneaton Castle.It was great to meet new and potential owners and for people to put faces to names. The event gave new and prospective owners the opportunity to �nd out what we could do for them, while existing owners were able to take advantage of several trade stalls from local suppliers, with many o�ering exclusive discounts to Ingrid Flute owners.

With guest’s expectations rising year on year, Brian Edwards joined us from Visit England to advise owners on the current standards expected in self-catering accommodation. With a presentation on the bene�ts of the scheme, the positive impacts on marketing that come from being associated with Visit England, as well as information on the minimum entry requirements to participate, Brian’s talk was an invaluable resource for anyone looking to let their property in today’s market.

Our General Manager Sarah Ward joined Brian to then advise owners on what our customers look for when

booking a holiday. She explained as more turn their backs on the kennels and choose to holiday with their furry friends we are seeing a boost in customers looking for pet friendly accommodation, with this now being the most searched for feature in any self-catering cottage hunt. Other popular features now include WiFi access and hot tubs, with these being now the second and third most popular searches when booking a holiday.

The event also gave us the opportunity to introduce our new property management services. We now provide a fully managed property service, administering the day to day running of holiday properties as well as a �exible managed service, o�ering services such as helping owners to source cleaners, arrange maintenance issues and handling customer call outs. With a number of owners already signing up for this service, as well as more registering their interest at the event, this service looks set to become more and more popular over the next year.

Old Lisa The Eastside Witch

For years, St Mary’s church yard on the East Cliff was closed on the night of St Mark’s Eve, which falls upon April 24th. Anyone daring to peer over the church walls would see wardens patrolling the grounds, preventing anyone other than the bell ringers from entering. The wardens only patrolled around the church in a clockwise direction ‒ never anti-clockwise. And they always finished work at ten minutes to midnight, not daring to stay thereafter. There was a reason for all this, and inevitably that reason was connected to ghosts and to witchcraft.For many years, Old Lisa, a ‘wise woman’, hauled herself up to the church on St Mark’s Eve just before the midnight bells rang out. After a rest and a smoke of her clay pipe, Lisa would squat herself down in the church doorway, glaring about with a strange, wall-eyed squint as the bells began to toll. When the bells faded Lisa would descend to the town, a knowing smirk over her face. It was believed back then that the souls of those who were to die over the next year would appear then circle the church, anti-clockwise, three times, within the chimes of the midnight bells. The future dead could be seen and identified. However, as no other person dared visit the church on this night, Lisa was held in great esteem. She alone had seen those who were to pass on over the coming year. People would try to get her to share her dark knowledge but of course she always refused to name names. ‘I knows what I knows,’ she would say, tapping at her nose. ‘Oh yes, I knows what I knows.’ Lisa made a good living from selling charms and cures but never once did she name a soul who was to perish. If she had, what would have been the use of her charms and potions? Those who knew they were to live would have no need of them, and those who were to pass on, well what would be the point of buying one? So she kept quiet, tapped her nose and, like many clever people, made a good living out of superstition and fear. One particular St Mark’s Eve saw a strange change in Old Lisa. For many years the fishermen had been used to paying her a weekly fee for spells to ensure a good catch and kind weather, fearing that she would curse their fishing if they didn’t pay her. After this last visit to Saint Mary’s, however, she started to

refuse such payments and said that her spells were now a gift. She became generous, smiling at people, giving the local children sweets, knitting blankets for poor mothers and handing out free healing remedies. That winter, an epidemic of cholera broke out in the town. Lisa retreated into her tiny house on Blackburn’s Yard (known now as The Washhouse Pottery). She was not seen for many weeks. A few neighbours became curious and peeked in through her dusty windows. Somewhat shocked, they reported that they had seen Lisa on her knees, clutching a crucifix while muttering prayers, an open bible on her kitchen table.On the next eve of St Mark’s, Lisa was seen shuffling down Church Street away from the church steps. As she passed through the Market Square a neighbour asked, ‘Are you not going up to St Mary’s tonight then, Lisa?’ She turned, laughing, croaking out, ‘Of course I’m not. It’s all stuff and nonsense. I knows what I knows. Why, last year didn’t I just see my...’Her sentence was never finished. At that moment a pair of delivery horses, hauling a wagon of sand to the Lucky Duck glass makers on Sandgate, took fright at the raucous cry of a seagull. They reared up and bolted, speeding over the cobbles of the square. Lisa tried to scuttle out of the way but she was too slow. Trampled by iron hooves then crushed and mangled beneath the wagon’s wheels, she was fatally injured. Her neighbours rushed to help but were too late. With her fading eyes wide on the blue sky above the clock tower Lisa gasped, ‘Good Lord, it’s true. I does knows what I... urgkh!’On St Mark’s Eve, a year to the day after she had glimpsed her own ghost circle the church three times in an anti-clockwise direction, Old Lisa croaked out her final breath right there in Whitby’s Market Square.
