JOB DESCRIPTION
POSITION: Housing Team Leader – 2 posts
RESPONSIBLE TO: Director of Housing
SALARY : £32,209 (FTE)
1. OBJECTIVES OF THE POST
To provide day to day management and leadership to the Associations scheme based Housing Managers
To oversee daily service provision within the Associations sheltered housing schemes
2. KEY RESPONSIBILITIES
Leadership:
To carry out regular supervision of allocated staff members ensuring that all relevant Association policies and procedures are adhered to.
To be the first point of management contact for team members and tenants within their designated schemes
To participate in the Performance Management Framework and associated assessment of relevant team members.
To identify training needs and inform the Director of Housing as appropriate To investigate Stage 1 complaints with team members – making recommendations to the Director of
Housing as appropriate. To ensure that team members are aware and kept updated regarding Association Policy and
Procedure and any associated changes and updates. To carry out induction of new team members.
Assessment & Allocations:
To carry out assessment of new applicants as required by the Lettings and Allocations Manager. To actively participate in the Associations Allocations Panel meetings – 8 weekly – making
recommendations as appropriate.
Void Management
To participate in weekly Void Meetings – proactively reporting on progress of works within the team’s schemes.
To identify suitable applicants for void properties in accordance with jLiving policy in terms of priority need in conjunction with the Lettings and Allocations Manager.
Housing Management :
To monitor all services being delivered within the designated schemes ensuring that all standards of delivery are met.
To monitor the health and safety of all designated blocks ensuring that team members maintain and update all records in line with statutory requirements.
Participate in monthly arrears meetings with the Director of Housing Proactively recover arrears and make recommendations for legal action where appropriate to the
Director of Housing Undertake initial investigations of Anti Social Behaviour and Nuisance - making recommendations
for action where appropriate to the Director of Housing To monitor and review Starter Tenancies in conjunction with the Lettings and Allocations Manager –
making recommendations to the Director of Housing where tenancies should not be renewed. To attend regular tenant meetings in conjunction with team members.
General:
Comply with the Association’s Health and Safety Policy at all times, reporting any hazards or accidents to a member of the Senior Management Team immediately and to take all appropriate and necessary action when needed
Comply with all the Association’s policies, procedures, financial regulations and standing orders
Regularly update records and files on any risks associated to the role and responsibilities of the post
Support the development of new staff within the organisation to enable them to learn about housing and support services
Provide an excellent service to all customers that contact the Association either by personal visit, phone call or email and to help foster good landlord/ tenant relationships, including the Tenant Scrutiny Panel
Liaise with senior management in advising, guiding and supporting the work of the service area and prepare all appropriate documentation and briefing papers to update the SMT.
To promote the image of the Association by ensuring a high standard of presentation for all internal and external reports, briefing papers and other documents when writing and providing information to internal and external stakeholders, clients, users and staff
Contribute to the team's performance and customer service delivery whilst operating in line with Association’s values
To ensure that confidential matters remain confidential and to maintain files of confidential and high value documents in a secure location
To provide cover for other staff members carrying out housing service roles within the Association as required
Comply with the Association’s Code of Conduct at all times and to act at all times in a manner that is courteous and polite towards others
