AMENITIES AND LOCATION Woodmouth Farm sits in a secluded setting yet part of it lies adjacent to the attractive hamlet of St David’s, in the beautiful Strathearn Valley. It sits between Perth, Auchterarder and Crieff, in the heart of Perthshire. St David’s is a small hamlet with a new village hall and as the land lies into the hamlet there may be some scope for future housing development on some of the farmland. The Parish of Madderty lies a mile away and has a church and a primary school with a great reputation. Secondary schooling is available at Crieff and Perth. Private schools are also available at Ardvreck and Morrison’s in Crieff (5m), Glenalmond (7m), Strathallan (11m) and Kilgraston (13m). Crieff, lying 6 miles to the west provides excellent facilities with Crieff Hydro (swimming pool, tennis, squash), hotels, bars, supermarkets, shops, bank, library, health centre, cottage hospital etc.

Lying about 6 miles away to the south is Auchterarder which provides excellent facilities similar to Crieff. Gleneagles (7m) has a mainline railway station with regular daily services to the north and south. Gleneagles Hotel provides excellent facilities including golf courses and a riding school. Perth lies about 9 miles to the east and provides more extensive services including leisure centres, Perth Royal Infirmary, library, banks, bus and rail stations, cinema, theatre and a concert hall. The university town of Stirling is 30 minutes away. Dundee is about 40 minutes drive and provides a university, a swimming pool and an airport. For the golfers there are 3 courses at Gleneagles and courses at Auchterarder, Crieff, Comrie and Dunning, Perth, Dunkeld, Blairgowrie and Alyth. The nearby hills and glens offer an array of walks and activities, Loch Earn and Loch Tay are also nearby. DESCRIPTION Lot 1 - Farm steading, potential house plot and 73.18 acres (29.61ha) STEADING

General purpose portal framed grain store 100’ x 50’ x 14’ to eaves, built in 2006, with a concrete floor. Concrete grain walls to 5’6” and profiled steel walls and roof.

with an intake hopper and a 2000 litre LPG tank. There is no mains electricity in the steading but there is a three phase pole line adjacent (the sellers have used a generator in the past). There is no mains water in the steading but there is a connection at point L on the sale plan.

POTENTIAL HOUSE PLOT There is a fantastic location for a house plot a hundred yards to the south of the farm steading (subject to securing planning consent) The site sits in a slightly elevated position in the middle of the farm and commands fantastic views to the south, east, west and north over the Strathearn Valley (see front cover photo and photos on page 6). Almost all of the farm can be seen from this location. In the short term, planning consent would likely be given by Perth and Kinross Planning Department for a log house or mobile home on a site near the farm steading for security purposes (to keep an eye on stock/horses etc). Similar consents have been given on much smaller blocks of land (eg 18 acres if planning permission is given for a mobile home and 20 stables). Directions from Perth Western Bypass Take the A85 turnoff. Take the first turning on the left signposted Tibbermore. Continue on this road and turn third left after about 8 miles to St David’s. Woodmouth is the second turnoff on the left, just before St David’s.

Directions from Stirling From Stirling proceed along the A9 to Auchterarder. (A824). Proceed down the high street to near the bottom and take the B8062 to Kinkell Bridge. Go over bridge, ignore first road on right and follow main road up a few hundred yards and turn right signposted Madderty (3m). Continue until the next right turn, signposted, Madderty/St Davids (1.5m). Go into St David’s and the farmland starts in front of the new village hall. The farmsteading is first on the right as you leave the hamlet.
