Forensic Investigation Through our unbiased eyes, BEC’s experts investigate the cause of damage before providing tangible solutions. We evaluate building problems such as water and air intrusion, failed systems, and material analysis. We provide destructive and non-destructive testings and photographs and video documentation.

Building Envelope Commissioning Building enclosure commissioning, BECx, architecture or engineering-related technical services or both, performed on behalf of the Owner that implements a quality-focused process for enhancing the delivery of a project by focusing on validating during the design phase and verifying during the construction phase that the performance of building enclosure materials, components, assemblies and systems are designed and installed to meet the Owner’s Project Requirements. (Ref-ASTM E2947)

While building commissioning isn’t new, focusing on building enclosure is a recent industry addition. BEC is involved in all aspects from developing OPR through owner occupancy.

Design Plan & Peer Review BEC provides third party plan reviews from a building enclosure perspective, including identifying potential air and water infiltration, thermal defects, evaluating constructibility, selection of materials and material compatibility. Additionally we confirm that materials, installation, and performance requirement needs meet industry standards and building codes.

Quality Assurance BEC conducts third-party testing and exterior building component and assembly inspections before developing quality standards and performing mock-up testing and overall inspections pre- or post- construction.

Expert Witness Using our 50+ years of experience as a guide, our BEC experts investigate claims and issues, identify problems, review and provide analysis of other expert reports or claims, in order to develop a proactive plan to solve issues before providing expert testimony at depositions, hearings, or trials.

Bidding and Contract Administration With an ultimate goal of obtaining the best pricing on our clients’ behalf, BEC guides projects through the contractor competitive bid solicitation process. We additionally prepare AIA contracts, AIA change orders, and review insurance requirements, submittals, and payment applications.

BEC supplements its consulting services with a variety of building envelope testing procedures, which include:

ASTM D7877: Electronic Leak Detection (ELD) TestingOur ASTM D7877 testing follows the

Standard Guide for Electronic Methods for Detecting and Locating Leaks in

Waterproof Membranes, which confirms the integrity of the waterproofing / roofing membrane

installation.

E779 E1827/ E1105 Blower Door Testing BEC’s blower door test provides a scientific approach to identifying and controlling air infiltration or air leaks in buildings. The single largest energy waste is through air loss. Using IR and fog machines, we can help eliminate air loss and maximize energy efficiencies.

ASTM C1153 Infrared Roof Test BEC uses ASTM C1153 as the Standard Practice for Location of Wet Insulation in Roofing Systems Using Infrared Imaging for both ground-based and aerial inspections.

AAMA 502 / 501.2 Water Testing We use AAMA 502/501.2 water testing in new and existing construction to detect failures or potential problems that may lead to air or water intrusion.

ASTM D4541 Adhesion Testing of Fluid-applied Air Barriers BEC uses this test to measure the adhesive strength of a material and determine whether the installation meets the project requirements.

ANSI/SPRI 1A-1 Pull Test Following the ANSI/SPRI 1A-1, BEC uses this field-testing procedure to determine the uplift

resistance of a specific roof insulation / adhesive combination. Our testing procedure encompasses various types of insulation

adhesives, substrates and insulations.

Smoke Test Using a theatrical fog machine and adding a small amount of pressure to the area being tested, defects will result in a visible

discharge of fog.
