REVISED Rezoning Application - 1133-1155 Melville Street

The City of Vancouver has received a revised application to rezone 1133-1155 Melville Street from DD (Down-town) District to CD-1 (Comprehensive Development) District. The proposal is for a 36-storey office building with retail at grade.

Since the application that was submitted in July, 2015, there have been changes to meet the recommendations specified by the Urban Design Panel. This includes additional public realm features, better sculpting of the building, and more attention to sustainability features such as LEED and passive design. Key changes include:

Public realm improvementsA reduction in the total floor area and parking levelsA taller, slimmer building to reflect local contextPassive elements to improve the tower’s energy sustainability strategyPlease see original application below for comparison. The new proposal includes:

a maximum building height of 167.64 m (550 ft.);a floor area of 57,636 m² (620,389 sq. ft.);a floor space ratio (FSR) of 21.21; and257 underground parking spaces.This rezoning application is being considered under the Rezoning Policy for the Central Business District (CBD) and CBD Shoulder, General Policy for Higher Buildings and Rezoning Policy for Sustainable Large Develop-ments.

A community open house was held on November 21, 2017 from 4-7 pm, at the Pinnacle Hotel, Pinnacale III Room (1128 West Hastings Street), with City staff and the applicant team available to answer questions.

This application has been approved by Council at Public Hearing on April 17, 2018. The conditions having been met, Council enacted By-law No. 12354, CD-1 (722), on January 15, 2019.

Rezoning Application - 1090 West Pender

The City of Vancouver has received an application to rezone 1090 West Pender Street from DD (Downtown) District to CD-1 (Comprehensive Development) District. The proposal would allow for a 31-storey building with:
