Celebrating our 30th year!
Last year was a banner year for economic development
in Berwyn. Together, the city and the BDC won awards,
completed several long-term projects, had a flurry of great
community events and increased our membership to a new high.
And we are looking forward to a great 2013.
We completed 21 development projects in 2012, improving
over 191,000 square feet of commercial space and stimulating
more than $21 million in total investment in Berwyn. We saw the
completion of the award-winning Berwyn Gateway Plaza at the
northeast corner of Harlem and Cermak and the installation of
new decorative street lights along Cermak. The Roosevelt Road
streetscape project was completed with a grand re-opening in
August. Ogden Avenue saw a new entry monument at Lombard.
And the Depot District now has Karasek Park, a transformation
of a long vacant property in the heart of the Depot.
Last year, the BDC hosted many community events, which were
bigger and better than ever. The Music, Art and Vintage in the
Street event was expanded with the cooperation of multiple
organizations. The Rt66 Car Show saw more cars, more people
and a national sponsor that made this the biggest and best Rt66
Car Show to date. And along with numerous other events in the
Depot, Oktoberfest continues to attract visitors from across
Chicagoland with great music and food.
This year saw the introduction of the BDC Ambassadors
program, which is composed of dedicated volunteers helping
businesses understand the benefits of BDC membership.
Their efforts led to increased participation and an all time high
membership count.
Despite these successes, challenges continue to lie ahead in
2013. We are working to complete the redevelopment of the
historic bank property at Oak Park and Cermak. The second
phase of the Berwyn Gateway Plaza is being evaluated. There
are more businesses to retain and more to develop all across
the city. How this year turns out is largely dependent upon you.
Participate. Join with us as we work to improve the economic
growth and vitality of our proud City. This year will be as good
as we – all of us – can make it. Attend a commission meeting and
invite your business neighbors to take a look. Together we can
do wonders.

Thundering into 30Thirty years ago, a group of civic-minded business persons and citizens joined forces to unite the business building efforts of the City of Berwyn by founding the Berwyn Development Corporation (BDC).
In the early days, the newly formed local
development corporation focused on
growing its membership, promoting local
businesses through the “Better to Buy and
Save in Berwyn” campaign and serving as an
information resource to member businesses.
As the organization matured, it became
clear that funding would need to be
secured at the local level in order to bring
development projects to life. In 1985, the
BDC took over administration of the City
of Berwyn’s Revolving Loan Pool, which
eventually evolved into today’s Commercial
Loan Program. In 1987, the Cermak Tax
Increment Financing (TIF) district was
established, and by the end of the summer
of 1988, the BDC had received 501(c)
(3) status. Eventually TIF districts were
established for Ogden Avenue (1993), the
Depot District (1997), Roosevelt Road
(1997) and Harlem Avenue (2012).
The goal for these districts is to
increase development and employment
opportunities while making the district
a better place to live, work and play. To
support these efforts, the BDC has also
played a key role in sustaining special events
such as the Historic Route 66 Car Show
and Oktoberfest, to name a few. In recent
years, the Chamber Services function was
formalized in order to support our local
businesses with marketing, networking and
education programming.
The BDC was born in the spirit of change
and was built on finding solutions. As the
BDC reflects on its 30th anniversary, it
is clear that our momentum has been a
result of each generation of residents and
business owners maintaining that original
vision and sense of cooperation. Though
the faces and products may have changed
over the years, the mission has remained
the same: to promote the economic
vitality of Berwyn.
This issue of Berwyn Magazine also
highlights the staying power of Berwyn’s
long-standing businesses that have hit a
milestone year (see pages 4-5). Please join
us in celebrating them.

dEPOT diSTRiCT MiNi-GOLF PUB CRAWL
Save the Date for the 9th Annual Depot District
Mini-Golf Pub Crawl on Saturday, April 20 from
Noon to 6:00 PM.
This event takes a spirited crowd along a mini-
golf tournament staged at the Depot District’s
repertoire of taverns and restaurants. Each venue
has a handmade mini-golf putting green to
challenge even the most athletic four-somes.
Grab your putter and your 3 favorite friends to
contend for prizes for lowest – and highest –
scores! Participating businesses will compete
for the coveted Twisted Putter trophy, which is
held by the venue with the year’s best designed
mini-golf green. After the golfing concludes,
participants can enjoy an after-party with music,
food, drawings, and more!

Paisans Pizzeria & Bar Honored
for Business Excellence
Paisans Pizzeria & Bar, 6226 W
Ogden Avenue, was recognized
with the George W. Ashby Award
for Business Excellence at the BDC’s
Annual Meeting. Opened in 2011, this
new pizzeria and bar was an adaptive
re-use of a vacant warehouse into a
new destination restaurant. The 20,000
square foot establishment is composed
of a restaurant, bar and banquet
facility. Paisans is known for its unique
décor, well-rounded menu, excellent
customer service and generous
support for community organizations
and local events. The family-friendly
space has industrial design elements as
well as a nod to its Route 66 location
with the incorporation of custom
motorcycles and cars.
The George W. Ashby Award for
Business Excellence is a local
honor named after one of Berwyn’s
distinguished early architects. Mr.
Ashby was responsible for the design
of every grade school in Berwyn as
well as J. Sterling Morton High School.
The award is given annually to one
Berwyn-based business that presents
a professional and favorable image
to Berwyn, provides quality goods or
services, maintains a visually appealing
space, and practices high quality
customer service to its patrons. A total
of ten businesses were nominated for
the award in 2012, including Autre
Monde Café & Spirits, Bodhi Thai Bistro,
Cake Bros Bakery, Cigars & Stripes
BBQ Lounge, Ogden Top & Trim Shop,
Paisans Pizzeria & Bar, Romani’s Bella

BdC Ambassador Awards
At the 2012 Annual Meeting, the BDC membership passed a
resolution to launch a membership drive, which ran from June-
October. The drive was headed by our new BDC Ambassadors,
members who assist staff in spreading the word about the BDC’s
services and accomplishments in the business community. During the
drive, 41 new members were welcomed into the BDC.
The BDC thanked our ambassadors who went above and beyond
during the drive. Pictured above are BDC President Jon Fey along with

BdC Annual Membership Meeting
BDC members and community leaders attended the BDC
Annual Meeting on January 10, 2013. The meeting reviewed
the economic development accomplishments of 2012. Jon
Fey, BDC Board President, noted that twenty-one development
projects resulted in the improvement of 191,462 SF of commercial
space in Berwyn. In 2012, more than $4.9 million was invested
in Berwyn’s four TIF corridors including Roosevelt Road, Cermak
Road, Ogden Avenue and in the Depot District. This level of
investment is a positive sign that business owners are buying
into Berwyn as a place to grow their businesses. Additionally, the
BDC’s membership had risen to an all-time high of 341 members
after the close of last year’s membership drive.
Newly installed members of the 2013 Board of Directors answered
the call to ensure that the BDC provides appropriate and
necessary services to Berwyn and its members. The 2013 Board of

(LBO) Commission of the BDC. With a mission to engage
and support Berwyn’s Latino business community, the LBO
developed the first Hispanic Business Expo in conjunction with
Berwyn Main Street and also took an active role in the BDC’s
2012 Membership Drive.

selected to present at the Annual Meeting of the American Association for Colleges of Teacher Education. Through a required pre-teaching course on diversity, future teachers in the program are required to work with students in one of Havlicek’s classrooms for one hour per week, during ten weeks of the semester. As our communities become more and more diverse, it is critical that our future educators are provided with field experiences that will prepare them for our ever-changing communities. They were selected as one of forty presentations highlighting best instructional practices and collaboration. Addressing the diverse needs of students is one of District 98’s major initiatives. Other District 98 initiatives include Common Core State Standards implementation, enhancing the technology infrastructure, inclusion for special education students, and SIOP training for all staff teaching English language learners.
