Introducing

21 Witham Street Island Bay

Witham Street is a quiet cul-de-sac on the sunny side of popular Island Bay.

Number 21 is two storeys with the garage underneath. It enjoys delightful views over the houses of Island Bay and south to glimpses of the spectacular Kaikouras. Plus it enjoys great all day sun.

Built in the 1960’s the house is a good size at 190m2. It features plenty of living space, sliding doors off the large lounge to a sunny deck, dining area, three spacious bedrooms, separate shower room, separate toilet, galley kitchen, separate laundry double garage and off street parking. It even has a Mermaid water feature.

The house would suit someone looking for a family home with plenty of space for the kids to spread out or a home with potential to unleash their creative juices and add value.

There is easy access to the house via a short path to the front door or through the garage into the hall. The front door leads to the entrance area with the spacious lounge to the right. This room is 6.8m by 4.1m. The floor to ceiling windows mean that the room is light and airy and enjoys great all day sun and delightful views over Island Bay and to the South Island. The lounge has a timber floor and oodles of space for seating and furniture. An attractive wood burner keeps the room warm and cosy on those cold winter days. (Please note the flue to the wood burner is faulty and the fire had not been used for a number of years).

Aluminium sliding doors on the north side of this room extend living to the long tiled deck outside. A great spot to enjoy a glass of wine at the end of the day!

Next to the lounge, on the south side of the house is the galley-style kitchen. The kitchen is functional and tidy and offers plenty of storage and bench space including a very generous pantry. Next to the kitchen is the dining area at the front of the house. A breakfast bar in the kitchen is a great spot for more casual dining. Two large windows in the kitchen and dining room offer oodles of sunlight and lovely views to the south. Next to the kitchen is a separate laundry which features a tub, space for a washing machine and dryer and a good sized cupboard. The back door is between the laundry and kitchen.

Separate bathroom, shower room and toilet!

Also along the south of the house is the bathroom with a vanity and bath, separate toilet and separate shower room. The vanity in the bathroom has several drawers for storage and a cupboard. Painted in fresh colours with a large window, the bathroom is light and airy. These three rooms are a great design for those busy family mornings getting ready for work and school!

The three bedrooms are well positioned away from the living spaces. They are all a great size and have a natural timber floor and are light and airy! All the bedrooms have a wardrobe plus the master bedroom has built in shelving for those special pieces. Plenty of space for the kids to hang out with their friends!

A spacious hall in the heart of the house links to the bedrooms and bathroom. It is painted in a lovely soft green and tones beautifully with the natural timber floor. Stairs off the hall provide internal access to the garage below.

Low maintenance garden with sloping lawn and flat sunny barbecue area

The double garage has been partitioned into two to create an office/storage area. There is some moisture & dampness on the concrete floor of the garage floor but this can be reasonably easily rectified.

There is also off street parking for a further 3 cars.

The low maintenance section features a gentle sloping lawn on the north side of the property and flat concreted area - perfect for that barbecue on a summer’s evening. This area is fenced and safe for children.

Witham Street is a well established street in the very popular suburb of Island Bay. It is just an easy walk to the main road and the heart of Island Bay with choice of shops, a supermarket, takeaway options and the popular Empire Cinema. A regular bus service runs from the Parade to the city. The suburb caters well for families with a choice of child care centers and schools and parks. Island Bay is also close to the south coast, great for surfing or a quiet walk by the sea!

21 Witham Street offers comfortable family living plus the opportunity to upgrade and add value in one of the best streets in Island Bay. Do not delay!

The suburb of Island Bay

Island Bay is an extensive suburb that lies southwest of Wellington on the Cook Strait and seven kilometres from the centre of Wellington.

Island Bay has become a very popular suburb and is close to a number of beaches which are ideal for swimming and a range of other activities. Diving is a first class attraction in the area including a New Zealand Navy frigate that was sunk between Island Bay and Houghton Bay in 2005.

It is one of the oldest settled areas in Wellington. Prior to the 1900’s people used to go there for weekends away by the beach. Before the Europeans settled in Island Bay it was called Mupunga Kaingaa.

At the centre of Island Bay is the village with a wide range of amenities including a mid-sized supermarket, the famous Island Bay butcher (for his sausages!), a library and a number of cafes and restaurants. It also has a number of parks, several primary schools and pre-schools, six churches, a skate board park, several walking tracks and a medical centre. The area is served by an excellent bus service.

Also located in Island Bay is the historic Empire Theatre which has recently been completely refurbished and converted into three boutique cinemas with luxury seating and a fully licensed bar and cafe.

The area is home to a number of famous people including painters, the late John Drawbridge and the Alan Brunton and historian Bruce Stewart.

Steve started selling real estate in Wellington in 1993 when he was appointed Sales Manager for Challenge Realty’s Oriental Bay Office. Within 18 months Steve took the office into the top 10 in the Challange Realty Group. Steve went on to purchase three Wellington Offices and in the next seven years was instrumental in growing the company from a sales team of 12 to a team of 68 sales people with 4,000 house sales worth over $1.5 billion dollars.

Since then Steve worked for Ray White in Australia who asked him to restructure their international business model so as to increase their competitiveness with RE/MAX. Steve returned to New Zealand in 2005 to become Director of Operations for RE/MAX.

In 2006 Steve returned to Wellington to do what he loves best - selling real estate in Wellington. His extensive experience in real estate spanning local, national and international markets is a huge benefit to his clients. This and his innovative and unique marketing techniques are Setting a New BENCHMARQUE in Wellington Real Estate.

I have come to Real Estate after a successful career as a primary school teacher. As a pastime I have enjoyed working in other service industries as a Playcentre Supervisor, netball coach, shop keeper, hotel receptionist, theatre usher, charity collector, fundraiser, and volunteer at Ronald McDonald House. Through my husband Gordon I am involved in the Lions Club and take an active interest in and support community activities.

Living and working in the Central, Southern and Eastern suburbs has given me a lot of local knowledge and makes me passionate about what these areas have to offer.

I love the Real Estate business and the opportunity it gives me to meet and work for people from various backgrounds and diverse cultures. It is always a privilege to be entrusted with the marketing and sale of a property and a challenge to help people find satisfaction in not just a house but a home.
