New Braunfels is now the nation’s second-fastest growingcity with a population of 50,000 or more, according toestimates released by the U.S. Census Bureau.

2013, New Braunfels was the 18th fastest growing city, in2014, it was the 13th fastest growing city, and in 2015 it is the2nd fastest growing city.

2015 total population is 70,543, a 6.6% increase from 2014.

Since 2000, total population has increased by 54%.

Comal County in which New Braunfels lies was recentlyranked the 7th fastest growing large county in the US.

Julie Willeke has over 15 years of commercial real estate experience. Shegrew up in Richardson, a suburb of Dallas, and graduated in 2002 with aBachelor of Business specializing in Real Estate and Finance from TheUniversity of North Texas in Denton, Texas.

She was employed by Sally Beauty Supply as a site selector andextensively traveled the Midwest selecting 16 new store locations.

Julie was a Tenant Representative with Sandor Development andexclusively represented CitiFinancial, Household Finance, and CheckInto Cash. She opened over 25 new stores across the Midwest.

In 2005, she was employed by Rent-A-Center as a Real Estate Managerand remained there for 8 years. She handled numerous areas of theUnited States, including the Midwest, Mid-Atlantic, and Southeast. Sheopened over 100 new stores, relocated underperforming stores,renewed leases, and negotiated lease buyouts for store closures.

Julie was a dedicated Buyer's Agent for an institutional investor,purchasing single-family homes for rentals. She purchased approximately140 homes within 16 months across the San Antonio MSA. She identifiedhomes meeting a specific criteria that would yield a desired cap rateand cash flow for the investment portfolio.

Julie has worked with numerous national tenants in helping them securelocations within the New Braunfels market. Guiding them to select theoptimal location based on income demographic, traffic count,co-tenancy, visibility, and access.

TYPES OF REAL ESTATE LICENSE HOLDERS: .• A BROKER is responsible for all brokerage acƟviƟes, including acts performed by sales agents sponsored by the broker. • A SALES AGENT must be sponsored by a broker and works with clients on behalf of the broker.

A LICENSE HOLDER CAN REPRESENT A PARTY IN A REAL ESTATE TRANSACTION:

AS AGENT FOR OWNER (SELLER/LANDLORD): The broker becomes the property owner's agent through an agreement with the owner, usually in a wriƩen lisƟng to sell or property management agreement. An owner's agent must perform the broker’s minimum duƟes above and must inform the owner of any material informaƟon about the property or transacƟon known by the agent, including informaƟon disclosed to the agent or subagent by the buyer or buyer’s agent.

AS AGENT FOR BOTH - INTERMEDIARY: To act as an intermediary between the parƟes the broker must first obtain the wriƩen agreement of each party to the transacƟon. The wriƩen agreement must state who will pay the broker and, in conspicuous bold or underlined print, set forth the broker's obligaƟons as an intermediary. A broker who acts as an intermediary:

• Must treat all parƟes to the transacƟon imparƟally and fairly; • May, with the parƟes' wriƩen consent, appoint a diīerent license holder associated with the broker to each party (owner and

buyer) to communicate with, provide opinions and advice to, and carry out the instrucƟons of each party to the transacƟon. • Must not, unless specifically authorized in wriƟng to do so by the party, disclose:

େ that the owner will accept a price less than the wriƩen asking price; େ that the buyer/tenant will pay a price greater than the price submiƩed in a wriƩen oīer; and େ any confidenƟal informaƟon or any other informaƟon that a party specifically instructs the broker in wriƟng not to

AS SUBAGENT: A license holder acts as a subagent when aiding a buyer in a transacƟon without an agreement to represent the buyer. A subagent can assist the buyer but does not represent the buyer and must place the interests of the owner first.
