SOUTH COUNTY MULTI-FAMILY SUMMARYEven with favorable demographics, South County is in the midst of a supply wave that is nearly unprecedented for the submarket and should continue through at least next year. Prior to 2014, South County had not received new inventory for a decade, tightening vacancies in this largely homeowner submarket - developers had largely concentrated on single family housing communities. With more companies increasingly expanding and relocating to the submarket and just north of the border in the Irvine Spectrum, the new supply is largely being

met with steady demand even as vacancies expand. South County’s rents are among the highest in the metro and the new supply is only now beginning to put the brake on annual rent growth. Although large communities trade from time to time or are bundled as part of bulk portfolios, inventory turnover is among the lowest of Orange County’s submarkets. Units sell at prices well above the metro average, and small coastal communities continue to be the most commonly traded asset in the submarket.
