Introducing9 Kensington Street, Te Aro

Space, location and choice!

9 Kensington Street offers a multitude of options - perhaps for a church or sports group or redeveloped as a business or group of businesses, or into a number of rooms or flats that could be separately rented out!

Kensington Street is prime land in Te Aro and near to a large number of people who; work in the area or walk through it to work or study at nearby campuses. The area has become very popular with a number of small and larger businesses – including Emporio coffee producer, a chiropractor, Prestige Print, garden centre, a yoga centre etc. It is also very popular with students and with those that frequent the very popular Cuba St area and Southern Cross.

The population of Te Aro has doubled between 1991 and 1996 and again between 1996 and 2001. This has come about because of the relaxation of city by-laws governing commercial zones in the early 1990s and the building of a number of new apartment blocks. A quarter of the people living in Te Aro are professional people and it is the largest

entertainment district including a number of picture theatres and several small theatres.

A short cul-de-sac Kensington Street is off Abel Smith Street and has easy access onto the northern motorway - and yet is very quiet and is surrounded by delightful character houses. It is just one street over from Karo Drive which has been recently redeveloped and is home to some valuable properties.

The ground floor of the property has the main entrance at the right hand side of the building and you enter directly into the main meeting room or hall that can hold 120 to 150 people. It is serviced by a separate men and ladies bathrooms, each with shower and hand basin and storage cupboards. The women’s toilet also has a washing machine.

At the Street /Western end of the ground floor hall is a glass sliding door that leads to two spacious rooms that could be used as offices, bedrooms or part of the potential further redevelopment of the property.

The main hall at the eastern and rear end also has a good sized kitchen - with good storage, a zip water heater, free standing oven, shelf for a microwave and stainless bench. This is a great space with plenty of room to prepare food for a large number of people.

The timber floor in the hall is painted with a high quality Resene Paint and the offices are carpeted. When heated the retains the warmth well. (There are electric ceiling heaters) and for potential emergencies there is a firehouse located in the corner of the Hall.

Timber stairs from the hall lead to the second level. Access is also via a front door and stairs that lead into the lounge on this level. There is a second firehouse located at the top of these stairs.

Four double bedrooms lead off the main upstairs hallway. Council Consent has been granted and plans drawn up for an ensuite to be added in the large alcove, currently used for storage and a computer station.

The bathroom features a bath with a shower over it, good sized vanity, lino floor and also includes space for a washing machine and dryer and there is a tub.

White and bright the bathroom is a good size. The bathroom is a good size. There is also access into the back of the Linen cupboard for towels etc.

The kitchen at the rear of the house enjoys good sun and features good storage, stainless steel bench, free standing oven, extractor and lovely warm timber floor. There is plenty of room for a table for casual dining in the kitchen. A window in this room looks over the contained garden at the rear - a riot of summer colour from the many perennials, annuals and roses. A peaceful haven in the middle of the city, frequented by the sparrows, blackbirds, wax eyes, finches, starlings and the odd tui and fantail.

Next to the kitchen is the dining room and at the end of the hall the lounge - again a large room with plenty of space for seating and furniture.

This is a great opportunity for any sport or church group or business that is looking for premises. With some creative thinking this property could be a high yielding investment property or the perfect location for a group of small businesses......

Steve Fejos

Born in Wellington and educated at St Patrick’s College

and Victoria University in Wellington Steve entered real

estate in August 1993, having come from a background

in property management. In January 1996 Steve was

appointed Sales Manager for Challenge Realty’s Oriental

Bay Office. Within 18 months Steve took the office into

the top 10 in the Challenge Realty Group. Steve went on

to purchase three Wellington offices in October 1997.

Over the next seven years Steve was instrumental in

growing the company from a sales team of 12 to a team

of 68 sales people with 4,000 house sales worth over

1.5 billion dollars!

Shortly after Steve sold the business he was approached

by Ray White Australia and asked to restructure their

international business model so as to increase their

competitiveness with RE/MAX. At the time over 300

sales people, in Queensland alone, had left Ray White to

join RE/MAX. In the next few years Steve played a huge

part in turning around the fortunes of Ray White and

increasing the number of sales people by over 40%.

Steve returned to New Zealand in November 2005 and

took up the role of Director of Operations for RE/MAX

New Zealand. The role was to assist broker owners and

top sales people at new and established RE/MAX offices

to implement their business plans and maintain the

momentum of the fastest growing real estate company

- the RE/MAX brand, in New Zealand and Australia.

In 2006 Steve attended a wide range of leading

international industry training seminars in Denver,

Chicago and Brisbane.

After more than 400 flights during his 3 years in his

corporate career Steve decided to resign and return

to what he loves doing most - selling real estate in

Wellington.

Steve’s extensive experience in real estate spanning

local, national and international markets is a huge

benefit to his clients. This and his innovative and unique

marketing techniques is Setting a New BENCHMARQUE

in Wellington Real Estate.

Awards received

Under the LJ Hooker brand Steve was twice winner of

the National Franchise Owner of the Year Award 2000

and 2002.

Most Productive Team Award in 2001.

National Communications Award 2002.

Top 10 International Office for Gross Commission. 1999:

8th place, 2000: 5th place, 2001: 8th place, 2002: 7th

place, 2003: 10th place.

Testimonial

Gary Ahearn, Regional Director of RE/MAX Australasia

says, “Steve brings together a vast experience and

understanding of all facets of real estate. Having been

very successful in sales in the mid 1990’s Steve really

made his mark on real estate by establishing a very

credible and strong company under the L.J.Hooker

brand. The standards he set are still the standards some

offices are striving to attain to. However it is Steve’s

ability to relate to all people in the community which is

his outstanding strength.”
