New Oracle Campus Will Change the Face of East Austin March 31, 2016 Schmitz & Smith Contributor Austin Events, Blog, East Austin, Moving to Austin, News East Austin has gone through a major shift over the past 20 years. New development, changing neighborhoods, gentrification — during a period of unbridled growth in Austin and the surrounding area, East Austin has been seen an obvious share of that growth with its location and accessibility to downtown. Perhaps no single development, however, has had the kind of impact that we can expect from a planned campus for Oracle Corp.

Where it Will be Built: Oracle’s new facility will be 560,000 square feet (a bit larger than the Frost Bank Tower in terms of square footage, as pointed out by the Austin Business Journal). It’s coming to a part of East Austin that is adjacent to the river and, significantly, close to downtown. Specifically, the campus is to be built between South Lakeshore Blvd. and Elmont Drive in a 27-acre space that overlooks Lady Bird Lake. Longtime Austinites probably still associate this general area with university housing and apartment complexes, but it is rapidly changing along with other areas so close to the central city.

A Strong Corporate Presence: Oracle has been increasing its presence here for years, and the company stands to bring hundreds of new jobs to the city with its growth. And in contrast to the tech boom/bust of the late 1990s, a company like Oracle represents a long-term, stable investment in our community: Oracle was founded nearly 40 years ago and is currently the second-largest software company in the world. According to the Austin Chamber of Commerce, Oracle presently employs about 1,100 staff here (out of more than 130,000 around the world). The new growth is expected to increase their Austin workforce by about 50 percent.

Net Impact Should be Positive: As with any development of such size, there will be some growing pains. The plans include not just large business spaces but also increased housing, including an adjacent 295-unit luxury apartment complex, which in turn could add to the already choked traffic situation along Interstate 35 at the river and alongside downtown Austin. However, anyone who has lived and thrived in Austin during the past decade or two knows that you can’t stop progress, and the news from Oracle is a healthy sign that our local economy and workforce continue to attract top businesses to the area.

Indeed, having Oracle’s presence in growth mode is a signal to other large tech companies, as well, that Austin is providing top innovation and talent for a competitive industry. A statement from an Oracle executive even mentioned a “special focus on the needs of millennials” in announcing the new campus – a nod to the young, vital generation of workers prized by cutting-edge tech firms.

Effect on the Real Estate Market: When it comes to real estate, the Oracle growth will certainly have an impact in the entire area around South Lakeshore Blvd., South Pleasant Valley and East Riverside Drive. Anyone owning property in this area (or looking to buy quickly) will likely see their property increase in value with the changing face of this area. A development of the scope that Oracle is bringing is likely to generate more investment from businesses and retail outlets, along with increased housing.

In turn, many property owners will be motivated to sell at a premium, whereas previously they were less apt to put their homes on the market. More properties will likely go up for sale than were previously available. An investor with knowledge of the area could look to the Oracle announcement as a “game changer” for that part of the city. The change also signals an increasingly different “look and feel” for this area of Austin, which has been in transition for the last few years. The East Riverside area has not typically been known as a trendy, destination-rich part of Austin, to say the least – but the right kind of growth, new residences and businesses can turn that reputation on its head.

So, when will all this happen? Oracle’s announcement did not provide an exact date, other than to say it will expand “over the next few years.” But it does mention that construction of the 560,000-square-foot complex and parking development along Lady Bird Lake is “phase one” of its expansion project, leading us to believe they will be breaking ground soon. There are no details as yet on how many buildings the campus will include, nor what it will look like, but Oracle has announced plans to work with local firms on the design. We look forward to seeing the end result.
