P eople often comment how lucky I am
to be able to legitimately walk into
someone’s home and snoop around.
How amazing it must be to see inside such
beautiful homes and talk to such interesting
people. And it is. I am incredibly lucky to
have found myself a role in which I am able to
spend all day chatting about building, design
and homewares. A role where I get to see
how others live, be inspired by their choices
in art and colour, and take motivation from
their passion and love for their spaces.
Without these kind people opening their
doors, not only would I not have a job, but we
wouldn’t be able to bring you such inspiring
real homes. I often wonder if the shoe were
on the other foot, would I let people in to
invade my private retreat, and put my story on
paper for the world to read? Our homeowners
are brave and wonderful people and we are
immensely grateful for their kindness and
willingness in opening up their homes to not
just us, but to you.
This issue four lovely families opened their
doors to me and I am honoured to share
their tales.

C ontemporary interior design owes much to the ever-evolving ways with which we

W hen choosing products for your bathroom it is not necessarily the cheapest price
that offers you the best value for money, as you need to ensure you are thinking beyond the next few months and creating a future-proofed space. There are several key elements to measuring value, including life cycle, quality and spatial design, and ensuring your bathroomware boasts elements of them all is essential. But what should you look for?
SHOWERSAs one of the most used components in the home it is critical to get it right when it comes to the shower. While there are considerations to be made around the showerhead, mixer and shelving which impact its function, it is essential to get the base right first. Safety is a key consideration, and it is essential you are investing in a non-slip base, coupled with glass that has been toughened to New Zealand standards.

Depending on your space you may need to consider how the door of the shower opens; and when you are standing in the store it can be all too easy to forget how you need it to work in your space, so make sure you are investing in a shower which has a reversible door, allowing for either left or right hinging. You also want to ensure you are working with a reputable brand that offers a variety of sizes and configurations to ensure you get what is right for your space, not just what was right in the store.

Things To Look For
Not all acrylic shower trays are equal; ensure you are investing in Lucite sanitary grade acrylic, as it is crucial the acrylic has the ability to withstand the many challenges it faces during its life. UV, temperature variation and aggressive cleaners can all have a profound effect on material performance.

Ensure metal internal mounting brackets are provided on all wall hung vanities to keep the cabinets well supported and secure.

Q When it comes to tapware in the kitchen and bathroom, where should I start?Always look for quality brands that have stood
the test of time. While your labour costs will be by far the most expensive part of your renovation or build, investing in good quality engineered products, with a reputable brand will ensure you are covered by a good warranty and aid in avoiding having to search high and low for a part should you require repair work.
Q What should I never compromise on when it comes to tapware?‘Comfort Zone’ is important with tapware - is
there enough room between the spout and the basin for all uses of the mixer, such as filling a glass, washing hands and so forth. Does the water hit the waste causing splashing? Is the handle easy to operate, does your hand fit under with ease? Does the handle stay firm over time and frequent use? Is the mixer comfortable and ergonomic to use?

A mixer is a single-hole tap which combines hot and cold water to your desired temperature. Mixers come in a variety of shapes and styles so it’s a matter of personal choice. With the help of an aerator, the flow of water is limited to about five litres per minute without sacrificing comfort. But what is more, you can save water quickly and easily by simply pressing the convenient ‘Select’ button which stops the flow of water.
Talis mixers are also available with a CoolStart function. When the handle is set to the middle position, only cold water flows from the tap. For hot water, the handle must be turned to the left. Q What should I look for when it comes to tiles?Tiles are something, which speak
volumes about you, your living style and home so you need to ensure you are selecting something that not only visually appeals, but suits the manner in which you live. If you are wanting to create the palatial effect of revered timelessness, then go for a natural stone; while for those more comfortable with something different, there is some amazing imagery and styling emerging on porcelain tiles, and from there it is simply about picking the one that ‘speaks’ to you.
I am in love with the idea of breaking the mould and changing up the format size of your tile into something big or even enormous.
Q Am I limited to using tiles only in ‘practical’ areas of the home such as bathrooms and outside?
Gosh no, tiles are now so ridiculously amazing and colourful they can be used as wallpaper! Gone are the days of tiles as a veneer or covering, they should be considered as artwork by themselves. Exterior tiled feature walls create an incredible dense visual impact of strength

and class; while porcelain tiles can now be made up to 3.2m long x 1.60m wide and used as a benchtop in the kitchen or bathroom. We can even make furniture such as tabletops or lazy susans out of the right tiles. Advances in technology even allows us to recreate photographs and images onto tiles – so you can bring Big Ben into a feature entrance wall in your home.
Essentially it is about selecting the right tile for the purpose and letting your imagination go from there.
Q What should I never compromise on when it comes to purchasing tiles?
How they make you feel. I come home every night to natural stone floors with under-floor heating, kick the shoes off and enjoy the feel of the stone underfoot and the warmth right at the extremity of the body where it’s needed most.

Q You sell a wide variety of tiles, tell us a little bit about your ranges?
We are dedicated followers of fashion and love to bring the latest trends to our shores so ensure we are present at the international trade shows each year.
Often we have people contacting us after seeing our tiles used on The Block or similar, and researching where they come from. They are often surprised to find that we have the exclusive licence to these products.
We stock what we believe are the most suited ranges for the Kiwi lifestyle, surrounds and habitats from natural stone, to porcelains and ceramics.
Q What are the next big things in tiles?You said it...’big things’. We are
now seeing 800 x 800mm tiles as the most popular size with other formats such as 900 x 450mm also gaining in popularity. We are also seeing a trend towards even larger tiles and have 1200 x 600mm tiles and even carry some 1800 x 800mm ones.
The next big thing however will be the introduction of the 2400 x 1200 x 6.5mm thick full-bodied porcelain tiles, which can provide seamless installations with zero grout lines to consider.
In terms of colours and patterns however, it is all about hexagons, texture and decorative pattern. Odd blocks and random shapes are very in!
Q Tell us a little bit about your new showroom.Having rebranded from European
Ceramics to BellaRoc not only was it a time for change, but with the growth in the market we needed more space to grow. So we have more than doubled our showroom in size and then have all of that again with our warehouse facility.

The DangerUnderstanding
I knew very little about asbestos until it began to become a buzzword around Christchurch in the wake of
the Canterbury quakes. And here is what surprised me most: when it is undisturbed it is safe, it is only when it has been damaged, or disturbed that the negative impacts on our health need to become a priority. However, that is not to say you shouldn’t be aware of it in your home, just that should you have a stipple ceiling, or other areas in which you think it might be present, now is the time to be seeking expert advice.
Boasting fire resistant properties, durability and strength, it is little wonder asbestos was used in industries where these properties are so highly sought after – textiles, vehicle brake pads and
more critically in construction materials. A natural mineral, it was mined for its wonderful attributes and while no longer used in materials made here, there are no legislation or controls in the market, which prevent the import of materials that contain asbestos; most commonly flooring and roofing materials, which are then used in the construction of our homes. A grim fact, which is of great concern for International Construction Partners (ICP) General Manager Hal Tapley. “Asbestos is still being used and mined in a number of countries around the world including, Russia, Brazil, China, Zimbabwe, Kazakhstan and the list goes on. While not all imported construction materials from these countries will contain it, the issue is, we can’t be sure. And are we really willing
to have our homes and family exposed to something which has such devastating effects on our health?”
While far from being an alarmist, Hal is a realist when it comes to the effect asbestos has on our health and is at the forefront of combating its grip on Christchurch. Having been involved with the rebuild from the outset, ICP have been actively testing and removing asbestos across the city. Emerging from founder Mark Quigley’s involvement internationally with asbestos, ICP began as a response to the lack of understanding around the extent in which asbestos is found in our homes. “There was a gap of knowledge in the market about not only where asbestos could be found, but how to safely remove it,” shares Hal. A gap

his team undertake air monitoring to ensure no unwanted particles remain. “We know that asbestos dust particles can remain in the air for a long time so it is imperative we ensure it is safe, before allowing people to re enter and inhabit the space.” New legislation being introduced later this year will see air testing carried out prior to the removal process also.
ICP however are not limited to the residential market. “Government departments have already been utilising our services for Asbestos Building Surveys and Risk Assessments which are due to become mandatory for all commercial buildings when the new legislation becomes law later this year,” explains Hal. A process which will see the creation of inventories for all public buildings to ensure those working on them, both now and in the future, are aware of what materials are used in the building, and whether asbestos has been detected.

that with their international experience, Mark Quigley and ICP have filled. “While we are extensively involved in testing for asbestos, we have also spent a significant amount of time working with Fletchers and EQC around education of their contractors and project managers to ensure they are not only comfortable with the removal process but know what to look for.”
For many the general assumption around asbestos is that homes built after 1940 won’t contain any. However it is a flawed assumption, especially with the Kiwi attitude to DIY and renovations. “We have to be realistic. There aren’t many houses that haven’t been renovated, or altered in someway and we don’t always know where the building materials are coming from. Be they imported, or those picked up from a second-hand or recycling merchant, you can’t rule out that they contain asbestos,” continues Hal. Our love for renovations has meant that in many homes, asbestos can be present in one area, but not another, which sees ICP undertake extensive surveys, and where necessary composite samples, in every house they visit. “While it depends on the house, we can never assume that just because there is no asbestos present in the soffit on the east side, that its not present in the soffit on the other side.”
Negative air pressure systems are employed for the removal of asbestos to eliminate the risk of dust escaping; before all of the contaminated materials are wrapped up and disposed of in the correct manner. At the end of the removal process Hal and

Linings: There are a variety available and it can often depend where in the house your curtains are going. Bumph is growing in popularity and gives an extra layer of warmth. It is particularly good for single-glazed windows with the added advantage of adding bulk to your curtains for a luxurious look.
Headings: When you have your curtains made, there are many headings to choose from, pinch pleat, wave, inverted, eyelet and so on. They are dependent on the weight of the fabric and how it will look when made up.
Environmental: As our sunlight is so strong, the UV rays have a huge impact on fabrics. Even windows that are double glazed are subject to fabric fading. Blinds or sheers are great for extra protection during the daylight hours.
Tracks & Rods: Your desired look will dictate where to put your tracks. If you want to make the room look opulent and grand, consider taking the tracks right up to the ceiling. This look is particularly nice with linens that puddle on the floor. T ucked on the edge of Redcliffs is a small private lane, which pre-quake boasted forty-four houses.
Nearly five years later, thirteen of them have been red-zoned, eight have either been completed or are being rebuilt, eight rebuilds are still to begin, and the rest are facing, or have faced, major repairs. It is a section of Christchurch which has been dramatically changed by the devastating effects of the Canterbury Quakes; yet amongst it all, one family have rebuilt with a clear nod to what stood before.

Designed by Stephen Crooks, this quake rebuild is all about paying homage to the
past, Lucinda Diack explains
design, complete with strong, sharp geometric lines and a spiral staircase, the original structure on the site was designed by David Allen, and since 2000 has been home to Pip, Matthew and their two children.
“When the earthquake struck on 22nd February (2011) we were, thankfully, not here,” recalls Pip. “As the house just crumbled, it could have been catastrophic.” Completely uninhabitable, the young family spent four years in rental accommodation before they could once again call their beloved site home. “We never thought we would

build,” explains Matthew, “but we had plans for minor alternations already being completed by Stephen Crooks, so when we were faced with a rebuild, he was a natural choice and most importantly, had a strong understanding of what our house had been like.”
For Stephen, a director at Chaplin Crooks architects, Matthew and Pip’s rebuild is a beautiful realisation of some of the magic and wonder that has come out of the earthquakes.
“This was our first rebuild following the quakes, and while so many across the city are paying homage to what once was, what makes this rebuild so special, is that the familiarity and essence of the old house has been restored. It is very clearly a relative, just from a different generation.”
“It’s a flash relative of the old house,” agrees Pip with a smile. “We have taken the best of what was there and integrated it into a contemporary living environment.”

The kitchen boasts the same view as pre-quake living, despite the home having been completely rebuilt. Where once the skillion ceiling of the kitchen and dining room had dark exposed ceiling beams, the couple have recreated the feel with faux beams. Painted white like the rest of the house they enhance the crisp, architectural aesthetic of the interior. A classic white Mitsubishi Electric Designer Series Heat Pump is discreetly positioned in the living room.
While the kitchen, living and dining are almost identical to the old house the laundry is now bigger, the master bedroom boasts an ensuite, and the lower level has been utilised so as to cater for teenage living. “Prior to the quakes Matthew and Pip had been looking at altering downstairs from being an under-utilised space, into a functional lower level with two bedrooms for the children. “So while the new house falls within the existing footprint, there is now far more livable space,” explains Stephen.
Drawing on the 1970s architectural statements of the previous abode, Matthew and Pip opted to retain the use of a spiral staircase. Upon entering the home, it is this bold and integral component which first captivates. Leading guests from the upper level, which houses the living areas and master suite, down to the teenage haven below, it is unsurpassed in its detailing and execution. “The stairwell is the core of the home,” offers Stephen, “and can be likened to a tree trunk. The vertical ship-lap cladding found on the outside is slightly rougher

Drawing on the history and beauty of the original 1970s modernist home, is the inclusion of a central spiral staircase connecting the upper and lower levels. Like the original home, wood has been used extensively for warmth and texture, as well as architectural interest. than the timber on the inside, which is smooth and soft to touch, like the wood on the inside of a trunk. The living areas of the upper level then radiate out from the trunk-like branches.”
“The attention to detail and execution which went into both the design and construction of the stairwell was amazing,” shares Pip. “It was beautiful watching it come together.”
Continuing the striking standard of design and quality was Stone and Tile Solutions. Brought to the team to execute the waterproofing and supply of tiles in the bathrooms and externally, the family-run company specialise in porcelain and natural stone tiles. Opting for a combination of white wall tiles, Anthracite floor tiles and Linea Blend Mosaic, Pip and Matthew were able to continue their simple, yet strikingly effective colour palette into the bathrooms with beautiful results.

It is not only the exceptional detailing and architectural nod to the past, which makes this house so special however. “From an efficiency perspective this house boasts a number of exceptional additions which sadly you can’t see,” shares Stephen. “Most notably is the edge insulated slab, which complements the extensive insulation, high performance glass and thermally broken aluminium window frames.” Essentially wrapping the edge of the foundation in a polyblock sheet, the slab edge insulation completely seals the thermal envelope of the house, ensuring no loss of heat.
Sitting at the kitchen bench Matthew and Pip reflect upon the slightly surreal feeling that things are the same but different. “It is all new but so much of it is the same that it feels right,” shares Pip. With the view across the bench and out to the seascape below, one of the many aspects of the house that has been retained, it is little wonder these homeowners were so passionate about recapturing the essence and beauty that first attracted them to this site.

“We first meet Ivan from Fowler Homes about eight years ago at a Home Show,” share the couple, “and were immediately drawn in by his passion and knowledge of the building industry.” While they weren’t quite ready to build, they knew when the time was right, Ivan and Fowler Homes were the building company for them. “With friends and family regularly coming to visit from overseas, the house needed to be functional for both long-term guests, as well as catering for the daily needs of the couple,” shares Ivan. Functionality which has seen the main bathroom accessible from both the hallway and guest bedroom, ensuring it is able to be used as an ensuite if need be, while ticking all the boxes for day-to-day living at the same time. “It was little things like that where Ivan really came into his own,” says the couple. “We had never built before and being able to tap into Ivan’s experience made the process really easy. He also had a really firm understanding of us, and our lifestyle, and ensured this was

Working in the construction industry the couple are no strangers to the detailed and expansive engineering that goes into our homes in the current post-quake building environment. ‘”We opted for a waffle foundation,” they explain, “as we wanted to ensure we were protecting ourselves and our home as much as possible from future seismic damage.” Supplied by Allied Concrete, the super slab floor, is comprised of polystyrene, steel and concrete. “It is a fully engineered, quake-strengthened flooring system,” offers Nick Gifford from Allied Concrete. “While the super slab design is supplied by us, it is installed by a local recognised installer, which in this instance was Wayne and the team at Pro Foundations.”
Once the foundations were laid it was a seamless process from start to finish. An efficient build aided by the supply of pre-nail frames and trusses from Dyers Road ITM. Arriving on site ready to go, Ivan is quick to recognise the building merchant for their high-quality product. “The end result is all about the quality of the materials used in the home,” he shares. A concept supported by Bruce Ramsay from Dyers Road ITM, “Ivan’s choice of product and supplier is based around his desire that every home he builds, results in a quality end result that he is proud to present to the new owner. And we are proud to be a part of that.”
Also proud to be a part of the process are NZ Brick Distributors and James Hardie Building Products who grace the exterior walls. With cladding providing the largest visual aspect of any home, the choice for this house was about not only conforming to the Preston Down subdivision covenants but also ensuring the products selected were suitable to the environment and achieved a textural end result.
Selected for their thermal benefits and low-maintenance qualities the couple opted for Austral Bricks in colourway Noosa Pepper. “They are the equivalent of one and a half traditional bricks high,”

Complementing the brickwork is the addition of James Hardie Linea Weatherboard and Hardie Soffits. Like its counterpart, Linea boasts a number of benefits and has been designed to battle the elements. “Linea Weatherboard is a top quality alternative to timber cladding,” explains Chris Brown from James Hardie Building Products, “and hits the sweet spot between the latest technology and classic design.” Made in New Zealand to withstand the harshest of our local conditions it is resistant to

Preparing the internal surfaces for painting was Mike Sillifant and his team from MJ Sillifant Plasterers and Fixers. “Our role is essential in ensuring the internal finish of the home is perfect,” explains Mike. Plastering and preparing the walls for paint, Mike is quick to point out that only the highest level of quality is acceptable. “We ensure we go above and beyond to produce a smooth, crisp surface ready for paint, every time.”
A dedication to detail and quality, which is much appreciated by husband and wife duo, Gretchen and Johnny Pirika. As the owner operators of Complete Finish Decorators they were charged with painting inside and out. “Everyone notices a bad paint job,” shares Gretchen with a smile, “so if no one notices our work we know we are getting it right.” As one of the last steps
in the building process, it is also one of the most important, providing the visual canvas in which life and living is to play out.
Working with the couple on their interior décor, including the paint colours was Natasha Wright from nextdore. Wanting to achieve a floor plan, which provided connection between the day-to-day living areas and the formal lounge, saw the formal area seamlessly integrated into the open-plan space. Dividing the living from the formal lounge area is the inclusion of a double-sided Escea DX1000

“There aren’t many clients who are so open to new ideas,” says Monique, “and so it was great to be able to collaborate with them to achieve such a stunning result.” A result the homeowners are equally as thrilled about, right down to the kitchen technology. As for the chef in the family, the icing on the cake was the inclusion of an InSinkErator Instant Hot Water Tap from Parex. “It is my favourite thing in the home, having hot water at the flick of a tap is great! He got his double fireplace, and I got my instant hot-water-tap. We couldn’t be happier.”
Also involved in the design of the laundry, Monique worked with the homeowners to ensure the practical rooms of the home were the perfect blend of function and aesthetics. “The laundry needed to be a functional working space, while still in keeping with the rest of the home. So we integrated a huge amount of storage, heaps of bench space, and used a complementary colour scheme to the kitchen.”

Enhancing the conservatory is the use of Matt Grey Friars powder coated aluminium joinery from Rylock Canterbury’s Pacific Residential Pro Suite. “The living room features a three leaf fold back bifold door which opens back against the cladding, giving the maximum opening possible without cluttering up the courtyard. While also providing great indoor outdoor flow,” comments Tim Facoory of Rylock Canterbury. “We also worked with the homeowners on the glass which is double glazed with a grey tint to reduce the glare inside while also providing privacy during the daytime.”

W hen the Canterbury Earthquakes left their home damaged and broken, the
homeowners of this beautiful villa decided that as well as the extensive repairs, it was the perfect opportunity to renovate their traditional rambling villa into a contemporary family home. “The floor had become split-level,” explains the homeowner, “and there was a large crack running through the centre of the home. With the ground floor home to the public areas of the house, kitchen, living, dining, formal lounge and study, and the upper level, the bedrooms, the couple have been able to completely transform the atmosphere of the house without shifting any walls. “It is amazing how just rethinking the space can change the whole feel of the home.”

Having worked with renowned kitchen designer, Ingrid Geldof before, she was a natural choice when it came to the requirements for the kitchen. “Ingrid was great, she was involved in so much more than just the kitchen and in conjunction with the team at Furnishscene, helped us to achieve a far greater result than we could have hoped for.”
“The grand old home had been severely damaged in the quakes,” explains Ingrid, “and the kitchen was in need of both repair and updating. It needed a total rethink of the way in which it was situated in the room.”
Wanting to create a more cohesive connection between the kitchen and the study, the decision was made to convert an old cupboard into a doorway to connect the spaces. “From there we made the decision to replace a window along the exterior wall of the home into doors so that the kitchen could also seamlessly open up to the pool and western courtyard,” describes Ingrid; a courtyard that previously had been isolated from the primary living areas.
The introduction of an L-shape design with a central island bench ensured the spaces not only flow effortlessly into one another but that the kitchen is a now a light, sunny, and easy space in which to work. Designed by Ingrid, the kitchen offers the best of both worlds, a contemporary space boasting the latest of technology and materials, yet with an aesthetic in perfect harmony with the age of the house.
Priding themselves on quality and service, Advanced Joinery were brought to the renovation team by Ingrid for the manufacture and installation of the kitchen. “Advanced Joinery have done a fabulous job,” shares Ingrid. “They were able to take our dream for the kitchen and translate it into a tangible reality of the highest quality.”
“We also worked with Ingrid and the owners on the manufacture of the exterior timber doors and windows required for the alteration, as well as the ensuite vanity and study joinery,” explains Greg Ayers.
“In consultation with Furnishscene we opted for Resene Triple Ash and Fuscous Grey on the framed kitchen joinery to create an interesting effect,

it was important we could translate the interior into a space that was not only relevant for today’s living but sympathetic to its history.”
“Furnishscene were wonderful,” shares the owner. “We were delighted with all of their ideas and it is really fun to use colour, not just white, in the house.”
“The homeowners wanted to not only make better use of their existing spaces, but make each one feel more inviting. Something we were able to achieve through the use of soft furnishings such as the Calucci curtains in the formal lounge, which also have a touch of luxury and colour. While in the study we were able to achieve a masculine feel, while retaining the warmth with the use of Casadeco Pinstripe wallpaper. It creates a cosy den that is great for TV watching and as a workspace,” describes Sophie Orsbourn, who worked alongside Bridget to complete the interior.

As well as the kitchen Ingrid assisted with reworking the layout of the living spaces. “The formal lounge was limited by the location of the doors to the living area, so we took the opportunity to relocate the doors and add window lights above, to increase the amount of light into the lounge, which also helped to make the room work efficiently and provide a more comfortable space to relax in. The addition of new joinery for the storage of books aided this further.”
“It was important to all involved that the alterations were in keeping with the age of the house,” shares Bridget Coles from Furnishscene. “And the end result is grand, without being over the top. The home is unique due to both its age and the way it nestles into its section so

The interior decor was completed in conjunction with Furnishscene who worked with the homeowners to capitalise the floor plan, while making the individual spaces more welcoming. and wallpaper, but completing the transformation was Top Cut Painting. “We were responsible for all of the GIB fixing and GIB stopping, as well as all of the painting and wallpapering,” shares Alex McKenzie. “Houses of this size and era don’t come around often so it was a pleasant challenge, and a beautiful alteration to be a part of. Seeing the impact a colour can have on a room is great, and this was particularly evident in the warmth and depth which was achieved in the formal lounge with the bold use of Resene Fusion.”
As well as making over the softer areas of the home, the couple continued their alterations upstairs, with the transformation of a small study into an ensuite for their master bedroom. “We simply opened up a door to the bedroom, and closed one
off in the hallway,” explains Ingrid, “which provides not only extra value to the home but convenience to the owners.”
Wanting to retain the classic feel of the home, and drawing on the exisiting family bathroom, old English tiles and traditionally styled joinery and finishes were selected, including Brilliant White wall tiles from Europica Tiles, which were laid in a brick format. Combined with fittings from Edward Gibbon the ensuite boasts a classic and timeless finish, and has become a much-loved addition.
“Older homes are becoming less common in Christchurch,” finishes Ingrid, “so it is refreshing to be able to make an old home work in such a modern way, while retaining the character and style that is there.” Out of their home for nearly nine months the couple have only been back in their house for a few weeks, and already are well adapted to life in their new contemporary surrounds. “The house was ready for a refresh and the end result is exactly what we wanted to achieve, we love it.”
The master bedroom has been transformed into a private and luxurious retreat, while the alteration of a small study has allowed for the addition of an ensuite. Wanting to achieve a timeless and classic aesthetic the homeowners opted for Brilliant White wall tiles from Europica Tiles and fittings from Edward Gibbon.

S tepping into the home of Vicki and Phil Metaxas it is hard not to get caught up in their enthusiasm and
passion. Having purchased the 1970s abode in September 2014, the couple have spent the last six months making their mark. “From the moment we walked into the house we could see its potential,” shares Vicki, “and instantly knew it had to be ours.”
Transforming the home from ‘drab to fab’ has been a labour of love for the
couple, who have lived and breathed the renovation, undertaking most of the work themselves. “As well as project managing, Phil did a lot of the handyman work himself,” explains Vicki, “and getting stuck in and being involved, has allowed us to form a much deeper attachment with the home.”
The couple did however turn to a number of experts to assist with the more challenging areas of the renovation, like the kitchen. “We wanted something really
special,” offers Vicki. “And the guys at Misco Joinery achieved that for us.” For the family-run joinery business, Vicki and Phil were dream clients. “They knew what they wanted, right down to the finish,” shares Stacey Williams of Misco Joinery, with a smile. “They had carefully considered their family needs and come up with a functional concept that we were then able to perfect for them.”

through the manufacture and installation process, ensuring they are on hand to guide and assist from beginning to end. As well as being streamlined in its design and aesthetic the kitchen also ticks all the boxes when it comes to functionality with the addition of soft close technology, a twin bin system, and Dezignatek cabinetry in Caribbean white gloss, all of which were selected for their high-quality finishes.
As well as being suitable for day-to-day family living, Vicki and Phil wanted to ensure their kitchen was perfectly crafted for entertaining, which saw the inclusion of a walk-in pantry, allowing them to shut away the mess. “In contrast to the kitchen, the walk-in pantry cupboards are melamine Bianco Rift,” shares Stacey. “It is a compact, yet highly functional space.”
Taking centre stage in the kitchen however is the bold benchtop. “I knew I didn’t want white,” explains Vicki. “And as I love black it was an easy decision. Black is also one of those great colours that you can change the aesthetic of, simply by changing your accessories. Plus it brings a richness and depth to the space that we just love.”
Designed in conjunction with Micso Joinery the kitchen is one of Vicki and Phil’s favourite rooms in the home; the depth the black granite benchtops from AGM Stone bring is unsurpassed. Wallpaper has been used with brilliant effect in both the powder room and the guest bedroom. Vicki knew before they had even moved in where her beloved Le Forge chandeliers’ would hang.

Having purchased the house in September and moved in October, Vicki and Phil were eager to have their house functional in time for Christmas of the same year, and credit Advanced Granite and Marble (AGM) in helping them to achieve their dream. “While everyone involved in the home was amazing when it came to the tight deadline, AGM Stone went above and beyond, delivering and installing our three benchtops extremely fast.” Having been provided with a picture of the design they liked for their breakfast bar, Andrew Muir and his team at AGM set about recreating it. “There are three benchtops in the kitchen,” he shares, “but it is the breakfast bar which has really become a feature.” Wanting to replicate a waterfall edge with a negative detail it has become a key talking point in the home. “Everyone comments on it,” shares Vicki. “And it is exactly what we wanted.”
As well as modernising the downstairs with a new layout and kitchen, Vicki and Phil wanted to ensure the home was cosy and warm year round. A decision, which saw them bring Southtile to the team. Able to retrofit wall, ceiling and underfloor insulation they were a natural choice when it came to ensuring the thermal envelope of the home was up to scratch. Coupled with Autux Greenstuf insulation, a New Zealand product comprised of recycled plastic bottles, Southtile worked with the Metaxas’ to install a ground vapour barrier. “Essentially it stops moisture rising up into the home,” shares Jason Green from Southtile. “Ensuring you have a drier home, which ultimately is easier to heat, saving you money on your energy bill, not to mention creating a healthier living environment.”

Going hand in hand with wanting to create a warm home was the couple’s desire to be able to shut the door on the noise and hustle and bustle of the surrounding suburb and busy roads. “Where once there was an old 1970s slider, we now have beautiful bi-folds connecting the inside with out,” offers Vicki, “and the added bonus is how quiet it makes the house.” Supplying and installing the new aluminium double-glazed doors and windows was UDR Joinery. “Vicki and Phil were looking for joinery which gave them maximum heat retention, as well as an additional barrier from the street noise,” explains Fordy Ratahi from UDR Joinery. “With this is mind, as well as the age of the

Julie Williams puts on her DIY hat and gets creative
with an old dresser
YOU WILL NEED:
an old dresser or piece of furniture (my dresser was a mahogany colour)
sugar soap
fine sandpaper
paintbrush
Annie Sloan Chalk Paint
Annie Sloan Soft Wax
soft clean cloths
S tart by cleaning down your selected piece of furniture with sugar soap to remove any old dirt and grease,
before lightly sanding to ensure you are working with an even, clean surface.
Once you have prepared your surface apply a coat of your selected Annie Sloan Chalk Paint and leave to dry. Wanting to achieve a classic shabby chic look, I opted for colourway, Old White.
While not always necessary, I applied a second coat to some of the areas that looked a little thin or transparent. However, only do this if you feel like you need more coverage.
When the paint has dried lightly sand small areas back down to the wood to achieve a distressed look. A simple search for distressed, or shabby chic, on Pinterest will provide inspiration on this, areas such as corners and edges are a great place to start.
Lastly, apply the Annie Sloan Soft Wax with a soft lint-free cloth, apply it to small areas at a time and work in circular movements. Make sure you do it gently so as not to rub off the paint. While the wax will take a week to harden, it protects your surface and ensures it won’t mark.

S ustainability is the catchphrase of our times, a vague and emotive word that gets bandied about every
day, but what does it actually mean? Politicians use it a great deal when they really mean economic viability, while traffic planners frequently call on the need for sustainable public transport. Even coaches use it to describe a sports team with good future prospects. However these examples have little to do with reducing our dependence on the world’s natural resources or living within our environmental means, which is effectively what sustainability is all about. The definitions of sustainability are of course many and varied but the one I like refers to it as ‘the ability to continue a particular behaviour or process indefinitely’. And for this to happen, we must work within our planet’s environmental capacity.
Because buildings account for roughly 40% of the world’s energy consumption, environmentally sustainable design, or ESD, has become an important consideration in every build. Unbridled energy consumption is having an enormous, and some say irreversible, effect on the world’s climate. Architects therefore, have amazing potential to influence future world energy use and the consequential environmental effects. A significant responsibility and one that should not be taken lightly.
Buildings are very complex creations, built up with hundreds of different products or materials in numerous layers of cladding, insulation, services, technologies, linings, finishes and fittings. The resulting fabric is an intricate weave into which the thread of sustainability must somehow be woven. Design
decisions, for even relatively minor aspects, can have a lasting effect on building performance. And not only do we need to carefully consider how these elements are chosen and assembled together in the finished building, but we must also take account of sources of the materials; the manufacturing processes they go through and shipping distances involved to get here. There are literally thousands of choices available in the building industry marketplace and it can be very difficult convincing a client that a locally made product with good green credentials should be selected over a cheaper ‘less sustainable’ product from overseas that does the same job.
This analysis and decision-making process must be repeated many times over in the design of just one building and sometimes it can all seem like too much hard work. But there is one key aim that we should never lose sight of, and that is that every habitable building should be as energy efficient as possible. The Passive House standard has shown that it is possible to design a building that does not require a heating appliance at all - in virtually any climate around the globe. This impressive feat is achieved simply through a combination of good design, high levels of thermal insulation, airtightness, minimising thermal bridging and the use of an efficient heat recovery ventilation system. Utilising these principles will help create buildings that are sustainable, healthy, economically viable and a joy to inhabit!
