As we descend down the slippery slope to Christmas

and the start of another year, I find myself looking

both back, and forward. Back on the year that has

been, the challenges that have been overcome and

the precious memories made; and forward to the year

that is about to start and the excitement that comes

with having things to look forward to and achieve.

My house started the year with a list of things to-do

attached to it, and I am very happy to say most of it

has been achieved. The interior of our home has been

tackled and like many of you we have embraced the

trend for colour – with vibrant splashes in our fittings

and furnishings. Looking forward to 2015 in our

interior section (page 27) this issue, I was delighted

to see that colour remains a must-have for the year

ahead. From vibrant paint colours, to bold patterned

wallpaper, to statement pieces of furniture, now is the

time to be brave and embrace it.

For the abode team 2014 has been a busy year. We

have rebuilt houses, got married, been to Europe, sold

houses and bought new ones. And looking forward

to 2015 there are more new beginnings, excitement

and challenges to come. In amongst which we will

continue to bring you the best of the best in interiors

and the latest inspiration and information when it

comes to building and renovating. We can’t wait!

We wish you all a very Merry Christmas and a safe

and happy start to 2015.

Simply ExquisiteKnown for its exquisite craftsmanship and attention to detail, Phill Badger of Sefton Powrie has a reputation for classical furniture. His latest piece, the Suradio sideboard, is the centerpiece in a striking collection of mid-century inspired furniture. Designed with functionality in mind, the sideboard includes a grid of holes in the back panel allowing for cords to be fed through and ventilation for electronics that may be stored within. The piece’s moniker, Suraido, translates as ‘slide’ in Japanese and is a nod to the sideboard’s inspiration and considered utility. Simply beautiful. seftonpowrie.com

The decision whether to opt out of EQC is a daunting one, and for many not a decision taken lightly. For these homeowners it was a decision based on expert advice and what was best for the long-term health of the home. “We chose to opt out and undertake the repairs ourselves as EQC would only pay out for some of the work required,” share the homeowners. “For example in regards to the cracks in the cladding, they would rake and fill only, however the advice we had from Resene Construction Systems was that this would not be considered a satisfactory way of repairing the cracks. They instead recommended a complete re-plaster.”

An undertaking that would ensure the home was not only repaired but a warm, safe and modern environment in which to live for years to come.

“The team at Resene Construction Systems were great,” share the homeowners. “From sending someone

out to scope the work, to their advice and assistance, they were invaluable in guiding us through what needed to be done.”

No strangers to repair work in Christchurch, Greenwood Trade Professionals were a natural choice when it came to carrying out the repair of the exterior; and like Resene Construction Systems were in a full agreement that a re-plaster was the better option. “This was a typical stucco home that had sustained a lot of cracking from the quakes,” shares director Declan Foran. “A full re-plaster with mesh and paint was required to not only repair the home to the current building standards, but ensure it was weather tight.”

“Declan and his team were fantastic,” share the homeowners, “not only did they do a great job but they were a delight to have on site.” As licensed Rockcote applicators they quickly set about transforming and repairing the

damaged exterior. The result of which is a streamlined, contemporary abode.

“To achieve the desired look we used a full fibre glass mesh plaster Rockcote system with a premium mineral based texture finish,” comments Declan. “This was then painted with Resene Limelock and Resene X200 for protection from the elements; before being finished in Resene Heathered Grey.” Adding a touch of contrast, the trim and front door were then painted in Resene Thorndon Cream.

Completing the transformation of the exterior was the replacement of the garage door. Selecting a Camden Insulated Garage Door from Ashton Garage Doors has ensured the homeowners are able to use the garage as another room, with the insulated door offering a thermal layer to keep heat in. Like the down pipes and guttering from Canterbury Architectural Spouting, the garage door has been painted in Resene Grey Friars. Bringing depth and added detail to the exterior.

contemporary, light filled space. Partnering with Ross Bailey and

his team from Ross Bailey Builders to carry out their wishes, the homeowners elected to project manage the repairs themselves; a daunting and challenging task for the mother-daughter duo. “Like many in Christchurch our repair took a while to come to fruition,” they share, “and yes it was a challenge, but it was one made much easier by the knowledge, experience and professionalism of Ross and his team.”

For Ross and his team the quakes have seen not only a change in the type of work they are doing but their own structure. “As well as our building team we now also have our own team of plasterers and painters,” shares Ross, “which ensures we are able to streamline the process much more for our homeowners, and most importantly control the quality.” Leading the repair and painting team was John Bailey and his four-legged companion Missy. “John and Missy were wonderful,” share the homeowners. “We couldn’t have done it

without them.” Repaired, plastered and painted in Resene White Linen has seen the interior given a new lease of life.

For Ross, John and the team however the most critical room-requiring repair was the upstairs bathroom. “Like many homes across the city, the seismic movement had resulted in broken pipes which in turn, results in extensive water damage,” comments Ross.

Repairing the bathroom floor joists was a large undertaking but one which allowed the homeowners to enhance what once, was. The compact nature of both the homes bathrooms meant careful selection of fittings and furnishings in order to achieve maximum space and functionality. Both bathrooms were completely gutted and have been replaced by modern spaces which have been beautifully executed and designed.

Upstairs floor to ceiling tiles achieve the ultimate in luxury. Purchased from Europica Tiles, the Carrara White is a striking porcelain tile that boasts

“It was a major overhaul,” shares the homeowners. “As well as the new paint job and bathrooms, we re-carpeted and updated the kitchen with new cabinetry.” Drawing on the exterior colour palette the glass splashback was colour matched to Grey Friars, adding not only functionality but a touch of drama to the kitchen. “In addition to the existing under floor heating, we also engaged LG Air to install four new heat pumps throughout the house,” comment the homeowners. A decision which has ensured their home is warm, dry and energy efficient.

For many the repair process is a long, challenging and exhausting process, and this was no exception. “Living in Christchurch is exhausting enough,” share the homeowners, “without the added stress of having to repair and renovate your home to make it livable. We partnered with people who were on the same page as us, and who were able to see what we wanted to achieve which was great. They made it an enjoyable challenge and we couldn’t be happier with the result.”

Perfectly designed for outdoor entertaining the home’s backyard is a delight to be in. Re-plastered and painted in Resene Heathered Grey, the exterior has been transformed from its previous damaged dark-red stucco appearance, into a modern and sleek abode.

Breathing new life into something old is not a new concept, however undertaking such a concept while having a positive impact on both the environment and lives is. Meet d-Bodhi, a quirky, innovative range of contemporary furniture and home accessories. Each piece of which has been crafted from unwanted boats, houses, pipes, mining equipment and so forth, all while having a low environmental impact and creating over 800 jobs in Indonesia.

The entrepreneurial owner and manufacturer of d-Bodhi, Raymond Davids, has gained international success with his range of furniture, picking up five awards at the annual International Furniture Fair since its launch in 2007. While the ‘d’ in the company name pays homage to its owner, ‘bodhi’ is the Sanskrit word for ‘enlightenment’ or ‘awakening’, an indication from the outset that this furniture is something special.

Distributed in New Zealand by Synargy Corporation, and sold through Hunter Furniture, d-Bodhi utilises old recycled teak and gives it new life through great design. Where once the colourful fishing vessels of Indonesia would be left discarded to decay, they are now being transformed into modern designs, fit to take centre stage in our interiors. Bold and quirky each piece has been painstakingly up-cycled by skilled Indonesian designers and craftsmen into functional furniture;

perfectly marrying the past with the future. Essentially, reclaimed wood and iron waste from a remote village in Java will become a dining table, chair, TV cabinet or even a sideboard for a family here.

The on-going challenge for the company is its search for unwanted timber, iron and materials. A search that often sees staff hunting for old teak in remote East Java villages, some of which are inaccessible by road. This area of Indonesia however still sees many people build simple teak ‘knock down houses’

under which local custom decrees that every third generation of family should build new. A decree, which sees the old house demolished. Paying a fair price for it, d-Bodhi then retrieve this discarded timber, all while ensuring the family is left with enough money to build their new house. Similarly, money paid for discarded sea boats aid the local fisherman in purchasing a new vessel.

The company says its cornerstones are respect for the law, no acceptance of corruption, no use of illegal resources, no child labour, no forced labour and no

exploitation of human resources. As well as working towards becoming

carbon neutral throughout their production and operations, they have entered into a tree-planting programme with Trees4Trees, a non-profit foundation established in Indonesia to work on environmental and humanitarian programmes. An initiative that sees a portion of each sale donated to the foundation.

While each piece undergoes a lengthy and laborious process to be transformed from discarded waste to treasure, the evidence of what once was, is clear for all

Make the most of your space

Lesley Storm from Edward Gibbon

guides us through maximising space in

the bathroom without compromising on

aesthetics

Even the smallest bathroom offers the opportunity to display a great sense of style combined with optimum functionality. Simple design choices can simplify and streamline your bathrooms design, and the fact your room is limited in space will make you look more closely at what you really need, resulting in a bathroom that has been designed specifically for you and your home.

The smallest details will go a long way, and the right choice in fixtures will impact the size and visual appearance of your bathroom. There is commonly a bit of a divide between your dream bathroom and the reality of your own bathroom. With considered design

Cara Slim Alumino 900 Floor Exochique.

choices, you will be surprised how little you need to sacrifice to create a space you will enjoy using every day.

VANITIESTo get the most out of a small bathroom, select pieces with sleek compact design. The Athena Cara Slim is the ideal choice for mid-small bathrooms as its compact design offers a generous basin size without compromising on clear surface area. For example, the 900 size offers a generous 480x250mm basin but the size front to back is 70mm narrower than a standard vanity, which is usually 460mm. Pair with the Cara slim top with an Alumino cabinet to achieve the ultimate

Page 25: Abode November/December 2014

in minimalist design. The absence of handles can streamline the flow of an often-tight space.

A separate toilet is ultimately the smallest room in the house – deliver a pop of style to the otherwise utilitarian space with a great looking hand basin and cabinet. The Mini hand basin range by Athena gives two choices of basins on two different cabinet designs so you can choose the unit that is just right for you.

Opting for a wall-hung vanity can also be beneficial in a small space. As well as helping the bathroom appear bigger, mounting a vanity above the floor can free up space for items such as bathroom scales, or waste bins to be stored. Storage

must be considered when deciding between a wall hung and floor standing vanity. A floor standing cabinet certainly has a larger area for storage, but if you have other spaces to store bathroom items such as a mirror cabinet or cupboard, this may not be such a defining factor.

Fitting the largest vanity that space will allow isn’t always the best option for a smaller room as the space can very quickly feel cramped and cluttered. A smaller vanity paired with a recessed mirror cabinet like the Athena Soij will deliver comparable storage and the extra space gained will allow more comfortable movement in the bathroom. The storage provided by even the smallest mirror

Cara Alumino 750 Wall White Ash with Soji 750 mirror cabinet.

cabinet can be useful. Storing commonly used items out of sight leaves the surface of the vanity free from clutter.

SHOWER OVER BATHMaximum functionality is an absolute must in a small bathroom. The ideal bathroom will feature both a shower and a bath but you don’t need a separate shower and bath to create a great looking bathroom. By combining the two together in a modern shower over bath situation, the space can be most effectively utilised and allow room for other bathroom features.

The Athena Solace and Liquid baths are suitable for use as a shower over bath. The Solace has been designed specifically to deliver the best of both worlds, as the generous area at the waste end of the bath means the Solace is ideal for showering over, while its sloping back support offers a comfortable recline, making it perfect for a relaxing soak.

Although a shower curtain can be a way to display your personality, it also creates a ‘block’ of colour, which can visually separate the room. A glass bath

AS WELL AS HELPING THE BATHROOM APPEAR BIGGER, MOUNTING A VANITY ABOVE THE FLOOR CAN FREE UP SPACE FOR ITEMS SUCH AS BATHROOM SCALES, OR WASTE BINS

HOT TIPS FOR SPACE

Use colour and reflection to your advantage!

• High gloss cabinets such as the Athena Exochique colour range or mirrored tiles will help reflect light in the bathroom, while creating a bold yet practical surface.

• Use strips of colour to draw the eye up and increase the space visually.

• Colour can alter the perception of a room’s size, using soft light colours will create a more open feel in a small space.

• Pops of bold colour in your vanity cabinet, towels or accessories can provide a bit of personality without negatively impacting the visual sense of space.

screen is a great way to keep the space open and modernise the feel of the bathroom. The Athena Allora swing panel features a 460mm wide return, designed to allow for a vanity to be situated in close proximity to the bath. Offering more bathroom layout choices while also protecting the vanity against water.

Even small spaces can provide the ultimate retreat – consider upgrading to a spa bath which takes up no more room than a standard bath but undeniably delivers a luxurious like feel.

MIRRORSOften overlooked in the planning stages, a mirror is an important feature of any bathroom and the right choice of mirror is especially crucial in smaller spaces. Mirrors create the illusion of space and reflection of natural and artificial light makes a bathroom look brighter and more spacious. In tight spaces, consider choosing a mirror that continues past the sides of the vanity. edwardgibbon.co.nz | athena.co.nz 03 366 7137

A Colourful Forecast

The evolving world of wallpaper is set to be brighter, bolder and even more fun in 2015. We take a look at

what you can expect

Eijffinger, Ibiza 5 panel Mural

The interior of a house is in many ways what translates the structure into a home. The fabric, fittings, furnishings and décor tell the story of those who live there. And now more than ever our interiors are bold, bright colourful statements, featuring yellow barstools, red couches, vibrant wallpapers and feature panels of paint. And 2015 is set to see the colourful vibrant trend continue.

The walls of your home are a great place to start when it comes to embracing colour and pattern in the home. One of the most recognised

and turned to wallcoverings on the market is of course wallpaper. “It is a term everyone knows and can relate to,” shares Piers Braddock of Aspiring Walls, “whether you have it in your home or not, everyone knows what wallpaper is, and the look it can achieve.”

However, with the increase in wallcovering options and advancements in digital printing there have been some changes to this paper product. “Mostwallpaper these days is textured, which now ensures it is producing a deeper more defined look to your wall,” continues Piers.

While for those with a preference to a painted-finish, paintable wallpaper allows the versatility of selecting much loved paint colours, while having the depth of a subtle texture, or bold pattern underneath.

But where will wallpaper take us in 2015?

A Paper AlternativeWe saw them in 2014 and we will continue to see them bigger, better and more realistic in 2015 – faux textures are here to stay. “Brick walls, distressed panelling, industrial textures and the list goes on,” shares Aspiring Walls Design Manager,

27wallpaper

Page 28: Abode November/December 2014

NOVEMBER/DECEMBER 2014

Dave Abbott. “And with each new release they are getting more and more realistic. Many now also have embossed or textural elements to them to help achieve a more realistic surface profile.”

In Christchurch where the seismicmovement of years gone by has resulted in a preference for lightweight construction materials, we are seeing more and more homeowners opt for a wallpaper rather than the real thing. “I was very particular about where I was putting my family, and what materials I was surrounding them with,” shares Christchurch homeowner Gordon Bennett. “Through wallpaper we were able to create the illusion of stone

and concrete – ensuring we have the texture and depth we wanted, without the use of heavyweight materials.”

An Old Pattern In A New Way From bold and stylised, to soft delicate illustrations, floral patterns will continue to remain a popular choice. “We are seeing the delicate nature of floral designs translated onto the walls in various manners,” shares Dave. From bold coloured tight compositions in the Eijiffinger collection to the sprawling softness of the Waverly Classic range, there is a floral pattern perfectly suited to every space and occasion in the home.

For Dave however it is the delicate and nostalgic nature of floral patterns that are seeing them being used time and time again. “We are seeing a resurgence of beautifully drawn florals, presented in soft tones. They hark back to when design was a craft and ignite notions of nostalgia.”

Like florals, the Damask pattern has stood the test of time and offers a classic touch to the walls. “We are seeing some wallpaper collections pair damask not only with traditional soft metallic tones but with vibrant teals, purples and soft pinks for a more contemporary and bold appearance,” shares Dave.

Wall Murals Set to take centre-stage in 2015 however is the wall mural. “Essentially wall murals have emerged as an extension to the feature wall,” offers Dave. “Used for several years within the commercial sector, they are gaining popularity within the residential market as they allow homeowners to put their own personal stamp on the wall.”

While there are a range of wall murals on the market available to simply buy and hang, Aspiring Walls have taken them one step further with their MyVision Custom-Made digital murals. “They offer homeowners the chance to have something completely unique,” comments Dave.

Powered by HP, MyVision is an online system that uses the latest in digital printing technology to allow homeowners to upload their own high-resolution image and turn it into a custom-made wallpaper mural. As our city recovers from the shockwaves of the last few years we are slowly seeing recovery, repair and rehabilitation emerge across all facets. Streets are once again filled with habitable abodes, shops and restaurants are re-opening and the heart and soul of Christchurch is firmly finding its feet once again.

Playing integral roles in the rebuild of our city and it’s personality, are our designers. Be they specialists in bathrooms, kitchens, interiors, homes or commercial buildings their talent, experience and knowledge is essential. From the architect who formulates the structures in which we reside, to the designer who crafts the canvas upon which we live, to the kitchen and bathroom specialist who moulds our most used spaces, to the product designer who provides us with the finishing touches; each one contributes to crafting the ‘whole’ in which we call home.

Stepping inside this world of designers we met four creative Cantabrians working tirelessly to help us rebuild our city.

Greg Young of Young Architects

Architect

Q What do you do?Despite being a small design firm, we specialise in an array of design

including hill houses, holiday homes and apartments. We also selectively design small commercial buildings. We continue to be heavily involved in helping people rebuild their homes after the Canterbury earthquakes, and I suspect will be for quite some time yet.

Q What is your point of difference? We focus on our clients brief without any preconceived ideas.

We aim to design the best building for our clients’ brief, budget and site – and this will often be completely different in appearance to what they had in mind.

Most of our designs are recognisable for their use of timber. I love the strength, durability, flexibility, and warmth of natural timber.

Q What excites you most about the Christchurch Rebuild?A real motivator is the legacy of the

good design we can leave behind. It is this, which marks the era of the rebuild. Replacing old, cold, poorly designed homes, with modern homes appropriate for their environment and our lifestyles.

Q What is the number one piece of advice you would offer a client?

Be open minded – by going to a design professional, you need to trust that their job is to improve your quality of life through the built environment. Be detailed with your brief, but open to alternative interpretations.

Q What is the biggest challenge of being an architect? At the moment, it is keeping up with

the ever-changing costs of building. We do our best to achieve this by working very closely with our preferred builders when we can, and working step by step with quantity surveyors on cost estimates when we can’t.

Q What is the one thing homeowners should never compromise on when it comes

to designing and building a new home?Quality. Your home is normally the biggest investment of your life – don’t cut corners with design, construction, or materials. Remember that “amateurs practice until they get it right; professionals practice until they can’t get it wrong”.young.co.nz | 03 384 7879

Nicky Claridge of NC Design

Kitchen and Bathroom Designer

Q Who is NC Design?NC Design was formed in April 2014 and is growing every week!

After 15 years designing bathrooms and kitchens for various outlets from Wellington to Wanaka, this year felt like the right time to step out on my own, and I haven’t looked back.

Q What do you love most about your job?The majority of my work to date has

been designing, supplying and managing the installation of kitchens and bathrooms into new homes. However, I get the most satisfaction from renovations. There are so many Cantabrians out there who’ve never considered having to renovate let alone totally replace. It’s my mission, if you like, to make what can be a challenging and often daunting task, a fun and enjoyable experience with results to match.

Q What is your specialty?I have chosen to limit my client base so that I can provide the type of

service they deserve - a ‘one off’ design that’s ergonomic and created with their comfort and lifestyle in mind. I create

spaces to be enjoyed that aren’t the same as the neighbours.

In some houses there can be limited options for layout, that’s when I like to play with different heights, colour accents and lighting to create something unique.

Q What excites you most about the Christchurch Rebuild? What’s not to be excited about!

I’m a 30 something Christchurch girl who’s lived through the shakes and come out the other side a stronger and more determined being. The opportunity we’ve got to re-shape our city into something special is the shining silver lining to

the terrible times we’ve been through together. I love my city and every kitchen or bathroom I help rebuild fills me with that good old Cantabrian pride.

Q What is the number one piece of advice you would offer a customer?

Don’t rush in. There’s nothing worse than standing in your new space and thinking “if only…” A new kitchen or bathroom is a big investment so getting the right advice from the right people is the key to creating the absolute best spaces your money can buy. ncdesign.co.nz | 021 240 9225

Rachael Hemingway of Joe Jandals

Product Designer

Q How did Joe Jandals come about? As a stay at home mum to three

gorgeous boys I would daydream of having my own business one day whilst hanging out the washing! The turning point for me was the February 2011 earthquake, living in one of the worst affected areas (and still waiting today for our home to be repaired), this event hit home that life really was too short. I had the name Joe Jandals floating around in my head for years, and to me it symbolises an average Kiwi who really wanted to do brilliant things. From starting out with cushion covers, I have expanded the online business to include Living On The Edge (LOTE) Furniture, LOTE Furnishings and very soon LOTE Lighting and LOTE ART.

Q Tell us a bit more about LOTE Furniture? I love the fact that if you have a

LOTE Furniture piece by Joe Jandals you

will not go to a dinner party and find the exact same piece in someone else’s home. You are buying an original bespoke item that is unique to you and your home.

I spend hours sourcing the perfect item – no matter what condition it is in – and then have the best professionals work their magic, ensuring we are only producing high quality products. I look for furniture that has its own style and transform it into something really special. At the moment retro pieces are highly sought after, and I have the most amazing scalloped shape couch and matching chair, however I am still on the lookout for the perfect fabric to turn this old girl into Cinderella.

Q What excites you most about the Christchurch Rebuild?

Being able to take a few risks with my design style. With the new modern homes of today featuring lovely white walls, a bold colourful stand-out piece of furniture can magically transform a room, and this is where I am at my best.

I have some bright and courageous LOTE furniture pieces nearly completed that have been designed to complement the bold, modern and beautiful city that Christchurch is going to become.joejandals.co.nz | 027 203 0150

Emma Morris of Eternodesign

Interior Architect

Q Who is Eterno Design?Lead by myself, Eterno Design are specialists in designing both

residential and commercial interiors. Undertaking work across New Zealand and off-shore, our aim is to bring our clients dreams to fruition and guide them throughout the journey of creating their dream home.

Q What do you do?Interior architecture, everything from kitchens and bathrooms, to

laundries, fireplace joinery, walk-in-robes and more. We also do soft furnishings for

living spaces and styling. Specialising in designer kitchens and bathrooms has meant we are able to seamlessly marry function and the latest technologies with design.

In the residential sector we do everything from refurbishments, EQ repairs and rebuilds, new homes and project coordination with trusted architects, and builders.

I do enjoy new builds, as they give me the opportunity to start with a completely blank canvas, and work directly with the client to bring a vision to life that captures the true essence of the design of their home.

Q What is your interior style?Less is more! I am a bit of a perfectionist, but I have a passion

for colour and detail and like to be able to create a seamless continuity between internal and external spaces. I believe interiors should be classic, simple and elegant, but most importantly functional.

Q What excites you most about the Christchurch Rebuild? This is an extraordinary time for

designers. We have been given this opportunity to be a part of something exciting and invigorating as we set about creating a unique and exhilarating new city. It is an opportunity for us to both embrace our environment and push the boundaries in order to re-create our beautiful Garden city with an unspoken language of great design and effective,

efficient town planning, with exceptional design and architecture.

Q What is your top piece of advice for homeowners? It is very important to engage a

professional early on in your project. A qualified designer will often save you money in the long run, as they are aware of certain important aspects to consider and will plan ahead accordingly.eternodesign.co.nz | 021 246 5753

Q Tell us about the history of Fowler HomesBack in 1984 Fowler Construction

Ltd emerged from a need for traditional homes to be built in volume. An initial range of nine plans, to suit typical sites, were formed, and these are now called standard plans. We priced these to a fixed price and marketed them to the people of Christchurch. It proved incredibly successful and very quickly made Fowler Homes a desirable option for design and build homes.

Q How long has Fowlers been a nationwide company? In 2000 the Marlborough office was

opened, and within two years we had built over fifty houses in the region. Following the success of the first satellite office, the winning formula was repeated in 2003 with the opening of an office in Nelson, and Ashburton was soon to follow.

With a core of South Island operations we began to see enquiry from outside the regions where we were represented,

BUILDING Style We talk to Ivan Stanicich about

building with Fowler Homes, and why they are regarded as one of the most trusted building companies around

42 home building

Page 43: Abode November/December 2014

43home building

NOVEMBER/DECEMBER 2014

most notably from friends of clients we had already built for, and so we decided to take the operation nationwide - from Invercargill to Northland.

Q Why would I build with Fowler Homes over someone else?We offer a very unique service.

From the initial meeting, our directors and qualified sales people work closely with clients to design a home to suit their lifestyle, personal needs, budget and site.

We never want to build too many homes and lose the quality our clients have come to expect. We are also solely focused on making the build process transparent, affordable and fun.

Q What are my options when it comes to building with Fowler Homes - do I have to choose

from a plan book?We do have standard plans you can select from, but typically our award series plans are the starting point for many. We often then combine features from these plans

and reassemble them into a unique design to suit you and your needs. This process is standard for us; we don’t build any one home the same as the other.

Q What does being a Registered Master Builder mean to Fowler Homes?

Being a Registered Master Builder means we can offer our clients a 10 year guarantee which gives them piece of mind that they are protected by a body of professionals who act for them should we fail to meet their expectations.

Currently on the local executive and the chairman of the volume builders I am proud of our group and its ability to help clients sort out any issues that arise. We recently even completed a home for a client whose builder got into financial difficulty.

Q In a recent BRANZ survey, New House Owners’ Satisfaction Survey 2013, Fowler Homes was

awarded as having New Zealand’s most satisfied clients for a national building company. Tell us about this. This blew us away. BRANZ decided to survey people covering how satisfied they were with their builder, the build process and their new home. As well as the quality of their home, the homeowner rated their builder and designer, and discussed how they chose their builder.

The report covered numerous questions and provided valuable data. 77% chose Fowler Homes for our quality and reputation, 46% for fixed price certainty, 38% for timely completion and

35% once they saw previous work. All of which reinforces why we enjoy

over 88% of our business from referral and repeat clientele.

Q How have the Canterbury Quakes impacted building in Christchurch? The last four years have been a difficult

time for us all. Our business has been steady throughout, and we have stuck to our core business of design and build; and haven’t changed our overall capacity so we can continue to deliver what clients need.

One of the major changes has been the new requirement to foundations and floors. Where Canterbury was nationally cheaper, it is now one of the dearer regions for this aspect. All these changes are designed to make our homes more resilient to future events.

Q Are you seeing progress being made in the rebuild? There has been lots of progress in

many areas. We have seen some clients rebuilding on their current sites and equally have seen people relocating to new areas.

We have continued to only build new dwellings as this reflects our history and core business. I am delighted to see people move into their brand-new homes and seeing large smiles return to their faces. Our rebuild business continues to represent 30% of our overall capacity.

Our insurance rebuilds are only for people who specifically request Fowler Homes as their builder of choice – we want to continue to offer this as our main point of difference. fowlerhomes.co.nz | 0800 4 FOWLER

NOVEMBER/DECEMBER 2014

Style Gaining an insight into flooring, Lucinda Diack talks to Kevin Houghton from Polished Concrete

44 flooring

Q Who is Polished Concrete Ltd?Working throughout New Zealand for over twenty years we produce

aesthetically pleasing, durable flooring for a wide range of commercial and residential buildings, and we are now the largest polished concrete specialist in the South Island.

Playing a strong role in the city’s rebuild we have been involved with The Palms shopping mall both importing marble from overseas and resurfacing the mall floor, as well as refurbishing the terrazzo floor of the Sockburn Fire Station and the installation of 20 terrazzo shop fronts on New Regent Street.

As industry leaders we take great pride in the quality of work we produce, especially in the use of our Diamond Polished Concrete Systems. Our work using Husqvarna HiPERFLOOR has

been internationally recognised and is currently featured as Husqvarna’s worldwide marketing artwork. Most recently we won top honours at the International Concrete Surfaces Awards for our work at the ASB North Wharf building in Auckland, and also for the Rotorua Energy Events Centre.

Q Why would I choose concrete? The popularity of polished concrete as an aesthetic

architectural finish is continuing to increase, based on its low cost and hardwearing properties. With the ability to change aggregates, coloured oxides, decorative cuts and gloss levels, with polished concrete you can make your flooring a feature. Sleek, stylish, crisp and contemporary, polished concrete is quickly becoming the market leader in commercial and residential flooring.

SLEEK, STYLISH CRISP AND CONTEMPORARY POLISHED CONCRETE IS QUICKLY BECOMING THE MARKET LEADER IN COMMERCIAL AND RESIDENTIAL FLOORING

Page 45: Abode November/December 2014

45flooring

NOVEMBER/DECEMBER 2014

Q What time frame is involved with laying a Polished Concrete floor?

Broadly speaking there are three stages to ensure the best finish - grind, polish and seal. All of which is completed at various stages of your build. Before the framing is up and around a week after the concrete has been poured it will undergo stage one – grind. Then when the weather-tightening of the house is being undertaken but before the doorframes and finishing lines are in place we will polish the floor to your specified level, and then generally close to the end of the project it will be sealed. You then get to move in and enjoy!

Q Where would I use it?Polished Concrete can be used in many different areas and facets,

dependent on your needs and desires. In brief, Polished Concrete Finishes can be categorised into three system tiers each suited to certain areas.

1: ECO-Polish, a Grind and Seal system = Low amount of grinding steps and application of a multi coat thick film topical sealer (Low Performance). Because the thick acrylic coating is the wearable surface, we have found it’s more susceptible to scratching and

requires more regular and more invasive maintenance. We would only install Grind and seal systems in short period retail environments, for example, where a one to two year life cycle is required.

2: ULTRA-Shine, a Hybrid system = Medium amount of grinding steps + Concrete Densification + Resin Bond Diamond polishing to 200 grit + Multi coat thin film topical sealer (Medium Performance). Perfectly suited for most offices, cafes and retail, it is a durable floor with low maintenance and upkeep. The fast application with no curing time lends to little down time, which is a positive for shop fitters and builders working to a time line.

As well of course being aesthetically pleasing.

Q What makes it unique? We can enhance the beauty of a natural product by using our

diamond polishing process, which gives a strong, resilient scratch free surface with high gloss levels. By the addition of colour

oxides in the placement of the concrete and a selection of different aggregate mixtures you are able to transform the concrete to your specific aesthetic.

Q What thermal qualities does it offer? When used correctly, Polished

Concrete floors are very environmentally friendly and work as a sustainable source of heating in the home. Numerous homes in New Zealand use Polished Concrete floors in their passive solar home design as they act as one huge thermal mass, collecting the warmth from the sun during the day and then release that warmth during the night, which for many means no additional power source is needed.

Q Can I have a concrete floor retro fitted into an older home?Yes, we do many refurbishments to

older homes. In this scenario it is always best to have us onto site first to check the state of the concrete and layout, so we can provide our recommendations and what is achievable. polishedconcrete.co.nz | 03 349 6342

Whether you are renovating, building or just looking for simple additions for improvement, making a good kitchen even better is about detailed planning and innovative ideas. Your kitchen should be a user-friendly, efficient and enjoyable space in which to relax and work in.

For several decades Blum have been undertaking kitchen observations around the world. Stepping inside over 460 homes, they set up a camera for seven days, take photos of the contents

of each drawer and analyse the activities taking place. An ongoing research assignment that sees them firmly placed as market leaders when it comes to providing homeowners with effective storage solutions in one of the most used rooms in the home.

With 66% of people surveyed, with a kitchen less than two years old, not having enough storage in the kitchen Blum’s innovative kitchen hardware has been crafted so as to perfectly suit both new and existing kitchens.

The master bedroom requires a careful balance of colour and function, Resene Colour Consultant Nikki Morris offers an insight

Your master bedroom deserves some serious thought and consideration. You want this to be your dream room. This area more than any other in your home is your own space; you use it - so be bold and own it.

Take the time to work through your options and invest love into your chosen colour scheme. It is important you love your space, as it needs to achieve a vibe you can explore and live in.

Carefully consider its purpose, are you surrounded by kids all day long and need your bedroom to be more of an escape and retreat styled room? Perhaps you want an upbeat ‘the world doesn’t stop for sleep’ kind of vibe. You may want something more moody and sensual. It is possible you envision it to be a feminine space with a romantic style; or perhaps a casual and comfortable space is what you want to create? The looks and options are endless!

COLOURFULSlumber

Bedrooms are taking on new feels and styles and new emerging trends are creeping in and creating stunning looks such as seriously cool statement ceilings. Whether it be a high stud panelled ceiling painted a warm rich chocolate or bold cool tones this is a look which doesn’t hold back. It is also a look that’s just started making waves of excitement and will continue to be on the rise over the next couple of years. Consider colours such as Resene Shiraz, Resene Oilskin, Resene Double Truffle or Resene Clockwork Orange for warmth and sophistication with a contemporary edge.

Depth of colour is to be embraced – the biggest colour mistake you can make is pulling back a shade due to being unsure. Statements, need and want, to be statements! Indulge in a chocolate cocoa painted room and enjoy the delicious warmth and ambience that can be achieved with these deeper shades of colour. resene.co.nz | 0800 RESENE

Mark Rayner from Resene gives an old wooden barrow

planter a new lease of life

Remove the metal wheel from the barrow and knock out any rotten wood from the base. Mix one part Resene Moss & Mould Killer to five parts clean water and apply a generous amount to the wooden planter using the garden sprayer, to help keep the surface free of moss. Leave for 48 hours. Mix one part Resene Timber and Deck Wash with three parts water and scrub the diluted solution into the wooden planter using a stiff bristled brush. Allow the wood to remain wet for 10 to 15 minutes before rinsing off with clean water, and allowing to dry.

Measure, mark and cut pieces of treated timber to form a new base for the wooden planter. Fix the base into position with 40mm nails and make sure you also drill adequate drainage holes in the bottom.

Carefully stir the Resene Woodsman and apply two coats to your planter, allowing two hours for each coat to dry.

Remove any rust from the wheel using a wire brush and apply one coat of Resene Rust-Arrest. Once dry apply two coats of Resene Blackjack to the wheel.

Fit the wheel back into place and fill your new planter with assorted floral delights for a beautiful new addition to the garden, deck or patio.

Angelique van Camp guides us through the art of perfecting this must-have Christmas dish

Christmas isn’t Christmas without the delicious aroma of a glazed ham baking away in the oven, and while you might be daunted by the idea of glazing your own ham, a few simple tips can make the experience not only achievable, but the results spectacular.

Firstly, make sure you invest in a ham that you know hasn’t been frozen, as this can affect the ease in which the skin is removed from the layer of fat that sits snugly under it. And you want this fat layer to remain attached to the meat.

You don’t necessarily have to buy the most expensive ham on the market, but it does pay to remember that not all hams are created equally, so where you can, purchase one from a butcher or brand you know, or ask around friends and family to find out what they recommend. Some hams can be very salty or smoky so think about the flavour you most enjoy.

1. Once you have your ham, carefully remove the skin by getting your fingers under a corner and gently easing it away from the white layer of fat; you may need a small paring knife to assist with this process.

2. Once the skin is removed, gently score the fat, in a diamond pattern running across the meat.

3. To give the ham a really christmassy feel, stud each diamond in the centre with a whole clove.

4. Once studded all over, brush over your handy work with a sticky glaze such as our Maple Dijon Ham Glaze and bake the ham at 150 degrees Celsius, for at least one hour or until the fat is lovely and golden in colour.

hamStored in the fridge your ham will last around two weeks. As

hams need to be able to breath, it is best not to use cling film when covering your ham, but rather a tea-towel or ham bag.

MAKING THE MOST OF THE LEFTOVERSMost people have leftover ham for breakfast, lunch and dinner for several days after Christmas. Why not try adding some diced ham to an omelette, pasta, or even pizza for a change. Leftover ham is also great baked into a quiche, pie or savoury muffin. Don’t forget that diced ham also freezes really well and the bone is a must for making soup!

Wants & NeedsFrom award winning architecture to the latest in stylish must-haves for the home

Award Winning Taking out the 2014 Supreme National ADNZ/Resene Architectural Design Award was Waikato designer Tane Cox of Red Architecture with his ‘Modern Barn Form’. A subtle, economical and clever design centered on two black barn like structures. One of the structures houses the main living and sleeping areas for the property, with the entry and bathrooms in block forms to the south. While the secondary black barn form is the detached garage. Clearly illustrating good design is possible within the constraints of a limited budget, this is the ultimate in simplistic yet innovative design. adnz.org.nz

1004 Ferry Road, Ferrymead, Christchurch

Looking around our local property market I am reminded of the prolific weathertight problems and associated liability that arose from poor design and construction decisions throughout the 1990s. I can’t help but feel we are making the same mistakes again.

As we all know, there are an increasing numbers of homes that have been deemed by insurers as uneconomic to repair and a cash settlement paid to the homeowner. Once paid out by the insurer, there is no obligation for the homeowner to then invest the sum back into the property. They can simply patch and walkaway, or sell ‘as is where is’, leaving the patch job to someone else. The issue, either way, is the repair work.

The home has already been deemed by experts in their field as uneconomical to repair, yet an alarming number of these houses are being repaired, be it by the original owner or a new purchaser. The question is, at what standard.

A reference on a real estate agents website commented, “we have found, that the buying public generally respond more favourably to a home following cosmetic repairs due to the aesthetic appeal.” An alarming concept and one, which is seeing a number of homes cosmetically repaired, while concealing more significant structural damage.

At some point in the future these homes are going to reveal a dark history of patch ups, and like the early 2000s when many leaky homes were ‘made over’, the repercussions will be both lengthy and costly.

Homeowners carrying out such repairs need to be mindful of the risk of future litigation from subsequent owners of the house. In some instances such risk could also be attributed to those marketing the property, who wittingly, or unwittingly give incorrect information on a homes condition when acting as agent for the vendor.

One of the key issues arising around these repair jobs is the manner in which they are undertaken. The Building Amendment Act 2012 includes an exemption potentially allowing homeowners to carry out critical restricted building work to their home, without the need for a Licensed Building Practitioner (LBP), or consent.

While this might seem reasonable, it can instantly raise issues around compliance, especially when under section 17 of the Building Act, all work, whether undertaken by an LBP or a DIY enthusiast is required to comply with the Building Code, a very high threshold to meet for homes that have already been declared by an insurer as ‘non-repairable’.

The 2013 Building Amendment Act does offer some consumer protection, through the implementation and introduction of Building Contracts, higher penalties for illegal building work, new implied warranties and more disclosure of information on LBP’s involved in the project. The down side of this is that much of the new regulation is still to be enacted, and whether this will stem the flow of such illegal building repairs remains to be seen.

While there has been discussion within the design and insurance industry’s about a register of homes that have been written off, so far it has come to nothing. And as time passes, more and more of this information is lost.

Lost at least, until the homes start to deteriorate. ccarchitects.co.nz | 03 384 9602
