Stamp Duty, Registeration Charges, GST and any other tax as applicable shall be paid by the buyer. 2. “Amaryllis Farms” plots is a brand/project name of Agrocorp Landbase (P) Limited under which name Agrocorp Landbase (P) Limited is marketing its project of farmhouse plots. The developer is registered by the name of Agrocorp Landbase (P) Limited having its corporate office at 698, Ground Floor, Udyog Vihar Phase V, Gurugram, Haryana - 120016 . 3. Agrocorp Landbase (P) Limited does not accept payments in cash. If an applicant wants to pay cash, the applicant shall pay at the company's office only. Receipt will be issued for the same. Any cash paid to the company's employee or channel partner shall not be the responsibility of the company if prior approval is not taken from the accounts department of the company in writing. 4. The land under sale in the project Amaryllis Farms has pure agriculture land use. The applicant may apply for a change of land use on its own at its own expense. 5. The basic unit price is escalation free, but subject to revision/withdrawal without notice at company's sole discretion. 6. Agrocorp Landbase (P) Limited offers developed, semi-developed and undeveloped land in the project “Amaryllis Farms”. 7. Internal Roads, Borewell, Transformer space are part of the common areas of the Agrocorp Landbase (P) Limited complex and no individual at any time restrict the other owners of the complex from using the services or prohibit them from accessing the same. 8. Price, terms and conditions stated here are merely indicative with a view to acquaint the applicant and are not exhaustive. 9. Timely payment is the essence of this deal. Any delay in payment shall attract an interest penalty calculated at the rate of 24% p.a in addition to the risk of cancellation of the booking if the delay is more than 45 days from the date due for the completion of payment of the total consideration. 10. The cost of travel and accommodation shall be borne by the buyer at the time of registration. 11. In case of cancellation, if within 10 days of booking, the cost of travel and accommodation for site visit shall be deducted from the booking amount. In case of cancellation after 10 days earnest money shall be forfeited in addition to the cost of travel and accommodation for the site visit. Earnest money shall be 10% of the total consideration of the said unit. 12. In case of cancellation of unit after allotment, the company shall forfeit 30% of the total sales consideration towards cancellation charges and the cost of site visit incurred by the company. 13. After notice of possession, if the customer doesn't clear its balance payment for more than 1 month or 30 working days, the company shall transfer the allotment to another site and allot the unit to another customer at its discretion and refund the balance due after deducting the amount as per cancellation policy. 14. The sample picture shown in the brochure are only artistic impressions of what all can be developed at the project site and not what the the company is developing and giving to the client. 15. Landscaping, villa, swimming pool and any other amenities shown in the project brochure but not included in the inclusions section in the price list are only artistic impressions and can be developed for the client or by the client at its own cost. 16. Registeration shall be done only in favour of the allottee and not any third party representing the allottee. 17. Payment shall be accepted only from the allottee's bank account and not from the account of a third party representing the allottee unless the undertaking for the same is submitted at the company's office before the payment by the third party.
