Welcome to Arvida Retirement Villages and Care Arvida is a publicly owned New Zealand group of retirement villages and care centres, each well known and established in its local community, with a proven track record and strong reputation.

As an NZX listed company, Arvida employs over 1,400 staff across more than 20 villages and care centres. More than 2,000 New Zealanders throughout the country have chosen to join one of our retirement village communities.

Each village within the group is unique from the next, and offers a style and personality of its own. Our staff are based locally and make good use of the resources and local amenities provided by each location.

I’m sometimes asked “What makes Arvida different?” The answer for me is simple. It’s our people. Our residents, who bring with them their experiences, families and friends, form strong connections with each other. Secondly our team of people who feel like they‘re part of an extended family within the group. And thirdly it’s the people

from the wider communities around our villages who support what we do.

We strive to help every one of our residents stay active for longer by understanding their lives and how we can encourage and facilitate their continued engagement with what is important to them. We call this “the Arvida attitude to living well”.

We are working hard to provide every village with high speed wifi, which will help enable every resident to be more regularly connected to their families. Access to the internet, Skype, email, Facebook etc. will be available for everyone to use.

The Arvida advantage

A dozen reasons why an Arvida village is a good choice for you…1. Integrated villages in local communitiesOur villages and care centres provide a continuum of care from fully independent living to hospital level care. In some villages we also offer specialised dementia care*.

Each village has a strong local identity and connection with the community it serves. When you join an Arvida community you’ll experience a smaller ‘family feel’ village and welcoming staff. You’ll be treated as an individual and you’ll be listened to and valued. We’ll take the time to learn and understand the things that are important to you.

* Subject to availability, all existing residents have priority access to our care centres.

2. Individual wellbeingArvida provides a unique and personalised Wellness Programme for everyone who wishes to participate. We offer the Programme to both our residents and our staff, as we value everyone equally in the Arvida community.

Whether you are in care or living independently within an Arvida village, the Wellness Programme encompasses the ‘whole picture’ of each individual’s life, from diet through to cognitive and physical health. The tangible benefits are inspiring, with increased energy, focus, mental acuity and improved physical health being enjoyed by almost all who participate.

3. A home for lifeYour Occupation Right Agreement (ORA) gives you the right to live in your unit for life. Furthermore, we encourage you to make your home truly your own by personalising it with furniture, photos and personal effects. We want your home to be just the way you like it.

4. Deferred Management Fee cappedThe Deferred Management Fee (DMF) is your contribution to the management of the village. At Arvida this is a maximum of 30% (of the initial entry payment) and is payable on a use now, pay later basis. For independent Villas and Apartments there is a minimum 5% fee with the 30% split over a four year DMF term. For Serviced Apartments it is a minimum 10% fee with the 30% split over a two year DMF term. If you decide to move to another unit or even another Arvida village, you only ever pay this amount once.

5. No hidden costsWe are upfront and clear about what we are responsible for, including the refurbishing, marketing and on-sale of your unit. There will be no charge for this and Arvida will also not charge you for any of our legal costs for documentation of the ORA.

6. Weekly fee fixed for life (Independent units only)We want to provide certainty for our customers, which is why we’ve adopted a ‘fixed for life’ weekly village fee (for independent Villas and Apartments). This base weekly fee will never change from the day you join us, so you know exactly what your outgoings will be each week.

7. Fees stop immediately - repayment peace of mindWe are focused on fairness, so we stop all weekly and Deferred Management Fees the day you permanently vacate your unit. We want to reassure you that if the on-sale of your unit is delayed for any reason, we will pay you interest on the amount to be repaid as compensation from six months after the vacation date.

8. No capital gain or lossTo provide certainty to you and your family, we assure you that you will not bear any loss if the value of your unit declines.

9. Leading natural disaster protection If a natural disaster strikes, you can be secure in the knowledge that Arvida will provide alternative accommodation should it ever be required, so you will never be without a home. The village manager can discuss the full benefits of this assurance with you.

10. Engagement in lifeOften people equate older age with loss of interest in life. We believe exactly the opposite! Because you are older doesn’t mean you need to stop doing what you’ve always enjoyed doing. Whether you love flowers, crafts, watching the rugby or

baking, going to the botanical gardens, being at the beach, shopping or simply walking at the local park - if it’s important to you and you want to do it, we’ll do everything we can to make it happen.

11. Transfer with easeIf you live in one of our Villas or Apartments and your personal needs change, you can move into one of our Serviced Apartments without additional capital cost. Should you choose to move to a more desirable home within the village, you will need to pay the capital difference between the old and new home. In addition, we guarantee you will only ever pay your Deferred Management Fee once if you decide to move to another unit, or even another Arvida village. (A transfer policy applies, including a small 1.5% administration fee).

12. 90-day “love it or your money back” We’re confident that you’ll love the move into one of our Arvida villages. If however, between 60 and 90 days of moving into your new home, you find that you’re not happy, we will refund your money in full without a Deferred Management Fee deduction from the entry payment. We may however deduct repair costs and outstanding fees, if they apply.

Arvida is one of New Zealand’s larger operators of retirement villages and care centres. The company is listed on the New Zealand Stock Exchange and abides by the required rules of corporate governance. As with all operators, we have a Statutory Supervisor who represents and protects your interests in each of our villages.

NZX listedAs a listed public company Arvida offers full transparency, excellent governance and a strong capital base, giving you confidence in our ability to maintain high standards of customer service.

Member of Retirement Villages AssociationArvida is a member of the Retirement Villages Association (RVA), and our CEO Bill McDonald is a member of the RVA executive committee. We therefore have the latest information regarding best practice and we work in accordance with the standing legislation. We have a complete commitment to providing you with the highest level of care and support available.

Statutory SupervisorThe Statutory Supervisor is an independent body that monitors the operation of each village. It ensures the rights of customers are protected, the operator of the village acts in accordance with the legislation and the village is run in a financially responsible manner. Our Statutory Supervisor holds a first ranking security over the village land in order to ensure priority and security for the rights of all customers.

All care residents receive:• Experienced, friendly and respectful care.

• Round-the-clock attention. A qualified caregiver is on hand 24 hours a day, under the direction of our nursing team. Call buttons mean staff can be accessed at any time.

• A specific team member who will become your key contact and who will be responsible for developing your care and wellness plan.

• A welcoming environment for both customers, family and friends visiting.

• Scheduled activities and a wellness coach.

• Access to Arvida professional partners including GP, chemist, podiatrist, physiotherapist and hairdresser.

All of our residents look forward to our regular outings, tours and picnics.

Note: Care services vary slightly from village to village and are subject to availability. Contact your village manager or nurse manager for the latest information.

Priority access to care centresShould you require hospital or dementia level care at any stage, we will work with you and your family to find the very best solution for you. We have hospital level care available in our care centres and Arvida customers have priority to receive this care, subject to availability. If hospital or dementia care is required but not available in your village, we can arrange this care for you through the closest available Arvida village providing those services.

Respite/short term care is available We welcome people who need respite care. We can offer this service from one day up to one month, assisting at times when family may be away, when a person is recovering from a hospital visit, or at a time when a break from full time care is needed. Contact your local village manager for details and availability.

Looking after residents and their families with our continuum of wellbeing and supportOne of Arvida’s key goals is to provide the very best quality care available throughout our national network of care centres.

The Arvida approach to providing care and support makes us unique. We focus on wellbeing, which means helping every individual to stay active and to maintain their own independence for longer. We help and encourage everyone in our care to maintain an attitude of living well. We focus every day on the enhancement of each individual’s wellbeing so that they can enjoy the best quality of life possible.

We provide a full continuum of care including in-home support, rest home, and hospital level care (as well as dementia care in some sites). We help every individual to stay active for longer. We help our customers maintain as much independence as they can for as long as possible, irrespective of what care level they receive.

In-home support is available in most homes in our retirement villages. Rest home care is available in our Serviced Apartments* and our care centres. Hospital or dementia care is available on-site in some villages, but is available to everyone within the group.

Our care centresMost of our care centres provide a rest home and hospital and some also have specialised dementia level care.

When you’re looking at care options for either yourself or a family member, it can be very stressful.

We can walk you through the steps to help you make the right decision and at the same time outline what to look for when considering the right place for you or your loved one:

• What does the room and care centre look and feel like?

• What is the quality of care on offer?

• What are the staff like and what are their training levels?

• What is the food like?

• What are the costs and availability?

• What do NASC do? How do I get a subsidy? What is the role of WINZ?

We listen carefully to what you and your family members need. We talk about physical, social and dietary needs, as well as the things that are important to you in your daily life.

We take the time to learn what’s really important to you, and how we can provide the personal things that will enhance the care and support we provide to enable you to live well.

We work with a number of key organisations and local community specialists to ensure we deliver the highest standards of care:

Ministry of HealthOur rest home, hospital and dementia care centres are certified by the Ministry of Health for the Aged Care Services they provide.

Ongoing and regular staff trainingIt’s important to us that we provide the best care for you or your family member. We regularly provide in-house training and work with our caregivers to complete their National Certificate in Care Giving.

NZACAArvida is a member of the New Zealand Aged Care Association.

Arvida is a member of the Retirement Villages Association of New Zealand.

Additional services - your choiceThere are additional service choices available for our residents if they’re not already included in their care package. They are designed to offer a little more day-to-day support.

- Breakfast delivered each day

- Cooked main meal

- Cooked light meal

- Daily morning and afternoon tea

- Companion service

- Personal laundry

- Daily medication management

Some extra services are based on an hourly rate for the time taken. They include: - Nurse or caregiver assistance - Home cleaning assistance - Wound dressing plus cost of dressing - Assistance with showering

These choices enable us to tailor our services to suit your personal needs. In addition, any of these services can be provided with your costs accrued and set off against the amount due to you when you leave the village. If you’d like to discuss this option please ask your village manager for more details.

What is life like in one of our Serviced Apartments?Arvida Serviced Apartments are homes in which you can receive care, in many cases up to rest home level, while still having a place to call your own. They are spacious, most have wonderful outlooks and they enable our customers to surround themselves with their own familiar things. They also enable people to retain their independence for longer. At Arvida we have a number of options available, from Studios to one bedroom Serviced Apartments.

Most of our Serviced Apartments have been audited and approved as suitable by the District Health Board, enabling us to deliver care into these rooms up to rest

home level. If you think you are eligible for a subsidy, Arvida can help you to apply for this.

All Serviced Apartment customers have a minimum entry level package (this varies village to village). Our service packages can provide help for people who are largely independent all the way to those who require full rest home level care. The packages are designed to help make lives a little easier and ensure that the basics are taken care of. You can read more about the package options in detail on the following page and in our Serviced Apartment brochure.

Active for longer with in-home support and careWe want customers to be able to choose the support that is right for them. We have therefore created a menu of service choices that you can select from. Whether you’d like to receive one meal a week or perhaps get your bed made each day, our additional

services menu allows every customer to get the personalised services they want.

Wellbeing and Care PackageThis is for people who need a higher level of personalised support.

Wellbeing and Care Plus Package (Rest home level care)If you have been assessed for rest home level care and have been receiving the Government subsidy, we will pay you a rebate of 18% of the gazetted rate per week.

Qualified staff, personalised careWe value our professional team and Serviced Apartment carers, who all receive ongoing training. As the sole providers of care services in our Serviced Apartments, we ensure that you will receive the best possible standards of care available.

We provide a range of beautiful homes in all of our villages to suit different requirements and tastes. They‘re comfortable and ready for you to make your own.

You’ll feel at home with us• If you want to paint the interior walls,

you can. You can choose the decor and furnishings, provided they are reinstated when you leave.

• We welcome pets - they are a part of the family too! The village manager will need to approve that the pet is suitable to be in a Serviced Apartment environment.

• If you want to tend your own garden and plants, you are welcome to. If not, you can of course leave the gardening to us.

• Friends and family are part of the mix at our villages and are always welcome. After all, this is your home.

• You don’t have to worry about the maintenance and upkeep of the exterior. We take care of that.

Our fees1. Securing a Villa, Apartment or Serviced ApartmentYou can secure your dwelling by paying a fully refundable $2,000 deposit. This deposit is held by the Statutory Supervisor until you settle the full amount. During that time it will accrue interest for you.

You pay your deposit when you sign the application form. It is refundable at any time prior to settlement or possession date. Any interest earned will be paid if a refund is given.

2. The Deferred Management FeeThe Deferred Management Fee (DMF) contributes to the ongoing services and the management, maintenance and development of the village including:

• All the infrastructure and development of the village to date

• All ongoing property maintenance costs

• Drainage, roading, footpaths, street lighting and village grounds

• Recreational and other community facilities

• Any repairs or upgrades to communal infrastructure

• Ensuring the business operates sustainably

The DMF applies to your first four years in the village if you live in a Villa or independent Apartment, or the first two years if you live in a Serviced Apartment.

In all cases the maximum you will be charged is 30% of the entry price. The minimum you will be charged is 10% for Serviced Apartments or 5% for Villas and independent Apartments.

The DMF accrues against the entry payment and is deducted when you leave the village. When the right to occupy your dwelling has been resold, you or your estate receive the original entry payment you made, less the DMF and any other charges due.

3. The Weekly Village FeeWe have a weekly village fee that contributes to the ongoing operation of each village. In the case of care packages, this is included in the package cost. Ask the village or sales manager of the village you’re interested in for more details.

Some frequently asked questionsWhat is an Occupation Right Agreement (ORA) and what is included in the entry payment I make?An Occupation Right Agreement gives you the right to occupy your home for life, as well as providing access to the community facilities. The entry payment varies depending on the type of accommodation available that you want. A member of our team will be happy to give you more information about the current pricing.

What if I can’t afford the entry payment?Firstly, we would look at more affordable options within the village. If you have your heart set on one particular home, we would then look to provide alternatives (on a case by case basis) to help find a solution that would allow you to move into the village.

What happens after I sign the ORA? You let us know the date you intend moving in and paying the balance of the purchase price for your ORA. Once the balance is paid you can move into your Villa, Apartment or Serviced Apartment.

What if I change my mind?If between 60 and 90 days of moving into your new home you’re not happy, we will refund your money in full, without a Deferred Management Fee deduction from the entry payment.*

* Does not apply if you take the move now, pay later option.

What if I can’t sell my current house?If you are committed to coming to one of our villages then we are committed to you. So if your house is not selling, we will work with you to identify why and will assist with the process where we can.

How is the money I pay protected?In New Zealand there is significant legal and consumer protection including the Retirement Villages Act, the Retirement Commissioner and the Retirement Villages Association (of which we are a member and our CEO is on the Executive Committee). The final amount to be paid back to each resident is also protected by our Statutory Supervisor, who holds a secured first charge over the village land protecting our residents’ interests.

Is there an entry age requirement?Yes, to join an Arvida village you must be at least 65 years of age.

Can a trust buy the ORA?The individual who is living in the village must have their name on the ORA. However a trust is able to pay the entry payment on behalf of the individual.
