    Bramblewell Limited are in theprocess o submitting a planningapplication to Camden Council

    or the re urbishment o 11-14Windmill Street into high quality,Grade A o fce space

    The building is currently empty and has not

    been modernised or some years. The o cespace is no longer suitable or a modern,working environment.

    The proposed development will ensure thebuilding appeals to the modern occupierand retains employment in Windmill Street.

    To make it more attractive to potential occupiers,11-14 Windmill Street will be con gured to ensurethat it can be let in part (lower and ground foorsvia a newly created entrance) or in ull. This willlikely encourage smaller occupiers, somethingthat the current layout does not readily support.

    The building will also include cycle parking andshower acilities at the lower ground foor.

    The th foor plant at No 14 will be replaced by

    a new foor o o ce accommodation. Alongsidethat will be a new th foor on 11-13 andaccompanying terrace.

    The proposed re urbishment will provide afoorspace o 3,179 sq metres and ensure that thebuilding remains attractive over the longer-term.

    11-14 Windmill Street wasdesigned as an o fce buildingand opened in 1989

    It has two distinct parts:

    No 14, where the main entrance is located,is a vertical landmark building, topped bya pediment and expressed in precast stoneand render.

    No 11-13, a brick building similar in detailingto the adjacent Georgian townhouse baybuildings but expressed as a single, longhorizontal building.

    The building has not been modernised or sometime and is classi ed as Grade B o ce space. Itis currently vacant and there is little chance o itbeing let in its current condition. No 14 No 11-13

    The previous residential application

    The previous owners o 11-14 Windmill Streetsubmitted a planning application in 2011 thatsought to convert the o ce space into 16 fats.

    The application was re used by Camden Councildue to the loss o employment space this wouldhave entailed.

    The application rom Bramblewell Limitedhave taken this into account and proposes noresidential aspect to the development.

    The proposed height o the building has alsobeen reduced by one level.

    The current ground foor acade gives theimpression that No 11-13 is separate romNo 14. Bramblewell Limited proposes to:

    Modernising 11-14 Windmill Street

    The proposed design continues the tripartitearticulation o the acade below.

    It will create three hipped gable roo s thathave a triangular glass slot between them.

    the 4th foor gable, with the existing dormerwindows on Windmill Street increased inheight by 450 mm.

    Modernising 11-14 Windmill Street

    O ice space to replace the existing plantroom at No 14

    Bramblewell Limited are proposing to removethe existing plant room and pediment, replacingit with a new o ce foor space which has agable onto Windmill Street.

    The glass lantern design acknowledges theproposed changes to the ground foor andvisually connects the two.

    Alterations made to the rearo the building

    The proposed development creates a thfoor at No 11-13, linking it to the new o cespace at No 14.

    The th foor o ce space will include a terraceand accompanying extension o the existing reescape rom the third foor. This is smaller andset urther back than the previous extensionproposed by the residential application.
