Don’t Pack a PestD

on’t Pack a Pest is a public awareness campaign be-ing run by the Florida De-partment of Agriculture,

with partnering agencies the U.S. Department of Agriculture Animal and Plant Health Inspection Service (APHIS), Customs, and Bor-der Protection, and other coun-tries. The goal of this campaign is to safeguard the

agriculture industry in the U.S. and the Caribbean.

This past week I had the opportunity to return to my native land, Antigua and Barbuda, to conduct an educa-tional workshop on an invasive species we are currently encoun-tering in Florida, the giant African land snail (GALS). The GALS was initially introduced into Florida in 1963 from Hawaii. That infestation is said to have originated from a little boy who smuggled three GALS into Florida, and his mother released them into their garden. It took approximately 9 years and $1 million to eradicate the GALS at that time.

The GALS was reintroduced into the Miami-Dade area again in 2011, origin unknown. To date, more than 125,000 snails have been collected from 13 core areas in Dade County. The snails were located in Broward County in 2014. GALS can have a devastat-ing impact on the state of Florida’s agriculture industry as there are no known predators and it feeds on 500 different host plants. Eradication efforts, so far, cost approximately $8 million.

Sometimes the way to improve a room isn’t to buy new furni-ture: It’s to rearrange pieces you already own.

Interior designers can spend hours

creating the best furniture plan for a room, balancing practical considerations and creative risk-taking.

“Changing up the placement

of your furniture can make a massive difference,” says designer Brian Patrick Flynn, founder of Flynnside Out Productions. Adding, subtract-ing or relocating furniture, he says, affects “how natural light plays in the space and also how frequently the room gets used. By simply adding a bench to a wall, a room can become more of a hangout.” Removing a few pieces to create more space “can make it feel a bit more casual and informal.”

How do professionals map out a furniture plan, choosing the best location for each item? Flynn and two other interior designers — Dan Faires, host of HGTV’s “DanMade,” and Betsy Burnham of the California-based design fi rm Burnham Design — share advice:ANALYZE YOUR SPACE: Begin by deciding how the room will be used, Burnham says. Is it a living room used mainly for TV watching or socializing? Does the space have two roles, such

as a home offi ce that doubles as a guest room? Or is it a play-room, where the priority is open space and maximum storage?

In a new home, knowing the answer can take time. “It’s important to live in a space for a few weeks or months before assigning it a space plan so that you truly get a sense for how you’ll use it,” Flynn says. “Then decide on your seating capacity and fi nd a way to maximize it without sacrifi cing visual balance.”

Consider any quirks: Are there lots of windows or doors? Unique architectural items such as a fi replace or beautiful windows with a view? A particular piece of furniture or art that you want visitors to notice?

Depending on the answers, Flynn likes to choose one “standout feature” and then arrange furniture in a way that highlights it.

A unanimous Supreme Court ruled Monday that homeowners who declare bankruptcy can’t void

a second mortgage even if the home isn’t worth what they owe on the primary mortgage. The

justices ruled in two Florida cases that bankrupt homeowners can’t “strip off” a second loan even

if they are underwater on the first loan. Both cases involved property owners who were allowed

by lower courts to nullify second loans held by Bank of America. The company argued that even if

the primary mortgage is underwater, that should not affect the lien securing the second loan. The

bank said the second loan might be repaid eventually if the property’s value rises in the future.

The homeowners said the second loans were worthless. Bank of America claimed hundreds –

and possibly thousands – of homeowners in states covered by the 11th Circuit had moved to

void underwater second mortgages since the appeals court endorsed the practice two years ago.

Those states include Florida, Georgia and Alabama. Five of the top nine housing markets with

the highest percentage of “seriously underwater” properties were in Florida during the first three

months of the year, according to the real-estate-research company RealtyTrac. The research firm

defines seriously underwater as when the combined loan amount secured by the property is at

least 25 percent higher than its estimated market value.

FURNITURE: Consider breaking rules

MEASURE AND DRAW: Even if you’ve got a general plan in mind, Faires suggests measuring the space and creating a scaled drawing with exact measurements of every piece you’re planning to include.

Don’t skimp on empty space. “I always allow a minimum of 18 inches between sofas and coffee tables,” Faires says, “and 3 to 5 feet for walk spaces. The fl ow and negative space in a room is as important as the overall function and the furni-ture” because it makes the space feel more open, uncluttered and inviting.

Consider the size and placement of rugs. “I cannot imagine designing

a living-room space with a rug any smaller than an 8-by-10,” Faires says. “The rug is meant to unify the entire space and connect furniture pieces together, so a good rule of thumb is that at least the front legs of any sofas or chairs in the living room should be on the rug. For a larger area rug, allow at least 18 inches from the edge of the rug to the wall.”

In very large rooms or loft spaces, rugs can help defi ne small areas and make the space feel organized.KNOW THE RULES, THEN CONSIDER BREAKING THEM: Some rules are important, says Flynn. For instance, “leave at least 36 inches of open space between the back of a dining chair and a

nearby sideboard to allow for proper traffi c fl ow.”

But plenty of other rules can be broken.

“For example, it’s not ideal to enter a living room and be staring at the back of a sofa,” Flynn says. “But if you fl ank the back of the sofa with a console table and lamps, it instantly becomes more inviting and less closed off.”

Also, while some symmetry is important to “ground a furniture plan,” Burnham says, mixing in a little asymmetry “makes for a much more interest-ing room.”

If she fl anks a sofa with matching end tables and table lamps, “we may balance the grouping with mismatched chairs and a standing lamp.”

Q: I just had a new roof installed. I had them

remove three roof vents because they installed a ridge vent. A neighbor told me I should block off the gable vents. What do you think?

A: I have written about this upgrade several

times because it just keeps on happening. Most roofers will install a ridge vent with every new shingle application unless you tell them not to. The manufacturer's instruc-tions state you should only install a ridge vent in combination with soffi t

venting. Having roof vents, turbines, power vent fans or gable vents interferes with the function of the soffi t-to-ridge

venting system. According to Cor-A-Vent’s website (cor-a-vent.com): “The ridge vent should not be used with other roof mounted or gable end vents. They can disrupt the air fl ow through the attic. A properly setup

ridge/soffi t vent system does not need to have power roof vents to help move hot air out of the attic. Whole house fans work great with a ridge/soffi t vent system. We do not consider them the same thing as the power roof vents.” What I tell my clients during a home inspection is to block off the gable vents from the attic side of the home.

Q: Dear Ed, I am my own handyman and fi nd

your plumbing tips very useful. With that said, my wife and I are doing over our master bathroom and plan to install two vessel-style sinks in place of our double vanity. Before we start, can you please give me some basic tips on installing vessel sinks that I should keep in mind?

A: Vessel sinks are a very trendy plumbing

fi xture in today’s bath-room industry. They bring back the style of a water basin sitting on a counter-top, before the days of modern plumbing. Good move to ask about install

concerns, because I have three basic tips you should keep in mind.

1. Counter height. Many of us may

overlook the obvious that since a vessel sink sits above the countertop, you may want to lower the countertop to easily use the new style. This can vary from person to person, so decide on a fi nal counter height while in the planning stages.

2. Faucet type. Faucet choice basically gets down to one of two types: a very

tall deck mount faucet that will reach over the sink rim or a wall-mounted faucet that reaches out into the sink bowl.

3. Materials. Choose your vessel sink style and material up front as well. Installation may vary on different types of vessel sinks, and you want to be prepared for your particu-lar sink installation. I’ve seen vessel sinks made from metals, glass, stone and even a big seashell, suggesting you may have an ocean full of choices.

Q:I was referred to you from a local jeweler in

the Tioga Town Center in the Newberry-Gainesville

area. My sister and I are trying to fi nd out information and possible value of our mother’s dining room set that was purchased maybe 60

years ago in Brooklyn, New York. Our mother is being moved into an assisted living/memory care facility and we might need to sell the set for her care. I have included pictures of the set for you to possibly identify. I have Googled the Phoenix Furniture Company as well as the other mark-ings, “P 374-XT Melotone,”

but have not been able to identify. Any help is greatly appreciated.

A:The Phoenix Furni-ture Company was

located in Grand Rapids, Michigan, from 1873 to 1953. They manufactured high quality furniture and are widely recognized by collectors interested in Victorian era furniture. The company produced Renaissance, Gothic and Eastlake Revival styles, as well as arts and crafts furniture.

The dining room set you have was new when purchased and the style is not of interest to collec-tors. Dollar value is in the used furniture category thus catch-as-catch-can. It would be better kept and used, if that is an option.

Q:We purchased the altar table in the

attached photo in 1992

while living in Hong Kong. The Certifi cate of Authen-ticity states that it was over 100 years old at the time of purchase. It is in very good condition. Would you have any idea as to what this might be worth?

A:Even if the chest is 100 years old, current

market interest is very soft. It would be better to keep it for now. Potential dollar value is catch-as-catch-can.

Q:I enjoyed listening to your radio show today

and I have a few quick comments. I went to school in DeLand and I am familiar with Cassadaga, a great little place that has a hotel with good food and a bookstore with all types of interesting books. I called the bookstore and hotel gift shop and asked if there would be anyone there

who could look at antique tarot cards for value. The girl at the bookstore asked her manager and she had no idea of anyone who would have a specialty in this fi eld.

The woman at the hotel gift shop said they were separate from the camp because the business was a hotel. She thought if the cards were brought to Cassadaga someone in the “Camp” should be able to take a look at them but she had no suggestions.

Second, I think if the lady with the Civil War diary wanted to fi nd the family, the best idea as suggested by your caller would be to go to the public library. It is my understanding the main branch has employ-ees who specialize in genealogy research and this has been the case for many, many years. I think

it would be quicker as she would have the help of an expert and completely free. I look forward to another edition of your show.

Like Florida, the GALS are in certain identifi ed pockets on the island of Antigua. It was heart-breaking to hear the farmers tell their stories about the crop loss being encountered from the snails. The Ministry of Agriculture hopes learn-ing the strategies used by Florida will assist them in coming up with an approach to successfully eradicate the GALS from the island. The next portion of my trip was to St. Kitts and Nevis. The Department of Agriculture staff there

was also happy to learn what Florida is doing with regards to GALS. Luckily for them, it has not been identifi ed on the island so this is a proactive ap-proach. Learning how to identify the snail and having a publicity plan in place so if it is ever encountered, it can be quickly identifi ed and a rapid response measure be implemented for eradication. The invasive species wreaking havoc on St. Kitts is the green vervet monkey. This introduced species now outnumber the human population. These mon-keys raid farmers’ fi elds of crops and are a signifi cant threat to agriculture production on St. Kitts and Nevis.
