Riverwalk at Riverplace Greenville, SC

Britt, Peters prov ided structural serv ices to the dev eloper for their continuing dev elopment of the Riv erwalk multi-use location in the rev amped West End of Greenv ille.

BPA worked in a ‘fluid’ manner to coordinate with the design changes throughout the project. The location on a small lot in downtown Greenv ille prov ided a set of challenges leading to the building being within inches of the property line.

This multi-use establishment is Greenv ille’s first structure to be constructed with Div ersakore beams and columns. The project, on a shallow foundation, consists of Div ersakore composite framing system with hollow core plank, and hollow structural sections (HSS) which cantilev er off of the building to structure the ‘fin’ feature.

Hilton Garden Inn – Historical Renovation Rochester, NY

Britt, Peters and Associates provided structural design services for the renovation of this historic building. Due to the change of occupancy, the existing structural elements had to be rehabilitated to meet the requirements of the current building code. In addition, a four story, steel framed structure was added at the rear of the property.

The primary challenge for this project was the understanding the existing structural system. Fortunately we had existing drawings that identified the Bethlehem steel shapes and the Carnegie steel shapes. We incorporated this information into our building model, allowing us to modify the building as required.

Another challenge was rehabilitating the existing stability system. Interior concrete shear walls were added at the core elements and chases were cut into the existing brick masonry so that vertical reinforcing could be added. At each floor and roof slab, special detailing was required to anchor the exterior walls to the diaphragm.

466 King Street – People Matter Charleston, SC

Britt, Peters and Associates provided structural design services for this mixed use building that will house residential units over a leasable retail space. This project required the rehabilitation of an existing historical building that faces King Street. A four story, steel framed structure located at the rear of the property was also part of this project. The primary challenge for this project was the changing of the roof system of the existing building to support a roof top terrace. This required an independent steel frame within the existing building to limit the impact of the increased weight and seismic loads on the existing building.

In addition to the changes to the existing roof framing, another challenge was due to the existing building actually being two structures with different floor elevations. All the existing floor framing was planned to be removed and replaced with a steel and concrete floor system while keeping the interior multi-wythe brick wall intact. These structural modifications forced the two existing buildings to become a single structure with the rear four story element being the final piece to the puzzle.

Colonial Reserve at South End Charlotte, NC

Britt, Peters and Associates provided structural design services for a 4-story apartment complex located in Charlotte, NC. This project utilized a combination of construction materials including wood, hollow core concrete, and steel.

One of the primary challenges was coordinating the apartment portion of the project with a precast concrete parking deck, both of which were founded on geopiers. Another challenge was the tight sight and the stringent clearance requirements for the fire truck access to the parking garage.

Doug Kingsmore Baseball Stadium Addition and Renovation Clemson, SC

A major upgrade at Clemson’s Tiger Field transformed the Doug Kingsmore Stadium into one of the premier college stadiums in the nation. In addition to a new façade, thecomprehensive renovation and expansion included an all-new press box and updated VIP suites; new ticket booths and seating; expanded dugouts and revamped bullpen; newindoor batting cages; new batter’s eye; and new concessions and restroom facilities.

Britt, Peters and Associates provided the structural design and details for the $4 millionproject, which significantly increased the stadium’s capacity. The stadium now accommodates a total of 6,000 people — 3,800 permanent seats with additional space for approximately 2,500 spectators in the grassy area along the left-field line.

One of the biggest structural design challenges was to incorporate the existing facility into the new design. This was accomplished with thoughtful planning. For example,following demolition of the existing press box, new seating was added in its place. Thepress box’s media terrace and its roof system is now cantilevered over the existing stands to provide a true separation between the existing and new structural systems.Both the foundations and the new columns were specially designed and located toensure existing construction was not affected.

This project used a combination of concrete masonry load-bearing walls and structural-steelframes built on a pile foundation. The media terrace features composite steel constructionwith exposed concrete. The roof system consists of a 3-D structural-steel truss system with a steel deck. The ticket booths and concession stands utilize masonry construction, andthe batter’s cages are steel-framed.

Doug Kingsmore, for whom the facility is named, was a star player on Clemson’s 1954ACC Championship baseball team.

Horry Georgetown Technical College Myrtle Beach, South Carolina New Health Sciences Building Addition to Speir Building Services were provided for a two-story, steel framed educational building with a construction budget of $6.1 million. Early College High - Building 400 Services were provided for a two-story, steel framed educational building with a construction budget of $9.4 million. Roper Hospital - Downtown/ Bon Secours St Francis Hospital/ Roper St Francis Cross Creek Village Charleston, South Carolina Services were provided for the renovation and modification to three existing campuses. The specific renovations include:

• Operating Room Renovation on the 7th floor; • Emergency Room Expansion – added 2nd floor; • UPS/ MDS system added to 4th floor; • Cyberknife bunker; • New Mechanical/ Chiller Platform; • Medical Equipment Boom Support; • Imaging Equipment Relocation; • Patient Lifts; • Morgue; • Oncology CT Scan Project; • MRI equipment; and • MedCarousel Equipment in Pharmacy.

College of Charleston – New Residence Hall Charleston, South Carolina Services were provided for a seven-story, post-tensioned concrete building for student housing with a construction budget of $17.0 million. Berkeley Electric Cooperative Awendaw, South Carolina Services were being provided for a new 15,000 SF single story masonry office building and 50,000 SF steel framed warehouse with a 2500 SF mezzanine with a construction budget of $9.0 million. Civic Projects in Charleston County Charleston County, South Carolina Services included:

Mount Pleasant Square Mount Pleasant, South Carolina Services were provided for a mixed-use project with 237 residential units, 43,000 SF of retail space, and 1 parking deck. Beaufort Town Center and Jean Ribault Square Beaufort, South Carolina Services were provided for a new 3-story 33,000 SF retail/office building and a 2-story 36,000 SF retail/ office building. The Fogel Wharf Georgetown, South Carolina The Fogel Wharf recalls the history and serenity of living in downtown historic Georgetown, South Carolina’s third oldest city. This beautifully planned development affords its owners a truly unique lifestyle in the heart of this historic seaport town. Structural engineering services for the partial renovation of an existing building built in 1907. Renovation elements include repair of moisture damage and long term serviceability of the existing first floor. Morris Square Charleston, South Carolina Morris Square includes 64 residences, two city parks, a corner open-air piazza and commercial space. The homes at Morris Square featured a mix of cottages, row houses, condominiums and standalone houses ranging in size from 900 to 2,000 square feet. They incorporated traditional design schemes and building materials found elsewhere in downtown Charleston. The commercial portion of the structures were located within the base flood elevation; therefore, the ground floor structural system consisted of cast-in-place concrete slab and walls which had to be dry floodproofed. This included the design of flood shields. The remaining floors of the commercial building were designed using structural steel frames with cold-formed structural steel studs used as infill. Legacy Medical Center 6 Okatie Center Blvd, Okatie, Beaufort County, South Carolina Legacy Medical Center is a highly visible brand new 75,000 SF facility comprised of 6 buildings from 9000 sf - 15,000 sf situated on a 10 acre campus. This facility is designed for and will include diagnostics & imaging, physical therapy, pediatric, cardiology, eye care, plastic surgery, and other outpatient services and additional physician offices. Black Creek Mountain Club House, Phase I and II Chattanooga, Tennessee Services were provided for a new pro shop and the existing golf club house was expanded and renovated. State Farm Buildings Charleston and Beaufort, South Carolina Services were provided for two new two-story commercial buildings.

Jason McDonald is a principal of Britt, Peters and Associates with primaryresponsibility for managing the firm’s Charleston, SC branch office. A significant portion of his professional work has involved providing structural design anddrawings for a wide range of industrial, commercial, educational, institutional,residential and military projects. Jason has specific expertise in the areas of structuralsteel, concrete, heavy timber, and masonry design.
