PROPERTY PROFILE
PROJECT DESCRIPTIONOriginally built in 1977, Manzanita (formerly Cypress Cove) is a 27-building, 200-apartment a� ordable housing community in the City of Escondido. Community HousingWorks (CHW) acquired the property in 2014 and made a renovation plan to address the considerable deferred maintenance with a priority on energy and water savings.
ENERGY UPGRADE DESCRIPTIONFocused on sealing the building envelope, CHW installed new roofs and dual-pane, vinyl windows. In addition, all of the apartments received new HVAC, and approximately 25% of the units received substantial kitchen remodels with high e� ciency appliances. In addition to energy e� ciency upgrades, CHW installed a solar domestic hot water system to replace dilapidated carports, remodeled the previously closed community center, and improved landscaping and play areas.
BENEFITS OF MULTIFAMILY HOME UPGRADESThe project team reports higher resident comfort and an enhanced appearance of the building from the new roof and windows. Participation in Energy Upgrade’s Multifamily program allowed the Manzanita Apartments to become more energy e� cient community lowering overall operating costs for the owner while helping residents realize lower monthly utility costs.
