What? The main aim is to design corporate
buildings with a reduced overall impact on the environment and human health.
The objectives are:-Using resources efficiently.
- Improving occupants working environment.
- Reducing waste and pollution.

How?
There are 6 key aspects to consider over the lifetime of a sustainable building. These should be taken into account from the beginning and should continue to play an integral
role in the project.
The benefits and improvements that green buildings provide are shown within the three aspects of
sustainability.

Introduction
The first step is to understand the needs of the client and future users. Passive design should be considered firstly in order to reduce active design. Choices of materials and process will have impact on the whole life.
During construction, waste and pollution reduction, wildlife conservation and social impacts need to be managed.
Minimising the amount of energy and resources consumed during the life of the building.
A high standard and ease of maintenance is required to keep the
building efficient and sustainable.
Reusing and recycling existing buildings reduces
energy and material consumption.
Waste reduction is a key issue that can be managed with disassembly, reuse and
recycling parts of buildings.

Energy usage in a typical air conditioned office building
Innovate Green Office, LeedsThe building was awarded a UK record
BREEAM score of 87.55% in 2007. Passive design has been used to reduce CO2 emissions to 20% of a
normal office building. The majority of the heat needed is now provided by occupancy alone.
Who? Government incentives
and targets.Building industry attitude towards
sustainability.Client enthusiasm.
