PPAR installs new leadership and honors members, announces Realtor of the Year
Th e Pikes Peak Association of REALTORS® (PPAR) cel-ebrated the installation of the 2016 Board of Directors at a formal dinner at Th e Clubhouse at Flying Horse on Friday, September 24, 2015.

Judge orders analysis of Zillow computers
Interest rates may remain lower longer than originally expected. Th e Federal Reserve re-leased recent comments that suggested it may continue to hold off in raising short-term inter-est rates and weaker-than-expected consumer demand is all pushing Treasury yields lower.
"As the shock of the weak September em-ployment report wore off , Treasury rates drift ed higher,” says Sean Beckett i, Freddie Mac’s chief economist. “In response, the 30-year mortgage rate climbed 6 basis points to 3.82 percent, marking 12 consecutive weeks below 4 percent. Late-breaking news sug-
gests mortgage rates may remain in this ter-ritory a while longer. Aft er this week's survey closed, Federal Reserve Governor Daniel Tarullo was quoted suggesting the Fed may not act this year, and Wednesday the 10-year Treasury closed under 2 percent in re-action to economic releases indicating weak consumer demand."
As such, for the 12th consecutive week, 30-year fi xed-rate mortgages have remained be-low 4 percent.
A Seatt le judge has ordered a neutral, in-dependent forensic analysis of employee computers at Zillow, appearing to bolster al-legations that the company stole trade secrets from realtor.com®, its leading competitor, and att empted to destroy the evidence.
Realtor.com® operator Move Inc. and the National Association of REALTORS® fi led suit against Zillow last year, claiming two top Move executives shared confi dential informa-tion with Zillow before accepting high-place-ment positions there. Former realtor.com® President Errol Samuelson and former Move Executive Vice President of Industry Develop-ment Curt Beardsley engaged in deceptive and unlawful conduct by passing highly sensitive information to Zillow CEO Spencer Rascoff and others in the run-up to their March 2014 departures from Move, the suit alleges. Th e information they shared related to a then-con-
fi dential potential transaction between Trulia and Move, as well as multiple business initia-tives being undertaken by Move in support of realtor.com®. Samuelson and Beardsley are also named as defendants in Move and NAR’s suit.
Move and NAR have repeatedly alleged in the lawsuit that Zillow and its personnel hid and destroyed evidence to cover up unlawful conduct.
Th e forensic investigation of Zillow com-puters, to be led by a court-appointed foren-sic expert, will include USB devices, e-mail accounts, Zillow computers, and personal computers and tablets used by Samuelson and Beardsley.
NAR General Counsel Katherine Johnson says the judge’s order is another positive step that will help the association and Move prove its case.

Home owners’ net worth is signifi -cantly higher than renters. A typical home owner’s net worth is $195,400 compared to a renter’s $5,400, ac-cording to the Federal Reserve’s last data from 2013.
Th e Fed’s next survey of household fi nances, which is conducted every three years, is due out in 2016 and the renter to home owner gap is ex-pected to widen further due to price increases.
Lawrence Yun, chief economist for the National Association of REAL-TORS®, predicts the fi gure to jump to $225,000 to $230,000 in median net worth for home owners in 2016 and around $5,000 for renters.
If that proves correct, the typical home owner will be ahead of a typi-cal renter by a multiple of 45 on a life-time fi nancial achieve-ment scale.
“Th ough there will always be discussion about whether to buy or rent, or whether the stock market off ers a bigger return than real estate, the real-ity is that home owners steadily build wealth,” Yun writes in his latest col-umn for Forbes.com. “Th e simplest math shouldn’t be overlooked. A vast majority of home buyers take out a
30-year fi xed rate mortgage to make a home purchase. Aft er 30 years, there is no mortgage payment (nor rent payment). So the home price growth over that time period would be the equity that the home buyer would have accumulated.”
Th e majority of Americans do aspire to be home owners and the home ownership rate increases sig-nifi cantly through age. For example,
the home ownership rate among households under the age of 35 is 35 percent, but by the time people reach their prime-earning years of 45 to 55, nearly three-fourths are home own-ers. By retirement, nearly 80 percent are home owners, Yun notes.

“NAR and Move have been saying for some time that Zillow and its employees have destroyed evidence and misappropriated confi dential business information aff ecting realtor.com®. We’re grateful the court in Seatt le has appointed a forensic expert to search for more indications of unlawful conduct,” she says.
Zillow fi led a counter lawsuit against Move and NAR earlier this year aft er former Zillow Vice President Chris Crocker sent a whistleblower let-ter to Move detailing Zillow’s alleged att empts to steal realtor.com® databases and hide intellectual property in cloud storage ac-counts. A database was later located and produced in the case by Zillow. Th e metadata from the database confi rmed it was indeed created and maintained by Move but was accessed by a user identifi ed as “Curt” before and aft er the date Beardsley joined Zillow in March 2014.
Zillow claimed in its countersuit that the lett er, which was publicized in the media, contained falsehoods as well as trade secrets that hurt Zillow’s reputation and competitive position. NAR has fi led a motion to dismiss the counterclaims.

Home owners’ fear of selling their homes for less than what they paid is abating, as sellers grow more confi -dent that they’ll recoup the amount they spent. Over the past two years, their confi dence has grown 29 per-cent, according to a survey conduct-ed by the National Association of REALTORS® of 1,000 adults in the nation’s 50 largest metro areas.
Seventy-one percent of home owners disagreed with the statement: “I do not think I could sell my house for what I paid for it.” Th at is up from 55 percent in 2009, 2010, and 2013. Only 27 percent agreed with that statement, which is down from 42 percent in 2013, according to NAR.
Sellers’ confi dence will likely ex-tend into next year too. Four in 10 Americans surveyed say they expect home prices to rise in their market over the next year.
Only 23 percent said they would like to move but don’t think they could sell their house in the current market, down from 38 percent two years ago. Some 74 percent of own-ers said that would like to move, but think they could sell their house, an
increase of 17 points over last years.Sellers are showing greater confi -
dence today than in the past four that they could sell their home in the cur-rent market too. Today, 74 percent feel like they could sell in the current market compared to 57 percent who
were confi dent about selling in 2013.Seller confi dence will likely ex-
tend to their outlook for next year too. Four in ten adults in the survey (41%) expect prices to rise in their market. Some 47 percent said prices will stay the same and only 6 percent expect them to decrease.

Freddie Mac reports the following national averages with mortgage rates for the week ending Oct. 15:
30-year fixed-rate mortgages: averaged 3.82 percent, with an average 0.6 point, rising from last week’s 3.76 percent average. A year ago, 30-year rates averaged 3.97 percent.
15-year fixed-rate mortgages: averaged 3.03 percent, with an average 0.6 point, in-creasing from last week’s 2.99 percent aver-age. Last year this time, 15-year rates averaged 3.18 percent.
5-year hybrid adjustable-rate mortgages: aver-aged 2.88 percent, with an average 0.4 point, hold-ing the same as last week. A year ago, 5-year ARMs
averaged 2.92 percent.
1-year ARMs: averaged 2.54 percent, with an av-erage 0.2 point, dropping from last week’s 2.55 per-cent. Last year at this time, 1-year ARMs averaged 2.38 percent.

It is my great privilege to introduce you to the 2016 President of the Pikes Peak Chapter of the Women’s Council of Realtors® (WCR) - Dawn Grubbs, Bro-ker/Owner of Grubbs Realty. Dawn was installed as the new WCR President on October 8th, 2015 in the presence of her colleagues, friends and family at Ho-tel Eleganté. It was an exciting event full of fabulous speeches, games, food and prizes welcoming in the 2016 Board Members while saying goodbye to 2015.
While WCR starts a new year with fresh faces, let us not forget the hard work, dedication, and integrity that the 2015 Board Members exemplifi ed during their ser-vice over the last year. So let a warm farewell of appreci-ation go out to Kathy Tutko (President), Dawn Grubbs (President Elect), Gabriele Onofre (VP of Member-ship), Linda Schierholz (Treasurer), and Laura Read (Secretary). Th e Pikes Peak Association of RE-ALTORS® (PPAR) announced its en-dorsement for Colorado Springs Dis-trict 11 and D 38 School Board races that will take place with the Novem-ber 3rd Coordinated Election.
Th e REALTORS® asked candidates about the issues facing the school district and how to address those is-sues. In addition, the group requested candidates share their vision for im-proving the quality of education and for innovation within the school dis-tricts. District 11 and 38 where asked to participate as they are districts that are having an offi cial election; other districts either cancelled elections for board seats due to no competitive rac-es or simply equal amounts of candi-dates fi led paperwork to fi ll open seats. Only candidates that interviewed are considered for an endorsement.

I have personally had the honor of watching
Dawn become the woman and leader she is today; an inspiration to all business professionals. Roughly 30 years ago she began her journey by creating a successful advertising agency, For Your Image, in Fort Myers, Florida. As part of her dream, Dawn started the GEMS high school and college intern-ship program for area students. Th is program gave area youth an opportunity to gain skills in market-ing, graphic design, team building, and leadership. Aft er moving to our beautiful Colorado Springs, Dawn upheld her values in “education, leadership and relationships” by serving on the Board of Pack 83 of the Boy Scouts of America and volunteering in the D11 Schools att ended by her grandchildren.

she has been practicing for the last 30+ years. Her work ethic is beyond reproach as demonstrated by her rise through our local real es-tate community. Dawn has been honored to receive the 2014 WCR Realtor Member

Although a home inspection is not a maintenance inspection, many times a lack of maintenance leads to problems with a home that could have been prevented simply by fol-lowing a simple checklist of basic home maintenance tips. So, before the weather grows colder it’s impor-tant to prepare for the winter months to prevent costly damage. Below are the fall preventative home mainte-nance steps that every homeowner should follow.
Guttters And Downspouts
• Clean gutt ers and downspouts frequently throughout fall to prevent build up of leaves and other debris. Neglected gutt ers can lead to wood rot problems and pest infestations, not to mention ruined gutt ers
• Be sure water is not coming down behind gutt ers and that all sup-port brackets are securely in place
• Ensure that water drains properly and doesn’t pool. Pooling can cause damage to foundations, driveways and walkways
Windows And Doors
• Change summer screens to cool weather storm windows and doors
• Inspect and repair any loose or damaged window or door frames
• Install weather stripping or caulking around windows and doors to prevent draft s and to lower heating bills
Heat Systems
• Replace the fi lter in your furnace• Consider having a heating pro-
fessional check your heating system to ensure optimal performance and
discover minor problems before they turn into costly major repairs
• Clean your ducts to bett er your heating system’s effi ciency as well as to reduce household dust and to provide relief to those with respira-tory problems
Plumbing
• To prevent pipes from freezing and bursting, ensure that the pipes are well insulated
• Know how to locate and turn off the water shut-off valve in case pipes do freeze
Chimney And Fireplace
• Call a professional in to inspect and clean your chimney. Fireplaces that are regularly used during the sea-son should have an annual cleaning to prevent dangerous chimney fi res.
• Test your fi replace fl ue for a tight seal when closed.
Attic Ventilation
• Be sure att ic insulation doesn’t cover vents in the eaves to prevent winter ice dams on the roof
• Be sure ridge vents and vents at caves are free of plants and debris
• Check bird and rodent screens for att ic vents to prevent any unwant-ed guests
Landscape And Yardwork
• Although grass appears to stop growing in the fall, the roots are actually growing deeper to prepare for winter. Now is the best time to fertilize and reseed your lawn.
• Prune your trees and shrubs aft er the leaves turn to encourage healthy growth
• Trim any tree limbs that are dangerously close to the power lines or the roof of your house. Heavy snow and ice can cause damages in the winter

Haunted HousesIt was a dark and stormy night, one of many in our real estate
market between 2008 and 2011. Fear had spread across the land as property values plummeted and foreclosures explod-ed. Our communities became exposed to zombie borrowers, robo-signers, ghost inventory and dead deals. In a very short time, we went from Happy Days to Nightmare on Easy Street.
But the foggy special eff ects have since cleared, and Colo-rado Springs is nowhere close to becoming a ghost town. In fact, our real estate market has improved so much that it’s downright scary – you could even say it has become Boo-tiful.
In the month of September this year, there were 3,215 active listings in the Pikes Peak Multiple Listing Service. Even though that represented a 5-month consecutive increase, the number of listings averaged over the previous 12-months was 2,952 for the month – by far the lowest average for at least a dozen years or more. Arrggghhhh – limited supply!
Th e number of sales in the month of September from the PPMLS totaled 1,191 – a considerable drop from the four months previous. However, when averaged over the previous 12 months, the number of sales totaled 1,071 – the 13th consecutive monthly increase and the highest average since late-2005 to late-2006. Oooooh – increased desire!
Of course, the relative lack of product on the market helps to drive up prop-erty values, which in turn, increases home equity. Th at helps to contribute to a drop in foreclosures – Ewwwww! In September of this year, only 95 foreclo-sure notices were fi led in El Paso County – that is 4% fewer than the previous month, 15% fewer than the previous September and almost 24% fewer year-to-date than the same period one year ago.
So, instead of vacant “haunted” houses in our neighborhoods, we now have sought aft er “hunted” houses across our region. And that boils down to one very important thing: bett er opportunities for Trick-or-Treating! Eeeeek!
