The purpose of this letter is to notify reviewing agencies of changes made to theAdministrative Site Plan after the variance application was submitted on August 31.^^^ _ --_. --"-""""""_,

In addition to seeking relief to Article 17-8-301 Buffers (COMAR 27. 02. 05. 09), theapplicant seeks relief to Article 18, Subtitle 4-401(b): Setback from certain slopes. A50-foot planted buffer area shall be located and maintained between the principalstructure and the crest of steep slopes.

The following changes have been made to the layout shown on the plan:

. The proposed house, pool area and patio footprint has been narrowed to decreaselot coverage and increase the distance to the steep slopes. Subsequently, the limitsof disturbance was reduced by 5,295 square feet.

. The proposed garage has been detached from the house in order to increase thedistance from steep slopes and to reduce lot coverage by a size reduction in thedriveway parking area.

. Pervious pavers will be implemented in the driveway parking area to reduce directstormwater mnoffto steeps slopes within the Critical Area Buffer.

. Driveway and house runoff shall be piped or sheetflow directly into the proposedstormwater majaagement BMP's. After the runoff is treated by the BMP's, anunderdrain system will installed beneath the existing gravel walk leading to thepier to discharge directly into tidal waters. This will eliminate direct runofftosteep slopes due to the development and will eliminate physical distirbance tosteep slopes and existing woodlands within the buffer to install the underdrainoutlet.

. Approximately 4, 600 square feet of existing non-wooded area within the CriticalArea Buffer will be designated for replanting for partial mitigation for theproposed disturbance within the Critical Area Buffer.

. The Proposed Critical Area Conservation Easement has been increased in size andreconfigured to protect parts of existing forested area within the Critical AreaBuffer not currently under Conservation Easement.
