    Welcome

    Thank you for coming today

    Todays event is about emerging proposals for the

    development of the vacant site on the corner of

    Depot Approach and Cricklewood Broadway

    (opposite Beacon Bingo), Cricklewood.

    Members of the team and some of the technical

    consultants are here today to listen to your views

    on the initial proposals for a mixed-use

    development scheme including apartments and a

    new supermarket. We would welcome any

    feedback in advance of the submission of a

    planning application to Barnet Council.

    We will be here today from 10.00 to 14.00 and

    16.00 to 20:00.

    The

    Developer

    Tepbrook Properties Ltd is the

    development company who will be

    responsible for the regeneration of

    the site.

    Tepbrook Properties Ltd has a

    longstanding interest in the

    regeneration of Cricklewood (see

    below) and these proposals are

    considered to be another important

    step in their aim to deliver

    substantial benefits to the area and

    the local community.

    Cricklewood Travelodge

    Tepbrook Properties Ltd delivered the new Travelodge hotel on

    Cricklewood Broadway which was successfully completed in

    2011.

    This development provided a number of contributions towards

    the improvement of a local park and improvement of the urban

    realm in the local area.

    Beacon Bingo

    In 1995 Tepbrook Properties Ltd developed a 5,000 sq m purpose

    built state of the art innovative Bingo complex and to this day it

    remains Europes No 1 performer in the sector. It employs 120

    people and has firmly established itself as an important part of

    the local community for the past 18 years.

    The Site and

    the Team

    Before we start designing a new

    scheme, we complete an assessment of

    the site and the surrounding area as

    they are at present. This has shaped thedesign of the scheme that you see here

    today.

    Some of these issues/requirements

    include:

    Appropriate surveillance and safedesign

    Parking to serve the development Active frontage to the street Topography of the site Adjacent uses

    The site is located on the edge of Cricklewood District

    Centre on the corner of Cricklewood Broadway and Depot

    Approach (opposite Beacon Bingo). The area of the site

    extends to 0.44 hectares (4,451 sq. m).

    The site is currently vacant with the former buildings

    having been demolished between 2004 and 2008. These

    proposals will bring the site back into a productive use and

    give it an economic function once more.

    It is anticipated that the total investment in the

    development of the site will be in the order of 20 million

    Retail

    The development of a new supermarket within this location will create a number of employment

    opportunities within the retail environment. Cricklewood residents and local businesses will also benefit

    from an increased footfall within the surrounding area due to linked shopping trips which bring about

    wider social and economic benefits.

    If granted planning permission the construction phase of the scheme will create 200 jobs over a 14

    month period. The supermarket will create a further 200 full and part time jobs targeted at local people.

    There will also be an additional 40 indirect jobs created in the supply chain in relation to the operation

    of the supermarket. This would represent a major long-term economic boost for Cricklewood.

    The retail element of the scheme comprises a new supermarket

    with a 2,070 sq.m sales area and 125 customer car parking

    spaces provided at basement level.

    For comparison, the new supermarket would be roughly two

    thirds the size of the existing Tesco store on Tilling Road and just

    over two and a half times the size of the Co-op store on

    Cricklewood Lane.

    Residential

    The residential element of the scheme proposes a totalof 86 no. 1, 2 and 3 bed apartments.

    The apartments would benefit from the inclusion of anenclosed courtyard amenity area whilst two secure

    childrens play areas are also provided as part of the

    development.

    Rooftop areas will be landscaped, with many accessibleas communal terraces. These green roofs will further

    contribute to the drainage retention system of the

    development in addition to providing attractive amenity

    space. The development will be constructed

    in a range of high quality and locally

    compatible materials.

    5 units have been

    designed to meet the

    Design Standards.

    Parking

    A total of 125 car parking spaces are to be provided in a

    basement parking level for the supermarket.

    An additional 75 secured covered spaces will be provided

    for residents of the apartments, 72 within a new

    mezzanine deck above the existing parking to the rear of

    the Beacon Bingo and 3 disabled spaces in the basement

    area below the supermarket.

    A total of 100 cycle storage spaces

    for the apartments are located in a

    dedicated store, off the main

    underground parking access with

    overflow spaces located underneath

    a covered walkway at garden level.

    Cycle parking for shoppers is located

    under cover adjacent to the

    proposed supermarket entrance on

    Cricklewood Broadway.

    involved

    Once you have had the opportunity to look at the proposals, if you have any questions please do

    talk to us.

    The consultation feedback and detailed design will help inform and shape a Planning Application for

    the site - we expect to submit this to Barnet Council in in the last quarter of 2013.

    Once submitted the Council will write to neighbouring residents again, providing further details of

    the application and giving you the opportunity to comment formally to the Council.
