Existing ceiling joists are exposed. Plans are yet to be formulated as toceiling treatment. As funds become available the ceiling may be sheeted.

Deteriorated joists will require side-alonginsertion of new joists with boltedconnections to the existing; replacement withnew Tas oak joists (these can be treatedwith a dark stain but should remain obviousas repair work. New for old would also beacceptable.

Rails have scarf joints and are inpoor condition in some locations as

shown. Joints should be repairdusing the same techniques as the

original. If a rail needs replacing dueto absence or it is irrepairable, then

the rail will be local hardwood.
