Napa County’s 2014 grape crop earned area growers $706 million — an all-time record high — the result last fall of a third bumper crop in a row.

The valley’s most recent har-vest weighed in at 173,770 tons, down a scant 1,000 tons over the previous year, still below the largest crop to date in 2012 of 181,183 tons.

California Department of Agriculture officials recently released the preliminary 2014 grape crop report, showing that statewide tonnage was down and prices were up, a trend mirrored in Napa County.

While many had predicted a much smaller harvest would follow the previous two years’ bounty, many in the industry indicated last year’s crush might have eclipsed the 2012 numbers if vineyards hadn’t been judiciously pruned last summer — an exercise referred to as the “green harvest.” Not even continuing statewide drought seemed to significantly impact crop totals.

With tonnage remaining strong and grape prices on the rise, the total value of last fall’s grape har-vest increased by a healthy 11 percent, or $68 million.

PRICES UP, TONNAGE STRONG

Cabernet sauvignon remains king in Napa Valley, with 68,921 tons accounting for the lion’s share of the entire grape crop. Last year’s cab crush increased by 3,164 tons, or nearly 5 percent, not far below the record 70,935-ton crop of 2012. At an average of $5,930 a ton, the price for the valley’s caber-net sauvignon continues to climb, up 8 percent over last year.

“For cabernet sauvignon grow-ers in the Napa Valley it’s been a great year,” declared industry analyst George Schofield. “Napa

cabernet sauvignon momentum — in terms of varietal leadership and world class status — is dis-played in several ways. Clearly, a price of $5,930 per ton asserts dominance over chardonnay and pinot noir, which sell for less than half the price.”

In looking at the jump in ton-nage, Sue Brewster — who works with Schofield in analyzing wine industry trends and issues — said the valley’s cabernet sauvignon, “seasonally a later grape to bloom and harvest, seems to have bene-fitted from fuller bunch size than in 2013.”

Schofield said Napa Valley cabernet sauvignon gets top dol-lar, “with the $2,605 average price per ton in Sonoma County being the closest. The total value of Napa cabernet sauvignon in 2014 is estimated at $409 million,

accounting for some 58 percent of the value of the entire county grape crop. It makes a world-class wine that continues to grow in demand and we should be thank-ful for it. It also means a lot in terms of image internationally.”

The average price paid for val-ley chardonnay was up slightly to $2,497, while tonnage dropped by 1 percent to 30,329.

The county’s other early matur-ing Burgundy variety, pinot noir, weighed 9,253 tons, a significant 23 percent drop. Following the trend, the price for pinot noir was up by 7 percent, to $2,604 a ton.

Tonnage also dropped for sau-vignon blanc, down 16 percent to 15,079 tons. The price for a ton of sauvignon blanc increased by $10 to $1,909 on average.

18,769 tons. The price paid per ton of merlot was up by 7 percent, to $2,979.

There appears to be a discrep-ancy in at least one of the report figures. Last year’s report indi-cated 25 tons of carignane were harvested from the 7 planted acres here. This year’s report lists a har-vest of 2,100 tons. When adjusted in the final report in a few months, the report undoubtedly will show that Napa County’s total tonnage dropped between 1 and 2 percent in 2014, analysts say.

Ah, the elusive millennial homebuyer. Our industry has spent most of 2014 ana-

lyzing why this demographic hasn’t bought a home (Student debt? Unemployment? They want to rent?) and even more time research-ing millennial goals and beliefs to forecast what’s next for housing.

In fact, it’s hard to come across any housing story (include this one) that doesn’t mention the importance of millennials. The choices they make — rental or homeownership — will direct the immediate future of housing.

But, how do we crack the code to reach and help millennial homebuyers?

According to research by Zillow, adults age 22 to 34 are more eager to own a home than older Americans. In addition, the Demand Institute found that 75 percent of millennials believe owning a home is an important long-term goal. One key sign of increasing homebuying interest: A Google consumer survey found that half of millennials visited real estate websites in July (up 30 per-cent from the previous year).

The desire to own is high; their primary challenges are inventory and home financing, according to the National Association of Real-tors’ 2014 Profile of Home Buyers and Sellers. If Realtors could help eliminate one challenge for mil-lennials, more could buy today, or at least begin the journey. We already know that the down pay-ment is the biggest problem for first-time homebuyers, and we also know that home financing is critical for millennials. Many buy-ers are, however, falsely holding onto the belief that all home loans come with a hefty down payment and stringent qualifications.

Realtors have the power to change that narrative. By help-ing buyers investigate their down payment options, you become an

advocate for today’s missing mil-lennial homebuyer.

While recently flying a Delta 777 simulator, a few things reminded me of successful agents and brokers:

— Takeoff and landing require the same series of actions and checklists, no matter where in the world you are.

— Close your eyes and you would not know the difference between a simulator and the real thing. I was cautious and tentative at first; my 13-year-old grand-daughter requested maximum turbulence. The realism made it creepy, but a lot more exciting and satisfying.

— All real estate may be local, but agents and brokers should practice with a global mindset. The same best practices work in all markets and under all condi-tions.

— You’re not paid the big bucks for mind-numbing hours of routine processes. Clients remem-ber you and refer their friends because of how you handled the critical moments when everything seemed to be coming apart.

— Get outside your comfort zone; it’s the only way to grow, and makes for a more fulfilling business and life.

What can you do to start help-ing buyers investigate those down payment options?

— Highlight information about local programs on your website and social media.

— Connect with lenders and brokers who already know how to manage down payment program financing successfully.

— Attend trainings from your local housing finance agency.

— Help your buyers find out what programs they may qualify

for first, before touring homes. The results could help expand or narrow your search.

— Share buyer success stories in your communications.

This year is going to be an exciting and rewarding one for those who understand and accept the realities of today’s real estate industry and connect their clients with hard-to-find information that helps them buy a home.

Will this finally be the year for millennials? Rents are rising, and the down payment continues to be a challenge. Crack the code to this significant segment of the population by helping millennials find their down payment.

Bardessono hotel, restaurant and spa in Yountville is for sale. While a list price was not provided, hotel experts expect the 62-room luxury hotel property will sell for more than $65 million.

“Bardessono is one of the highest-performing hotels in Northern California, and the current ownership feels like it is the right time to sell and let new owners continue the growth of the prop-erty,” said Margaret Clapp, speaking on behalf of the hotel’s ownership group, Yountville Investors LLC. Clapp is one of four managing members of the group.

Opened in 2009, Bardessono was developed and continues to operate on land leased from the Bardessono family of Yountville.

In 2007, the project was estimated to cost $46 million. Depend-ing on the day of the week and month, room rates range from $500 to $1,000 a night, said General Manager Jim Treadway.

Treadway said he could not reveal the ask-ing price for the hotel.

“It will be a big number, as this is a very high-performing hotel,” said Treadway. “Because of its national and international reputation, it’s considered a ‘trophy’ asset.”

Whether or not he and the other 150 employees will remain on staff after it sells is up to the buyer, he said. But, “We all hope so.”

The Bardessono hotel also includes Lucy Restaurant and Bar, culinary garden, rooftop pool and spa. It’s operated by Benchmark Hos-pitality International. It’s unknown if Bench-mark will continue to operate the property after the sale.

“We expect an extremely high level of inves-tor interest in Bardessono” said Mark McDer-mott of CBRE Hotels, the firm chosen to sell the hotel.

Thomas E. Callahan of PKF Consulting USA, a division of CBRE, said that hotels are in demand.

“The industry has been literally on fire since coming out of the recession,” he said. “Most hotels are generating record-level profits. As a result, you have a lot of capital looking to deploy itself. And you have owners that are saying, ‘It’s time to take my chips off the table.’”

As for a sale price for Bardessono, “It’s going to be big,” predicted Callahan.

In 2013, Auberge Resorts and a group of partners including vintner Bill Foley purchased Calistoga Ranch, a 50-room boutique resort in Calistoga, from Olympus Real Estate for an esti-mated $50 million.

In June, San Francisco-based Flynn Prop-erties Inc. purchased the 27-acre Carneros Inn luxury resort from then-owner the PlumpJack Group for an estimated $60 million.

Does he think Bardessono will sell for a simi-lar figure of $1 million per room? Callahan said, “That’s probably conservative.”

Rick Swig, hotel consultant, owner of the Napa Winery Inn and former owner of the Harvest Inn, also noted that hotel sale prices “are at an all-time high.” He also said he believes Bardessono will sell for at least $1 million per room, or for between $65 million to $75 million.

A likely buyer is “another owner of similar

hotels located in luxury destinations where the target average daily room rate is between $750 and $1,000 a night.”

Swig described the Bardessono as in same cal-iber as the Carneros Inn and Calistoga Ranch. While both of those properties have supple-mentary real estate components, Bardessono fits between the two of them.

The hotel has received numerous awards for customer service and “commitment to the envi-ronment,” according to a news release. In early 2010, the U.S. Green Building Council awarded the 5-acre Bardessono complex LEED platinum certification.

Eco-friendly practices at the hotel include the low-profile flat solar panels, water conservation, recycled construction materials, organic linens

and cleaning products, onsite composting and minimal solid waste generation.

Landowner Steve Bardessono said, “We look forward to working closely with the new owners.”

The property has been in the Bardessono family since 1926, and in addition to the family name on the hotel, Lucy Restaurant and its culi-nary garden are both named after Steve’s mother, a news release said.

“We are so thankful to Benchmark Hos-pitality, Jim Treadway, the Bardessono family, our landlord, and the greater Yountville and Napa Valley communities for all their support,” said Clapp.

“The success of the property is undeniable,” she said.

Napa County home prices rose 25.8 percent in 2014, with the average sold price of an area home reaching $774,738, according to monthly data from Bay Area Real Estate Information Services, or BAREIS.

The average sale price in 2013 was $615,527.

The median price of a county home — half cost more, half cost less — rose 15.3 percent, from $455,000 to $525,000.

Local real estate agents report that the August earthquake had a negligible effect on the market.

The last time prices topped the $700,000 range was in 2007 when the yearly average reached an all-time high of $864,297. During the Great Recession, the average sales price dropped for several years in a row before beginning to recover in 2012.

While prices rose in 2014, the number of Napa County homes sold declined 15.2 percent, from 1,522 in 2013 to 1,290. The aver-age number of days a typical home was listed for sale also dipped, from 91 to 87.

“2014 was a year the market stabilized,” said NorBAR Napa County Chapter president and Realtor Kris Chun. “Though the earthquake shook the market, it didn’t rattle the market.”

Chun noted that fewer dis-tressed properties remained on the market in 2014. That means the vast majority of sales were tradi-tional equity home sales, he said.

But overall, fewer homes were sold in 2014. “We’re still very much in a seller’s market because there’s very little inventory out there,” said Chun.

Many homeowners are still waiting for more equity in their homes, “so they’re not (yet) in the position to sell and step up like in a traditional market,” said Chun. “We’re still seeing a lot of people on the fence whether or not now is the right time to pull the trigger.”

After the Aug. 24 earthquake, “approximately 14 houses that were listed came off the market. It doesn’t sound like a lot but that was 10 percent of the active inventory in Napa city at that time,” Chun said. However, “that didn’t have a dramatic effect on the overall market” in 2014.

Another reason for low inven-tory is that there has been almost no new home building in Napa since 2009, noted Chun.

“We need to increase our hous-ing stock and we just haven’t had it,” he said.

Napa Realtor Stefan Jezycki, regional chair for the California Association of Realtors, said that prices rose in part because “Napa is a destination. We’ve done noth-ing but make our destination more attractive over the past 10 years. Our product is only getting better. We attract buyers from (around) the world.”

Jezycki also cited a lack of inventory.

“Incomes are not increasing for average Americans,” said Jezycki. For those people, “when price of

homes go up, even with declining interest rates, you can’t keep up with the increase so you stay in your home.” Thus, there’s a lack of inventory.

Jezycki said that he’s already seeing changes in the market in 2015.

“Right now, activity is far stronger than it was last year at this time,” he said, adding that buyers are saying, “I’m tired of waiting.”

Jezycki said the earthquake had a negligible impact on market val-ues. “I had people who wanted to see properties on that Sunday” of the quake, he said.

From mid-December to today, there are more Browns Valley homes in contract than all of the Browns Valley homes in contract from August to mid-December last year, Jezycki said.

“We’re at a very healthy place,” he said. That’s good news for most; however, first-time homebuyers continue to face difficulties in breaking into the market. “To be a young couple and buy a house under $400,000 is very, very chal-lenging,” he said.

After decades of operating on the day-to-day transac-tional side of this industry

as an agent and lender, I now enjoy a unique vantage point where the housing industry intersects — real estate, mortgage lending, qua-si-governmental housing agen-cies, policymakers and nonprofit organizations, and, of course, the homebuyer. My observations over the past five years have reinforced some of my long-held beliefs while challenging and even alter-ing others.

First, what hasn’t changed is my respect for real estate pro-fessionals who make an honest living in this crazy business. What has changed is my appre-ciation of how difficult it is for many people and organizations to shake outdated perceptions when opportunity calls.

Take, for example, the alarm-ing drop in sales to first-time homebuyers. Student debt, the job market and the alleged desire by millennials to defer homeown-ership have all contributed to the downturn. But there’s much more at play.

Research data throughout 2014 proved beyond doubt that millions more millennials and boomerang buyers could afford a home than they them-selves believed.

Our industry is not making the most of this grand opportu-nity. Here are the numbers of 25- to 34-year-old renter households who can afford a median-priced home in select markets, according to research by the Harvard Joint Center for Housing Studies and the American Community Survey at census.gov (see graphic).

Now, consider that this same cohort is pessimistic about quali-fying for a mortgage. Research by Zelman & Associates shows that 60 to 72 percent overestimate down payment requirements,

believing that they need at least 11 to 15 percent of the sales price. In addition, 70 percent of U.S. adults are unaware that down payment help exists, according to a NeighborWorks America survey.

We know that there are bil-lions of dollars in down payment help available across all markets. It’s not just for low-income households and low-cost homes. Households earning up to 120 percent or more of area median income can be eligible. Our data also show that more than 70 per-cent of all homes currently listed for sale are eligible for one or more programs. That includes large

markets, small markets, high-cost, low-cost, coastal and inland.

Millions more people can become successful homeown-ers today — they simply don’t know they can or how to do it. I asked an executive at one of the major listing portals why they don’t share this type of informa-tion with the tens of millions of monthly visitors to their site. The answer: “Because they don’t ask for it.”

But how can you ask for help when you don’t know it exists?

Saving for a down payment has always been the No. 1 obsta-cle to homeownership, now so

more than ever. (Please hold your “skin in the game” comments for a future column.)

This is a question for the entire industry — agents, brokers, lenders, homebuilders and their trade organizations. Remember the federal housing tax credit of 2009 and 2010? That program was wildly successful in large part because the National Association of Realtors, the Mortgage Bank-ers Association and the National Association of Home Builders used their substantial megaphones in harmony to educate and inform their members and the public. Today’s opportunities dwarf that program, but nary a peep.

Work is underway at a trio of Gasser Foundation properties in south Napa, including a hotel groundbreaking, demolition of one fast-food restaurant to make room for another and the removal of several older commercial build-ings on Soscol Avenue.

The nonprofit also announced that a restaurant called The Forge Pizza will be the newest tenant at the South Napa Century Center.

Work has begun on the foun-dation for the 115-room Hamp-ton Inn & Suites at the movie the-ater complex, beneath the eastern approach to the Maxwell Bridge.

“We are very excited about the hotel construction,” said Joe Fischer, consultant to the Gasser Foundation. The design “exceeds most Hampton Inns around the country.”

“We had multiple developers that wanted to build a Hamp-ton Inn. These guys showed us some buildings designs that were superior,” he said. “We got a lit-tle bit more in terms of additional aesthetics and treatments on the building and more amenities inside the building and on the patio and pool area,” said Fischer. “We also think it fills a great place in Napa’s hospitality market.”

The Hampton Inn should open this fall, said Fischer.

The hotel is adjacent to the 12-screen Century theater devel-opment and will soon be joined by a 38,000-square-foot In Shape Fitness Center. That project was approved by the Planning Com-mission in December. “We expect the fitness center to be built this year,” said Fischer.

With the hotel, fitness center

and theater in place, the foun-dation’s focus has turned toward leasing 60,000 square feet of retail space in the theater complex.

The foundation has signed a lease with The Forge Pizza, “an awesome wood-fired (restaurant) that is already very successful in Jack London Square,” said Fischer.

The Forge also has restaurants in Danville and Phoenix. A con-tractor, already selected, is likely to begin work later this spring. The restaurant will feature 3,600 square feet of inside space.

Located at the corner of Imola Avenue and Gasser Drive, behind Target. The Forge will feature “a very cool outdoor entertainment space” with outdoor fireplaces, bocce ball areas, picnic tables and outdoor games. There is room for another sit-down restaurant in that same area, said Fischer.

“With the proximity to the Vine Trail, the growing college and the dominant draw of South Napa Marketplace, we see some great opportunities for a bike shop, great coffee shop, some other quick-service food options and local-serving retail that is actively oriented,” Fischer said.

At South Napa Marketplace, an El Pollo Loco, fast-food-style restaurant, will soon replace the recently demolished Burger King. El Pollo Loco should be open for business this year, officials said.

“Burger King seemed to be at the end of its life here in Napa,” said Joe Peatman, president of the Gasser Foundation. “El Pollo Loco is a well-performing restaurant chain with some great healthy options that we see as complementary to the offerings at South Napa Marketplace.”

Adventure RV, former ly located just north of the Gasser Building at 433 Soscol Ave., has moved south of the Old Adobe restaurant on Soscol. Gasser removed the RV dealer’s old mobile office and other mobile office buildings, according to Fischer. Another tenant, Big Kid Toys, will also move and relocate to Sonoma.

“The foundation is preparing for the redevelopment of the Soscol Frontage from the Gasser Building to, but not including, Hanlees Subaru Volkswagen, said Fischer. Hanlees has a long-term lease and will remain, he said.

The foundation has 4.8 acres of land that could support a num-ber of different retail options with large 15,000- to 22,000-square-foot spaces and smaller shops.

“We think this is an ideal loca-tion for a number of retailers, as this will also be the entryway to the Tulocay Village residential develop-ment that was entitled in 2006,” Fischer said. That housing devel-opment was projected to include as many as 500 apartments.

Renting can certainly be a solid choice while you’re saving for a down payment

or repairing or building credit to obtain a mortgage, but recent findings show that homeowner-ship is still a better deal. The cost to rent is rising faster than any other time in the last six years, according to the Bureau of Labor Statistics, while rental inventory stands at a 20-year low.

In a recent press release, Zillow added to the conversation: “Over the past 14 years, rents have grown at twice the pace of income due to weak income growth, burgeoning rental demand, and insufficient growth in the supply of rental housing. This has cre-ated real opportunities for rental housing owners and investors, but has also been a bitter pill to swal-low for tenants, particularly those on an entry-level salary and those would-be buyers struggling to save for a down payment on a home of their own,” said Zillow Chief Economist Stan Humphries. “Next year, we expect rents to rise even faster than home values, meaning that another increase in total rent paid similar to that seen this year isn’t out of the question. In fact, it’s probable.”

Although the increasing cost to rent and lack of inventory might nudge renters into buying a home, the National Association of Realtors points out that tight credit standards, large student debts and the growth of multi-generational households are con-tributing to the lowest number of first-time homebuyers in decades. Additionally, we are told that ris-ing rent prices mean less money to put away for that down payment.

Even with these difficulties,

first-time homebuyers are pro-jected to be more active in the 2015 housing market. These con-cerns about rising rents and other debts are a concern to first-time or new buyers, but we are also seeing options for homebuyers today. For example, new conven-tional loan guidelines create an open door for homebuyers even as the Federal Housing Adminis-tration has changed its fees and loan structure, making both less buyer-friendly.

Amy Buynoski, a mortgage banker and the vice president of Fidelity Bank, says that the ben-efit to Fidelity’s program “is it is not FHA, and the buyer can put 3 percent down, and it can be a gift or grant. Mortgage insurance will come off once they have the 20 percent equity, unlike FHA. There is also no upfront fund-ing fee at closing. Credit score requirements are relatively low at 640, but this is subject to approval (based on the body of the credit and strength of the buyer). One buyer on the loan does have to be a first-time homebuyer or have no homeownership in the last three

years, and they do have to take a class.”

Another option that’s not always available in metro areas but can be found within rural residen-tial markets is the USDA rural development (RD) loan. There is no mortgage insurance with an RD loan, but like a loan through FHA, there is an upfront fund-ing fee at closing, and it is a 100 percent loan. These are for pur-chase loans on primary residential properties only, and the loan has a nice renovation component that is much simpler than FHA’s Power-Save Pilot 203(k) loan program in case the buyer would like to make some updates or upgrades to the property after closing.

The downside is that it’s possi-ble to make too much money to qualify, and the property must be eligible for the loan. According to Jennifer Sims of Homestar Finan-cial, “FHA and USDA (RD) are both great loans for first-time and second-time homebuyers. The USDA is a true 100 percent loan in eligible rural areas if you qual-ify under the income limits for the county. FHA also has a great loan,

which can allow gift funds for the low 3.5 percent down payment. Both allow medium credit scores with some open collections as well. The USDA loan is the loan that can allow you to get into a home for truly 0 percent down as long as the home appraises. Also, there can be a repair escrow fea-ture on both loans. The USDA can authorize up to 10 percent or $10,000 (whichever is less) to make repairs for appraiser-re-quired issues. And FHA has a rehab loan called the 203(k) where you can borrow between $5,000 and $35,000 for upgrades or repairs to your home.”

As noted, FHA is still the old fallback and perfect for buyers rebuilding credit; it’s a bit more forgiving of past credit indiscre-tions compared with conventional loan guidelines.

The costs and limitations are real. Mortgage insurance is expensive, and it will never fall off the FHA loan. For someone who had a credit blemish in the past, an FHA loan might be the best route to take to get back into homeownership.
