Saentys is proud to launch the first edition of our new seasonal newsletter: Light/Rock.
This is an agency newsletter with a difference as we will not only show you our work but also the strategy, the people and clients behind the projects. Each edition will aim to give you a complete 360 degree view of our agency and to showcase what makes us unique. We will share the latest design trends, market movements, successful projects, staff gossip and more. Our aim is to deliver a piece of literature that will engage the reader on more than simply a visual level.
In the coming editions we will also be showcasing thoughts from market leaders, architects, developers, company CEOs and entrepreneurs. We will be getting their view of the world and how marketing and design campaigns can positively differentiate their products.
We hope you enjoy this first edition and thanks again for all your support and the great projects we’re proud to have worked on with you.

We are delighted to have received the trophy for ‘Best Magazine’ at the Trophées de la Communication in Cannes for the ‘Well at Work’ magazine, designed for Gecina.
Saentys created a brand content strategy for Gecina centred around the creation of a new magazine, Well at Work. The biannual reports on wellbeing at work through articles and interviews whilst subtly referencing Gecina real estate programmes focussing on the proactive maintenance of health and wellbeing within the work environment.
Within this first, award winning issue, a survey was conducted in partnership with IPSOS about wellbeing at work and published exclusively in Well at Work. A second major feature centres on the opportunities available for landlords who realise the benefits of proactively adopting the wellness strategies within their buildings. It also notes employees’ expectations within this area, an increasingly important aspect of recruitment and retainment.
With a huge honour in hand for the first issue, we’re off to work on the next.

Having put together the campaign to find an international investor for a major new Shoreditch development, The Stage, Saentys was invited to pitch for the overall branding and marketing mandate for this exciting mixed-use estate. The challenges were immense as we had to create a brand that would work for all component parts of the development and still be current and valid upon completion of the scheme in 2018. This extensive campaign was launched Q1 2016.

We were asked to brand and position these new residential apartments in this highly prestigious resort. The branding was inspired by the timeless elegance of the 1950s, with a nod to the modern design exhibited in the apartments. The campaign was heavily weighted in favour of digital deliverables including an app and film. The result is a stunning and unique marketing campaign aimed at an international audience of ultra high-net-worth individuals and was featured in Vogue’s 100 years special edition.

Boasting a rooftop terrace, original Victorian features and panoramic views of the City, The Salisbury is launching the most sought-after boutique office space in the City.
Over the years, The Salisbury has become a benchmark of successful real estate re-invention and re-positioning. Moving from a compromised, highly segmented old building to one of the City’s most desirable business destinations, it showcases how a traditional office building can find a new lease of life and cater for the ever evolving demands of modern business tenants. Careful asset management combined with a well thought out destination brand allowed us to create a hugely desirable environment that met all the development’s business objectives.
Thanks to the success of the destination brand created for The Salisbury, creating the sub-brand for the transformed top floor and launching ‘The Penthouse’ campaign was very straightforward. Playing on brand value and market traction allowed us to gain immediate attention for this new, high-end office space. A set of bespoke illustrations were created to launch the market teaser campaign.

Create ownable brand basics
Creation of concept
Development
Application
In the same way that Saentys’ foundations are based on the complementary balance of Light and Rock, to be successful, destination brand strategies need to be focussed on both emotional and rational components. By understanding the intricacies of these component parts, we can start to uncover the ownable attributes that will lead to engagement within the target audiences.
As an example, imagine Liverpool FC’s stadium. The Kop is well known for its atmosphere and for the fanatical fans with season tickets in this area. No one advertises it as the biggest tier-structure seating arena in the world, although this is a fact. The atmosphere is more important - the way being in The Kop makes you feel. Sometimes the most ownable emotional aspect of a destination is undefinable. That’s the challenge we relish the most.
Through research and collaboration with partners on the ground we are proud to have created destination brands in diverse places around the world.
We worked with Hines to introduce the first outlet village to be introduced to the Russian market. Through collaboration with local PR experts, we understood what makes Russian consumers tick, resulting in the brand values of internationally high standards, aspiration, style and inclusivity.
CFF / SBB, the Swiss railway company, entrusted Saentys to reposition the area of Pont Rouge in consumers’ minds, changing it from a railway depot to a major business depot. The key here was to change the subjective perception of the area which was achieved through both the architectural solution and the messaging. Our idea was to involve the target audience in the change, to make them feel part of the solution so that the development was viewed as a project for the whole population.
Shoreditch in London is an area with its own character and style. We were asked by Cain Hoy and Galliard Homes to work out how to promote The Stage, a mixed use development on the grounds of Shakespeare’s first theatre in London. With so many strong underlying values and identities, it was a challenge to create a coherent narrative. However, with a lot of both historical and on the ground research we found the key underlying factor that linked all of our components. It’s what we called the ‘Peter Pan factor’. In short that Shoreditch, both in the 15th century and now, is an
area which has been London’s headquarters for people wishing to challenge the norm, be young, creative and free.
A destination is anywhere that people go to. Our job, and the thing we love, is working out how to get people to go there, what the emotional attachment is and how our creativity can nurture the audience’s emotional relationship with that place. It’s the combination of Light and Rock that provides clients with tangible commercial results.
As we all know, we are bombarded with marketing messages all day, everyday. As destination branding experts, we need to ensure our messaging is clearly interpreted in a crowded marketplace, that it hits the right spot and results in the appropriate reaction and action. Our finely tuned theory, tailored through years of experience, helps us to ensure that a house becomes a home and that bricks and mortar are viewed as more than their component parts.
THEORY & PRACTICE
GROSVENOR | FRANCE
Rue de la RépubliqueSTRATEGY + BRANDING + DIGITAL + ADVERTISING + PRINT
We created a strong place-branding platform, highlighting the street’s value. This included, among others: two websites - one for tertiary and residential real estate, the other for the general public with practical information about the street’s shops and services; partnerships with the Lyon Opera and the Dance Biennale; and a multitude of micro services for its residents, that make the Rue de la République a coveted destination.
When Grosvenor acquired 50% of the street’s property, Saentys became their strategic brand and marketing partner to reposition the Rue de la République as place to shop, work and live in Lyon. This campaign also aimed to bring all of the street’s stakeholders – retailers, office and residential tenants, but also opinion leaders, journalists, elected officials, general public, and tourists – together by participating in the city’s cultural, economic and sporting events with the “Rue de la République, Lyon” identity.

A new city centre for Geneva, that’s the ambitious vision for Pont-Rouge. With works already starting and the first buildings set to be ready by 2018, this vision is fast becoming a reality.
Pont-Rouge not only aims to become the new business centre for Geneva, but also a lifestyle destination combining new homes, retail and local amenities. CFF / SBB (Swiss national railways) entrusted Saentys to undertake a placemaking exercise to attract both large international companies, residents and retailers to the new heart of Geneva.
With the strapline ‘Geneva’s centre is moving’, we have created cultural events, advertising campaigns and targeted marketing, the results of which are proving that the strapline is more than just a slogan – it’s a very near reality.

A major name in the high-class world of jewellery, Adler has been a family business for over 125 years.
Founded by Jacques Adler in Istanbul in 1886, the Swiss-based company has an eclectic approach to design, bringing eastern and western influences together in its beautifully crafted jewellery. In the process of redoing their website, Adler approached Cobweb who recommended us to help reposition the brand to support their expansion into the Middle East and Asia and attract a new, younger, more cosmopolitan audience. Our new brand strategy will be implemented over the next 10 years.
