The subject is a 16,140 square foot building partitioned into two separate units which had previously been combined with an opening between the two. The left side in the floor plan above is approximately 6,000 square feet and is unfinished warehouse area with concrete floors. The interior walls and ceilings are encapsulated insulation panels. There is no water available to this unit. This northern unit has two 14’ high overhead garage doors. The overhead garage door facing the front parking lot has a dock height ramp with a lift. There is no heating or cooling in this 4,000 sf unit.

The southern unit is approximately 10,000 square feet and has been partially finished with some office areas. This unit has two electric forced air heating and cooling systems with separate thermostats. There are also two 2-fixture baths, one of which appears to be ADA compliant. The interior finish in the office and reception area is concrete floors with drywall walls and a suspended ceiling. The remaining areas of this unit are essentially unfinished with some drywall partitions but open insulated ceilings and concrete flooring. This unit also has a dock height loading ramp along the front door backing up to a double 3’ pedestrian door. There is a 14’ high overhead door in the rear. The 10,000 square foot section was constructed in 1983 per Assessor’s records with the 6,000 square foot addition completed in 1997. Recent updates include some roof sealing and interior partition walls completed within the past 3 years. Overall, the subject has an effective age of 15 years.

ZONING Zoning: The subject site is located inside the city limits of Hollister and is zoned Commercial by the City. This zoning district allows for most commercial and retail uses. The subject is a legal conforming use.

TAXES AND ASSESSMENT DATA Real Estate Taxes: The real estate property taxes for the subject are established on a percentage of market value as appraised by the Taney County Assessor. The percentage of rates established by the state of Missouri are: (Rural-12%), (Residential-19%), and (Commercial-32%). The 2017 property taxes for the subject are $8,218.27 based upon an appraised value of 274,904. I do not recommend a tax appeal at this time since the current market value is well above the Assessor’s indicated value.

HISTORY OF THE PROPERTY The subject property is currently owned the Charles Rees Trust and Walter & Gail Davis who have owned the subject property since approximately 1992. A recent transfer of ownership was completed on September 14, 2017 which was a non arms length transaction. This transaction is recorded in Book 2017-29169 of the Taney County Recorder.
