Location

The site is located in Vauxhall, to the north of Vauxhall Pleasure Gardens within the London Borough of Lambeth.

The site is located approximately 450 metres north of Vauxhall station providing access to the Victoria line of the London Underground network and national rail services to Waterloo and the home counties.

The western boundary of the site is formed by a series of part 3 part 4 storey commercial properties fronting Vauxhall Walk. Two five storey residential blocks known as Kennedy House and Jameson House abut the site to the south, whilst the northern boundary is formed by the Vauxhall Methodist Church. Worgan Street forms the eastern boundary of the site, across which is a 5 storey residential block known as Arne House.

Pedestrian access to the site is via both Vauxhall Walk and Worgan Street but vehicular access is from Worgan Street only.

The broadly rectangular site extends to approximately 0.74 acres (0.298 hectares) and comprises five adjoining buildings in various commercial uses centred around a central courtyard.

Hall House, located in the centre of Graphite Square, is a 5 storey office (B1a) building extending to approximately 777 sqm (NIA).

Spring House is a four storey office (B1a) building fronting Worgan Street, extending to approximately 1,117 sqm (NIA).

2 - 4 Graphite Square is a single storey building extending to approximately 263 sqm (NIA), located along the northern boundary of the site.

24 Worgan Street (East) is a single warehouse (B8) extending to approximately 349 sqm (NIA) located in the south east corner of the site fronting Worgan Street.

24 Worgan Street (West) is a part one part three storey building in a dilapidated state.

Planning and Development Potential

Whilst there are no statutory or locally listed buildings on site, most of the site does fall within the Vauxhall Gardens Conservation Area with the exception of Spring House.

An indicative mixed use scheme, concept designed by Studio Egret West has been the subject of pre-application discussions with the Local Authority and the formal pre- application response is available on the dataroom.

The Studio Egret West concept scheme, comprises a total combined Gross External Area of 112,687 sq ft (10,469 sqm) in a building rising from 4 to 10 storeys. This scheme shows two storeys of commercial uses at ground and lower ground level providing approximately 2,260 sqm (GEA) of floorspace. It also shows a further 7,877 sqm (GEA) of residential uses over 9 storeys, accommodating approximately 80 units in total. This scheme remains at a concept stage and has not been progressed beyond that presented at the pre-application meetings.
