Construction: Poured, reinforced concrete footings, slabs on grade construction. Two by six structural framing. The exterior walls feature either one-hour rated stucco or brick veneer. The windows are double paned sliders in plastic encasements. The roof is a pitched gable with asphalt shingles. The � oor is poured concrete.

HVAC: Each 1,000 square feet of the property is serviced by a gas-� red furnace and an air conditioning unit located behind small security fences on the periphery of the buildings.

Zoning: CPO-A, Planned O� ce

Access: Exceptional highway access. The property is located just east of I-35 and includes two ingress/egress points located on the west site via Frontage Road.
