Taylor and Savannah Souza, twin 7-year-olds, are in second grade at GrayhawkElementary School. Both share a love of school, their teachers and friends.Born and raised in Scottsdale, they recently moved into Grayhawk in July,2012. They love being part of the Grayhawk community with everything ithas to offer, especially all of the fun family events. Taylor’s favorite restaurantsare Chipotle, Cold Beer and Cheeseburgers, and Tart and Toppings. Savannahloves Cold Beer and Cheeseburgers, Pei Wei and Tart and Toppings.

Along with playing with her friends, Taylor is also passionate about gymnastics,her dog Gibson and her family. Savannah is an avid reader, who also lovesplaying with her friends, her dog Gibson and her family. Savannah and Taylorwould call Disneyland their favorite place to vacation. Like most 7- year-olds,

they are full of life and love. Unlike most 7-year-olds, they were struck by tragedy when they were 3years old.

With no signs or symptoms, Taylor was diagnosed with AML (Acute MyeloidLeukemia). AML is a rare, aggressive form of leukemia. Taylor’s best chanceof a “cure” was to receive a bone marrow transplant from her sister Savannah.Unfortunately, Savannah’s bone marrow was not a match for Taylor. Taylorwas put through 8 months of grueling chemotherapy. She was given 5 roundsof chemotherapy at Phoenix Children’s Hospital. Due to the type and severityof her leukemia, Taylor was treated in the hospital for all of her chemotherapy.This meant living in the hospital for 8 months.

Due to the amazing doctors at PCH, many prayers and Taylor’s fighting spirit,Taylor has been in remission since February 2010. She is still at high risk ofrelapse and is monitored very closely. Taylor and Savannah are both amazingchildren with a strong passion for life.

Their parents, Sean and Kristen have an even stronger passion for giving back to their community andtheir mission is to help the Leukemia and Lymphoma Society raise funds to WIPE OUT CANCER! TheSouza family participates in many fundraising events but focuses most of their efforts on the annualLIGHT THE NIGHT WALK for Leukemia and Lymphoma. Their next walk in Phoenix is November 9,2013. The restaurant that we chose to review for this issue wasWhich Wich. Which Wich is the newest restaurant toopen in the Grayhawk Basha's Center. It is a casualsandwich shop offering more than 50 customizable"wiches". Which Wich is known for its unique orderingsystem and fresh ingredients. As you enter the restaurant,

you will see a large table with stands full of brown paper bags separated by sandwichcategory. To order your sandwich, all you need to do is grab a bag and a red sharpie,write your name and check off what type of sandwich and toppings you would like,then hand it to one of the friendly employees who is eager to help you. I sampled three items off the menu- the gyro (pronounced Yero), the turkeywich, anda strawberry milkshake. I enjoyed all three items! The gyro was comparable to a gyrothat you would find at a Greek restaurant- a perfect combination of seasonedgyro meat, tzatziki sauce, onion and tomato, all wrapped up in a warm pita. I waspleasantly surprised by the quality of the gyro. I tried the Turkeywich on toasted wheatbread. The Turkeywich comes with 1000 island dressing and coleslaw along with any additional items that you would like to add. I thought all of theingredients complimented each other without one ingredient being overpowering.

The milkshake was delicious. Which Wich makes all of their milkshakes with real ice cream and there are 6 flavors to choosefrom. The menu offers something for everyone. If you are carb conscious, you can order any wich wrapped in lettuce withoutbread or order your wich as a "bowl" in a bed of shredded lettuce or spinach. The Grayhawk locals seem to have the itch for Which Wich especially during lunchtime. By the time I left Which Wich around12:30, the line to order was nearly out the door. Creating a Home Inventory – What Have You Got to Lose?

If a fire breaks out in your home, you may have onlyminutes to get to safety, leaving little time to mapout an escape route and even less time to takeinventory of your belongings.

This year, resolve to create and practice your homefire escape plan. Then take stock of your belongings.A home inventory is a helpful tool if your home isdamaged or destroyed by a fire or storm, or isburglarized.

Go through your belongings room byroom, listing each item, quantity, datepurchased and original cost. Note serialnumbers of electronics and otheritems. Include your jewelry and othervaluables in your home inventory. Be asthorough as possible, listing both largeand small possessions. If you can,supplement your home inventory withphotos or a video to help capturedetails. Make sure to store your videoaway from your home. Update yourinventory when you make large

purchases, and pick a date to review annually.

Hello again friends and fans, “I use the term loosely“,you really are a captive audience, but as long as I haveyour curious attention, “READ ON”. In this issue of SRNI have chosen to spotlight a family business newlyopened and located in the Pinnacle at Scottsdaleshopping center, snuggled in between Ace Hardware andJalapeño Inferno Bistro Mexicano. Boy that was amouthful.

Well here it goes, unlike the last spotlight article (inwhich I got out of the chair before they could drill anyteeth), I climbed into the big comfortable barber chairand let my friend Rafael do what he does best, aSCISSOR CUT. That might not sound like a big deal toyou at first, but let me take you back to your childhooddays. Do you remember the cold chill that would crawlup the back of your neck and make you squirm whenthe notorious humming of the cold steel electric clipperswould hit your skin, and race toward your ear? Yep thatfeeling! So when I say scissor cut, I say it with a warmcomforting intention. I love getting my hair (what’s left ofit) cut with scissors, and for the past twenty years I havehad it cut by the same stylist, “MY WIFE”. I have someexperience here, and trust my opinion when I tell you“YOU WILL GET A GREAT HAIRCUT FROM RAFAEL”….

The first thing my critic did when I came back from RealMen’s BarberShop was spin me around and inspect, “letme see, umhmm, yep, you need to take your son there,that’s the best cut you have ever had”. That was all Ineeded to hear, I already knew it was a great haircut, Ihad been smiling all the way home. And he did it withscissors!!!

(SRN): What is the big deal with the chairs?(RM): These barber chairs are rich in history andtradition. You feel good when you sit in them, they arecomfortable, sturdy, and they have style. There is justsomething about a barber’s chair.

(SRN): Where are you from?(RM): Russia, Dushambe, the capitol of Tajikistan. It isa big city. I moved from there with my parents during

be successful here. So we try to builda relationship with each customeruntil they become a client. These aremy favorite clients.

(SRN): What do you do for fun?(RM): We love our kids, so mostlyfamily time is the fun time, you know,movies, swimming, whatever. Just tobe with them is great.

(SRN): What do clients want?(RM): Tough one…. convenience,and peace of mind that they are goingto get what they expect, which isgreat treatment and a cut that willmake them happy.

(SRN): What makes you differentfrom other barbers?(RM): How can I answer thisquestion (smiling)? Every barber hastheir own skills; I cannot say that theother barbers are not as good,because they are good, only that I

have the experience and ability tomake my clients happy.

If you have you been reading any local newsarticles, or surfing the Internet, or maybe justchatting with a neighbor, then chances are, youprobably have been hearing over and over thatthe Real Estate market in Grayhawk is really greatright now… True?

That’s a definitive “Truth”, but in particular, if youhave a home to sell, now might be the best time.Our market Inventory is at an all time low. As ofthe writing of this article there are only 27 single-family homes for sale in ALL of Grayhawk. Anormal market would dictate there would be 3times that many. Truth! Prices have been going up in the past two-years! We have seen some incredible price gainssince the beginning of 2012. In July 2011 we solda home in Talon for $595,000. The new owner’sinvested over $200,000 in remodeling, and todaythe home is worth about $950,000. In this hotmarket, upgraded homes are selling for top price!

Truth! Average market time for some homes tosell is under 14 days and in some cases even less.Additionally, we’re seeing some of the lowest

mortgage rates we have seen in years, althoughthey have risen slightly since June 1st! Obtainingand qualifying for a mortgage has increasinglybecome easier for buyers to purchase …so nowyou have a one two punch that makes this one ofthe best times to sell in the past 6 years.

Truth! Prices will continue to rise for the nextseveral years. As long as inventory levels andinterest rates remain low, we will see normalgains in real estate values. For a healthy RealEstate market we expect to see appreciationrates level off to single levels. What we don’twant to see continue to happen is rapid priceincreases like we saw in 2005 & 2006. Nobodywants to see a Real Estate bubble that will burstagain!

W hat everyone seems to know is that is itpossible to refinance, but what they oftenneed help with is finding the right program

for their situation where they can both qualify for arefinance and save money at the same time.

Many times the program that you will qualify for whenrefinancing depends on what the current type of mortgageyou have now. For example, if you have an FHA loan andwant to get a lower interest rate and monthly payment, youwill want to try to first qualify for the FHA streamlineprogram. If you have a conventional loan, it isn't possible toqualify for the FHA streamline program. This means if youare aware of what kind of loan you currently have, you aregoing to be able to more easily find the right refinanceprogram for your needs.

Here are a few of the more popular refinance programsthat many people are taking advantage of in today's market::

Home Affordable Refinance Program (HARPRefinance)

The HARP refinance was first announced by PresidentObama in 2009 and has been modified since to includepeople who are under water in their house and owe morethan it is worth. The HARP program is a great loan programif your loan is currently owned by Freddie Mac or FannieMae - but your loan must be owned by one of those inorder to qualify. There is no equity requirement for thisloan.

FHA Streamline Refinance

The FHA streamline refinance is probably the most popularFHA refinance program because it allows you to get alower monthly payment and interest rate without having tofully re-qualify for a new loan. The "streamline" refers to thereduced amount of paperwork required - for example, youmay not be required to have a minimum credit score orappraisal depending on your situation.

VA Streamline Refinance

The VA streamline refinance program is the sister programto the FHA streamline refinance - except for this programis only for Veterans who currently have a VA loan. If youcurrently have a VA loan, the VA streamline can help you geta lower interest rate and payment and also has less

documentation than a full documentationloan. Like the FHA streamline, a minimum creditscore and appraisal may or may not be required dependingon your lender.

Cash Out Refinance

If you are interested in getting cash out from the equity ofyour house - that is traditionally referred to as a "cash outrefinance" and there are various cash-out programsavailable regardless what kind of loan you currently have.Be prepared to fully document your income, assets, creditand more when doing a cash-out refinance. If you can doall of those things, you can leverage the equity in your homefor whatever purpose you would like. Some homeownerstake cash out for home improvements, expenses like collegeand some just go on vacation!

Refinance When Rates Are Low

Rates have been low for a while - and at some point theywill certainly go back up. While you don't have to act today(rates most likely won't go up overnight) to save money, itis a good idea not to wait too long. The trend is rates arerising and they are expected continue to rise in thefuture.
