A MESSAGE FROM OUR MANAGER: Pam PagnaniAccording to the Greenwich Multiple Listing System, the number of single-family homes and condominiums sold in Greenwich town wide in 2015 increased 2% compared to the prior year, from 793 units to 809 units. Drilling down and looking at the closed transactions of single-family homes, the number of closed units priced between $1 million and $2 million increased 25.4% town wide in 2015, and each section of town experienced an increase in the number of units sold in this price range. The highest increases were recorded north of the Parkway and in Old Greenwich. The upper end of the market is concentrated more in Mid-Country and the waterfront areas, rather than the Back Country this past year. As part of this trend, Sotheby’s International Realty handled a transaction, representing both the seller and the buyer, in a gated waterfront community for just under $20 million, one of the highest sales in 2015. In the fourth quarter of 2015, the average sales price of condominiums increased by 13.7% when compared to the same time last year, while single-family homes town wide decreased by 9.8%. Inventory of single-family homes increased by 10% at the end of 2015 compared with the prior year, while inventory of town wide condominiums increased 6.5%.
