Traditionally January can be a one of the quieter summer months for listing property, largely due to the reduced number of working days. However this has certainly not been the case across New Zealand for January 2014 according to industry's latest statistics. Realestate.co.nz has just released

their monthly property report for January which identified an upward swing in Listing Number and Asking Prices. This is very positive for the year ahead as rising demand for property is historically seen in the coming two months of February, and March. In total January had 9,267 new properties come on the market, up 5% from the same time last year. This increase in new listings was apparent across most of New Zealand, with 13 of our 19 regions measured by realestate.co.nz seeing an increase in listings from January last year. Realestate.co.nz believes signs of increase in buyer demand are also being seen with record numbers visiting their

site January.Asking prices of

new listings increased in January, with the national (seasonally adjusted) mean reaching $476,797, just short of the record asking price seen in October last year of $482,063. Record high asking prices were seen in Canterbury ($449,149 - up 11.5% Year on Year) and Otago ($304,720 - up 1.6% year on year).

In total 8 regions saw asking price increases, with 3 regions reporting asking price increases greater than 5%. Coromandel reported the largest increase, up 28.7% from December to $493,934, followed by Waikato, which rose by 9% to $381,413.

Of the 11 regions

witnessing asking price falls there were 4 that reported a fall greater than 5%, the most significant falls were recorded in Central Otago / Lakes, Wairarapa, Taranaki, and Hawkes Bay. Central Otago / Lakes fell by 9.2% to $619,516, Wairarapa fell 7.2% to $265,828, Taranaki fell 5.7% to $325,241, and Hawkes Bay fell 5.5% to $331,032.

WHEN I was a kid this is some-thing I often heard: "a pinch and a punch for the first of the month". When I think about it as an adult this saying and act was rather a mean one if done with intent. "In-tent: Encarta Dictionary: English. Intent (in'tent) plan or purpose - something planned or the pur-pose that accompanies a plan."

The personal styling and colour consulting sides of my business and interior design side overlap considerably. They both involve the use of colour, texture, style, creating a look for my client's personality and lifestyle. The in-tent in both areas of my work is to enhance my client's wellbeing and lifestyle so the colours and clothes they love to wear allow them to feel fantastic and reflect them personally. And the colours and textures within their homes reflect their lifestyle and person-alities. It isn't about me as the designer putting my mark on my work; it is about creating the right look for my client.

Each morning we rise with in-tent: most of us will have the in-tent to get ready for work, make school lunches and get the kids ready for another exciting day of learning, make appointments to meet friends for lunch, plan our evenings and so on.

Often we are rushed and will choose something to wear be-cause it is safe and not a lot of thought needs to go into the choice. I have worked with many men and women who want to change because their wardrobes are predominantly black with a token colour. And let's face it, when you shop for clothes if you are not into black there is very lit-tle choice in colour.

The clothes you wear need to reflect you. It doesn't matter that your best friend wouldn't be seen dead in that gorgeous wide-leg-ged silk pant with a long, flow-ing jacket. You wear it because you're tall and it gives you a sense of grace and elegance when you wear it. And because she is 1.5m and has always carried extra weight, that style of outfit would enhance her width and make her

look like a blob. The clothes you wear should say something about you and not be just another item off a shop rack that you may nev-er wear. You should look fantastic and feel fantastic.

Your home is the same. If you intend living there for a num-ber of years rather than build or renovate for resale, then it should reflect you and the lifestyle you lead. Last year I worked with a bachelor who described himself as "a boring civil servant". I find people fascinating; there are very rarely boring people. It might be the way they perceive themselves but in reality there will always be something of interest. He was building his first home with the in-tent of retiring to it, so there were many things to consider when working with him. But first I need-ed to understand how he liked to live, what were his passions, we needed to leave the "boring" be-hind as we were not working in his workplace. (Personally I thought his work was fascinating, ex-tremely stressful and dealing with people at the highest level in our government).

So that was my challenge. Some people are forthcoming with their passions, likes and dislikes where others are more guarded. My cli-ent had a passion for food and en-tertaining on a casual level, with people being able to drop in for a drink or a slap-up meal, or some-thing more elaborate. He loved his extended family so his home has an open-door policy and he also had a passion for music, reading and for bold art, along with old

treasured family paintings. He was also very conscious of the environ-ment and the impact his "living" present and future had on it. That was partly to do with his work but also keeping costs down and re-ducing waste when he was retired. So all in all fascinating, definitely not "boring".

We had a ball working together and creating a retreat that ticked all the boxes, from his present working life to his retired life. I pre-

sented colours and textures that I felt would work well within the home, created lovely light shades for the main living areas and gave my client the confidence to push the boundaries to create a home that truly reflected him in his pri-vate life.

And that is what it is all about; creating an environment that re-flects the people or person within the spaces that allows them to live their life the way they love to live

it.It is often about confidence,

pushing boundaries, not working with trends but creating lasting timeless environments.

EVERYTHING from the car-pet to the roof will be alive in Natural Habitats' Living Lounge garden at the Ellerslie International Flower Show this month.

Designers Mark Read, Shane Wiles and Pete de Jager from the Auckland-based land-scaping company have com-bined the natural elements of grass, timber, water and fire to create a 70s-inspired out-door room.

"We wanted to do some-thing that would be inter-esting to the public but that would also showcase the ar-chitectural expertise of Natu-ral Habitats," says lead de-signer Mark Read.

"It's a transferable garden, something people can look at and think, 'I could do that at

my place'."Retro meets modern in the

exhibit's green wall with 4000 plants, predominantly carex grasses and tussocks, woven into a textured fabric to give a shagpile carpet appearance.

A pergola with stacked tim-ber collar pillars supports a green beam, laced with ivy.

This borders a living roof, designed in a lattice fashion.

Central to the garden is the "sunken lounge" - the focal point of the designers' mod-ernist creation.

This relaxed social space is decorated with plants, incor-porating retrospective design elements to create a three-di-mensional feel.

"The retro look is quite a popular trend in architecture at the moment so it's about

evoking those funky, unusual features in a cutting-edge, horticultural way," Read says.

A key feature of the exhibit is the "fire on water" lava pot, in the centre of the lounge.

Lighting is used to create a glowing ember effect in the base of the pot, which is filled with water. Gas is then used to produce a flame at the top.

A circular hole in the roof space directly above the pot creates a playful, visual con-nection between the pot and pergola.

"The crucible pot is another way of combining natural ele-ments that are almost oppo-site, like fire and water," Read says.

"If this were in a residential garden it might be used as a fire pit."

With more than 35 Land-scape New Zealand awards, Read's interest lies in creating innovative, creative designs with a strong environmental and sustainable focus.

"I grew up on orchards, with a strong interest in botany and art, and these themes contin-ue to influence the landscapes I design."

Natural Habitats' Living Lounge will be one of 16 major gardens at the Ellerslie show, twice as many as last year and more than ever before.

Ellerslie International Flow-er Show is in Christchurch's North Hagley Park from Feb-ruary 26 to March 2.

The process of selling and buying real estate can be overwhelming and stress-ful especially when considering the amount of paperwork and preparation involved with these transactions. Most sellers in New Zealand still rely on real estate professionals to sell their homes rather than selling privately. The rea-sons for this can vary, but many home owners clearly feel that real estate pro-fessionals can:

• Help market their homes efficiently and effectively to attract potential buy-ers;

• Help find buyers for their homes in a specified timeframe;

• Provide up-to-date information on what is happening in the market;

• Help price their homes competi-tively;

• Advise them on how to improve the value of their homes;

• Advise them on how to better pre-sent their homes for viewing; and

• Help with the paperwork involved and with the negotiation process.

Are purchasers better protected when

purchasing through real estate profes-sionals? – “most absolutely.” This is especially so if the purchaser lacks suf-ficient experience in property invest-ment.

Generally, selling one’s property pri-vately is not classified as being “in trade” and hence these activities are often not captured by the Fair Trad-ing Act 1986. What this then means for consumers is that if a private seller mis-represents the property or fails to dis-close important facts about the proper-ty, then the only remedy available is in civil action which can lead to significant cost and time delay with no guaranteed outcome. More importantly, the onus of proof in these civil actions lies solely with the person bringing the claim.

In comparison, if the property was of-fered “in trade” via a real estate agent, then an option exists for a complaint to be made to the Commerce Commis-sion. Under the Fair Trading Act, the Commerce Commission has the role to enforce this Act by investigating and prosecuting traders. The Commission

can also ask the Court to order com-pensation for consumers who have suffered loss. The Consumer Law Reform Bill proposes to take this step further and include an addi-tional provision under the Fair Trad-ing Act which will place the onus on the person making representation (i.e. the trader) to substantiate the representation, failing which an of-fence will be established.

Under the Real Estate Agents Act 2008, remedies are available to have fines imposed or to have compensa-tion paid for the loss suffered by the person bringing the complaint but only persons holding license under this Act can be found guilty of un-satisfactory conduct or miscon-duct that would subject them to these penalties.

Whilst various remedies avail-able to the aggrieved buyers may not necessarily bring joy to the real estate industry, a warning is definitely there for

those who purchase prop-erty without a

l i c e n s e d agent.

The Real Estate Agents Act 2008 was enacted to protect consumers. The compulsory licensing regime under this Act was also designed to protect consumers so that they get to deal with real estate profession-als who must comply with strict re-quirements and professional stand-ards and are required to keep up with continuing education.

So, the message to potential buy-ers of real estate, business or poten-tial lessees is to make most of this protection provided and choose to deal with persons licensed under the Real Estate Agents Act 2008. You should also be aware that not all real estate licensees are the same. Only real estate licensees who are mem-bers of the Real Estate Institute of New Zealand (‘REINZ’) can use the title ‘MREINZ’ on the business card or other marketing materials.

REINZ members are bound by strict codes of ethics and are ex-pected to develop and enhance the real estate industry by providing ex-cellent customer care and upholding excellent standards of practice that are open, ethical and honest.

Windows

W ith the days getting longer it’s about time to take advantage of

the extra light - letting some extra light into the house with clean windows.

For squeaky-clean, streak-free windows, get a lamb’s-wool window cleaner or scrubber (available at home-improvement or hardware

stores) and a squeegee.

Dip the lamb’s-wool cleaner into the cleaning solution and

apply it to the window; up, down, then sideways back and forth. The dirt is trapped in the wool. Then, use the squeegee to remove excess moisture. Wipe the squeegee blade after each pass.

During winter months, grime especially tends to build up on the outside of windows. So here is a battle plan to tackle windows, inside and out.

- First, get your tools in order.

Before you begin, get a pencil, a bucket, soap, glass cleaner, a soft-bristle brush, a water hose and a squeegee or microfibre towel.

- Remove all the window screens, so you can wash them first. Label the inside of each screen frame with a pencil, so you know where each one belongs when it comes time to put them back.

- Spray the screens with the water hose to loosen dirt, spider webs, dead bugs and debris. Then, use the soft-

bristle brush and a bucket of soapy water to scrub away grime. Be gentle; you don’t want to damage or stretch the

screens. Finally, rinse off the screens and let them air dry.

- While the screens dry, tackle the outside of the windows. Using a clean, dry cloth, spray your cleaner directly on the glass and wipe the window from top to bottom. A dry cloth works best because - unlike brushes, razors or steel wool - it won’t damage the glass.

- Dry the windows as you go, using either a squeegee or a microfibre towel, although any clean cloth will work. (Cloth nappies and old cotton T-shirts are great.) Wipe the window until all of the glass cleaner and water are gone. Clean coffee filters work well to remove remaining lint.

- Go indoors and wash the inside glass. Then, replace the window screens according to your labels.

If you wiped vertically outside, wipe horizontally inside. Then you’ll know whether the missed spot is on the inside or outside. AAP
